The main living area is furnished with a plush love seat, armchairs and a 40" flat-screen TV. The wood-burning fireplace adds warm ambience on crisp nights.

Upstairs, the second living area features a billiards table, a wet bar and seating for three.

Hours of entertainment await in the posh media room. Dim the lights, snuggle on the oversized furniture and watch movies in surround-sound on the theater-quality 9' projection screen.

Find quiet privacy in the two office areas. The first is outfitted with a desk and a grandfather clock. The second has a built-in wooden desk and library.

KITCHEN & DINING:
The chef in your group will be amazed at the gourmet kitchen! 3 Italian Bertazzoni ovens, a 6 burner range and stone countertops inspire your inner Gordon Ramsay. A large island with a built-in cutting board provide ample space for all to gather around and participate, or just sit in the attached circular breakfast bar seating and wait for the results.

When its time to eat, gather at the table for eight in the formal dining room.

OUTDOOR AREAS
We just built an amazing Swimming Pool & Hot Tub in 2021. Go for a swim or sway in a hammock in a lush and expansive backyard. The large back deck with two covered sections provides plenty of space to relax in the fresh air. Barbecue authentic Texas meals on the gas grill or the Big Green Egg ceramic smoker, then dine alfresco at the table for six.

A wraparound balcony provides a breezy retreat. For a bird's eye view of the Hill Country's rolling beauty, climb the spiral staircase to the observation deck.

Take a walk around the property trails and watch boats pass by in the distance on Lake Travis.

THE NEIGHBORHOOD
The Village of Volente is a truly enchanting and protected island on Austin's fringe. Large hills and valleys slope down to the shores of Lake Travis displaying a stunning picture of the Hill Country. Directly to the east the largest section of the 32,000 acre Canyon Lands Preserve isolates Volente from the noise and lights of Austin's growth. To the north, west and south, the blue waters of Lake Travis provide play-time activities for families year round.

Quaint local restaurants & resorts like Beachside Billys and Cafe 512 are just minutes away. Or, you can drive over to the world famous Oasis, looking over Lake Travis, in less than 10 minutes. 15 minutes in any direction puts you back into the frenetic world of Austin that attracts people from around the world.

Situated within one-quarter mile of Lake Travis, this home is ideal for your Lake Travis getaway. Drive three minutes to Beachside Billy's Resort & Waterpark. Here you can swim or lounge by the lake, or ride thrilling water slides.

For more aquatic adventures, rent a boat from VIP Marina or get an exhilarating lake experience at Lake Travis Zipline Adventures. Either are just minutes away.

In the evenings, travel less than a mile north to Shack 512, for sunset dining.
