We are on a rural property and on Saturday mornings locals mow lawns and do jobs, most not starting till 9 or 10 Am . Wifi is via Starlink and is high speed, for some reason this guest was unable to log on, but only left us one message to which we responded. Password for the WIFI is in the unit.

Thanks Sarah for your comments, the property is in amongst the trees and as such provided great shade and coolness in the summer, the property has a heat pump which can be set to provide dry air, hot air and cool air. The large double shower area provide a lot of space and is not totally closed off as a normal shower and tray would. This is designed such that many people of different needs can use this shower with ease. We did provide you with an alternative washing machine option at the property which you did use. For the benefit of new guest we have provided a front loader washing machine for this property to provided a greater washing machine option for the many mountain bikers we get. We refer to the property both as Annex or Studio and a full map is provided at entry with phone number to contact if not sure.

Thanks guys, pleased you had a great time. We will check the settings on the location for Woodberryfarm on VRBO site as we have not heard that from others. There is an automated response from VRBO for booking confirmation which has all directions and access codes. It is possible that for some this ends up in a junk or spamm box, pls double check. We are 3 min from the airport, 8 min from town.

The property is in a rural environment and spiders and bugs are part of that environment, we try not to spray everything dead. Beds are a very personal matter and unfortunately not all beds and all people match. This guest left smoke buds and empty bottles around the outside of property which is very disappointing as we like to ensure the surroundings are tranquil, clean and natural .

Thanks Matt, just to ensure no one gets confused Matt stayed at our studio and then also a night in the Cottage ( log cabin) where there is a fireplace. There is no fireplace in the studio .

The web site listing is clear on the link in to other accommodation ( as a possibility) there is total separate access for this facility with car parking and walk way to the studio. The facility has a separate privacy area. All linen is washed commercially so we are a bit surprised by the remark. The beds are not made, this is not hotel or motel accommodation. It appears coat hangers have been removed by some one, we have replaced these. There are glasses in the cupboard under the kitchen sink. Wifi is and can be variable depending on other users on the road. ( many area's in NZ do not have high speed wifi in rural area's ) however the studio does have Wifi. The Studio has a Heat pump. There is no general dampness in the facility, however at times Rotorua gets lots of rain and we have extensive gardens and large trees which will be wet when it rains but provide coolness and shade when its hot. Bach accommodation should not be confused with Hotels or Motels. Our rates are set for providing a unique setting in a very popular area of NZ. Based on several years of feedback from many guest around NZ and the world, we find the feedback from these guest out of character.

Wifi is available, but can be intermittent due to rural setting limitations

Thank you for feedback, we have solar lights on key places and the heater should have been on for you as its never turned off. It is possible we had a power glitch in which case the heater would have turned itself off. Apologies for that
