Downtown Studio with 270-degree Riverview & Pool/Hot tub access

Welcome to "License to Thrill," a riverfront studio in Bend that comfortably sleeps up to four. This corner unit offers sweeping views of the Deschutes River, with eight-foot sliding glass doors that open to a private balcony, plus additional corner windows that fill the space with natural light and a stunning panoramic view.

The unit is furnished with a brand new firm king mattress, a brand new leather recliner, a new 50" Smart TV, and an older-style sleeper sofa for additional guests. It's a cozy, comfortable space and perfect for couples or a friends' weekend away.

You'll have a full kitchen stocked with everything you need to prepare meals at home, and a Roku-enabled Smart TV so you can stream all your favorite platforms like Netflix, Prime, or HBO Max (just log in with your own accounts and please note basic cable is not available).

License to Thrill is Unit 300 at Bend Riverside Commons, located next to Pioneer Park and just a short walk from downtown Bend's restaurants, breweries, shops, and scenic riverfront trails. Guests also enjoy year-round access to the indoor heated pool and hot tub, perfect for relaxing after a day outdoors.

Need more space? This unit connects internally to Unit 301, License to Grill. Book them both together and enjoy what we call “Creative Licenses.” You can reserve them separately or give us a call to book them as a pair.

🚫 NO PETS ALLOWED – STRICT POLICY 🚫
This unit is not pet friendly. If a pet is brought into the unit, for any length of time, a $250 fine will be automatically charged. This policy is strictly enforced with no exceptions. Please respect this rule to avoid additional fees and potential removal from the property.

Nice View of the River

We were pleased with the condo. It was clean, and the river river view was very relaxing. The memory foam bed was quite firm, as others have noticed. It was a little different the first night, but I got used to it.

Fantastic spot and excellent location!

I was visiting Bend on my way back to Utah in a work from home tour and this place was absolutely perfect. At night, it cooled down enough for me to open up the patio door with the screen and enjoy the sound of the river which was incredibly pleasant. I would absolutely come back and stay again!

Good place

Great view of the river from the porch. Nice fireplace. Good bed with the sound of the water drowning out other sounds. Good kitchen to cook our meals. A bit dated, but nice and clean. Not much soundproofing, We would stay there again.

Beautiful View

Property was clean and comfortable. The view was stunning and helped us relax and enjoy. Will definitely stay again. The oven needs attention. It never reaches temperature so it just keeps heating and gets too hot.

Bend Riverside unit 300 license to Mill

The location of the condominium was great. Wonderful view of the river. The pictures look like the condominium is clean and in good shape, however the actual condition is very poor. The carpets are filthy and have skillet burns where somebody dropped a pan and melted the carpet.. Food stains as well. They tried to cover it with a shabby carpet which made it look even worse. Bathroom was fair but tub enclosure had unfinished patches where the fiberglass was damaged. The Murphy bed is ridiculous as it takes up too much space in the room. it doesn’t allow you to sit up in bed without pillows falling behind into the dirty spring-loaded mechanism. The place is just dirty and dated. I would happily pay more for the unit if it was updated and cleaned up. Would not rent it again in the same condition .

Pleasant accommodations

The room was nice, with a great balcony that overlooked the river. I wish it had been a little closer to town. The first night we were there we walked into town, and it was dark when we came back. Visibility wasn't great (but, this is kind of what makes Bend nice - you can actually see the stars!). Overall, tho, no complaints.

Great and responsive staff. The view from patio, the comfortable room, and a short walk to downtown make this a fabulous place to stay.

Perfect location with beautiful views!

It was everything we hoped for. We could walk to town for delicious food or walk on the trail out of town for a view. Everything was amazing. Communication was great! When I couldn’t find my check in information email, it was resolved with a quick phone call with response right away. Only thing not perfect was the firm mattress and next time we’ll just bring our topper because we are soft mattress people. We’ll definitely come again. Thanks for the fabulous stay and being a wonderful host.
