**Floor Plan** • First Floor: Living room with queen sofa sleeper; kitchen, dining. Air conditioned. • Second Floor: Bedroom with queen bed, hallway bath with bath tub & shower combo. Heat only. • Third Floor: Primary bedroom with King bed, 2 night tables and 2 night lamps, and ensuite bathroom with shower. Air conditioned. • Fourth Floor: Rooftop patio with outdoor seating
**Home Highlights** • Great floor plan - bed & bath on different levels, perfect for group travel • Mini-split air conditioning for the summer heat • Big windows with lots of natural light, as well as blackout curtains for bedrooms • Both bedrooms have oversized closets • Kitchen is stocked with high-end kitchen appliances, cookware, silverware, servingware, spices, keurig coffee & tea • High quality bed, mattress, pillows & linens for comfortable sleeping • LG 4k UHD smart TV and high speed internet for streaming (Netflix logged in for use) • Desk inside bedroom for remote work need • Onsite washer and dryer for your laundry needs • Rooftop patio with comfortable outdoor furniture with view of the downtown stretch and Mt.Rainier on a good day
**Other things to note** • Doorbell Camera is present for the front door and the back door **About the Reservation** • In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening. • Cancellation — Policy is upheld strictly. Extensions welcome based on availability. Shortened stays and date changes are subject to our cancellation policy. Travel insurance is strongly recommended. • For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.
**Additional Info About the Home** • This is a townhome and is not handicap friendly. Guests have to be very comfortable with stairs as there are multiple stories. See above for the floor-by-floor layout. • Parking: the home does not have dedicated parking. We provide a city-issued guest parking permit for free street parking. Do note that Capitol Hill is a densely populated area so street parking is first-come-first-served and can be hard to find depending on the time of day. Paid public parking is available nearby.
**About Fees & Pricing** • The regular nightly rate covers 4 guests. Additional guest fees are $25 per person per night, up to a maximum of 6 guests. Please indicate an accurate number of guests. • We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday's pricing. • Pet fee: Well-trained pets are welcome; We charge $50/night for your pet(s) which have already been included in your invoice if you have selected pets on your reservation.
**House Rules** • This is a pet friendly home but kindly refrain from allowing pets on furniture/linens including couches, throws, beds, pillows, and towels. Please do not leave pets unattended; please bring poop bags and pick up after your pets. • Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.

Great location, roomy clean, well equipped place
There is so much you can walk to from this place in terms of restaurants and necessities shopping. The townhome felt spacious for two and would easily hold four. Our stay was restful and quiet. We thought it was good value as well—well priced.

Great Location!
We really enjoyed our weekend stay in Seattle. The home was clean and exactly what we expected when we booked it. We didn’t have any issues finding parking close to the home. The neighborhood was quiet and easy walking distance to food spots (our favorite was breakfast at The Skillet). We loved the views from the rooftop deck! Overall we really enjoyed our stay and hope to be back in the future!

A regular coffee maker or drip setup would have been better for us. Key rigs are so wasteful and time consuming. We are 4 with pressing needs for morning caffeine!Also, a box or two of Kleenex would not have gone amiss.

wonderful jewel!
Very simply designed yet inviting. A nice place for 2 couples, each on a separate floor with their own bathroom. It is in a nice neighborhood which happened to be close to my daughter. Perch was also pleasant to deal with and very accommodating. They checked I with us online to make sure all was well.

Nice Townhouse
This is a new townhouse located close to Capitol Hill, PCC (groceries), coffee shops, Swedish Providence, and Seattle University. Plenty of space for two adults or a couple with a child, but main floor area is small for larger groups. Bed was comfortable and kitchen was particularly well stocked. Host is very responsive, both before and during stay. Parking can be challenging, but I always found a spot.

This is a lovely, modern townhome. It was very clean, safe neighborhood. Restaurants within 15-20 minute walk. Uber rides were always available within 1-2 minutes. Emergency after hours service was very friendly and helpful (a live person answered both times I called-nothing wrong with the unit, just could not get the door code to work-my error). Excellent view from the rooftop patio Highly recommend!

Clean, bright and well stocked!
Our family of 4 stayed at this home for a week and were very happy with the location, cleanliness, accuracy of listing and amenities in the home. Check in/out were seamless, the washer dryer are new and clean. The one draw back is that the family room/kitchen is extremely small and narrow. This is likely fine for most singles/couples, but with two kids it’s challenging as there isn’t much of a common space to hangout.

Great property in a beautiful neighbourhood. Lovely 15 min walk to Capitol Hill which is a vibrant, eclectic place that we will definitely be visiting again. Property is well equipped, the beds are super comfy, all amenities you need, coffee maker with pods, great selection of tea. Roof garden was a great plus, we loved playing Jenga up there! We had 2 vehicles but you only get one permit so this was a bit of a challenge as the local 24 hr lots charge extortionate prices. We drove a few blocks down to where the zoned parking ended and left the vehicle there, it was in a residential area. All in all a great stay and expect to stay there again in the future!

Beautiful, clean home. Slept 5 adults comfortably. We came from Canada for a wedding, so grateful we found a place we could all stay for a reasonable price.
Worst part was the parking. Very narrow street and only street parking. We had 2 vehicles, so difficult to find space.
Homeowner does provide a parking pass to be able to stay on the street longer than the 2 hour limit. Very thoughtful.

No TV TIME!
The property is nice, however, parking is a NIGHTMARE! There wasn't enough towels for three adults, was not listed it had three floors. We are all over the age of 60. There's ONLY ONE TV in the common area, 1st floor
