Summary:
Enjoy a luxury stay at our modern home! Sleep well with high end bedding & enjoy the amenities we provided with having fun in mind! The indoor/outdoor living areas are perfect for groups & families to hang out at the house for a great time. Or, go check out what San Marcos has to offer - we are centrally located, just 1 mile from the square (where you can find plenty of bars, restaurants, and activities), walking distance to the University's campus, or short drive to the river & outlet malls!

The Space:
Our 3 bedroom home boasts two king bedrooms with what, in our humble opinion, are the most comfortable mattresses we could find - and 55" Smart TVs! These two bedrooms share an unattached bathroom.

The third bedroom features an equally comfortable queen bed with a 55" Smart TV, and has it's own private bathroom, as well as a reading corner (feel free to grab a book!) and selfie room (tag us in your pics!).

The kitchen features a large marble waterfall island with seating for 8, so it functions as a dining table (or a good place to play some games - we have provided a bunch of board games and cards if you're into that!). It is also fully stocked with cooking supplies, utensils, and some pantry staples. Check our amenities for a full list of what is available. We also offer a full coffee bar, stocked with K-Cups for the Keurig or some ground coffee to use our coffee pot, various sweeteners, syrups, and creamers - because coffee is my love language! For the non-coffee drinkers, we've got various flavors of tea as well.

The indoor/outdoor living areas both feature huge 65" TV's and plenty of comfortable seating, so feel free to kick back and relax while you watch your favorite movie or sports game!

The backyard is ready for a good time with a propane grill, party lights, all kinds of outdoor games, and a firepit with seating for 8 - there is plenty of entertainment for your group at the house!

If you need to get some work done, rest assured! We have the fastest Wi-Fi speed available, so everyone can use the Wi-Fi!

San Marcos -Texas State Accommodations

A small group of us from out of town attended a Texas State Basketball Game and dined out. This property was centrally located to the Campus and was a good base of operations for the weekend. Nice place. Would definitely stay there again.

The house was perfect for a small family vacation getaway. The host was quick to respond and very helpful. The home looked just like the photos. We went in mid-summer and the AC worked extremely well! Would definitely recommend staying here.

Several family members met to celebrate my son’s 21st birthday, who is a college student at TX State. We loved the house & location. It was a great place to meet when not going out, having a great family room, back deck & firepit area. Very comfortable beds & nicely decorated too. Great spot!

Newly renovated and perfectly located for any event in the San Marcos area. Open living area, great backyard and located in a great neighborhood in the middle of San Marcos are all great feature. We used it for 3 college buddies and it was perfect, but I come back to SM several times a year with my family and it will be perfect for that too. Will definitely be renting it again!!

Great place!

Property was perfectly located. Close to campus, although not sure you could walk to graduation. CLose to shops restaurants, coffee shops. The huge back porch with fans was a nice gathering place. The "yoga' room/Selfie wall was so great for graduates to take pictures. Owner kept us updated on storm recovery and electricity being back on because of previous night's storms, including hail.

GREAT SECOND STAY

We returned to this property primarily because of the location, which is close to downtown San Marcos but still in a quiet residential neighborhood. There is plenty of space for six people, plus the bathrooms and kitchen were equipped with everything we needed, including a coffee station. Weather permitting, the outdoor patio and fire pit spaces are a big bonus. Finally, the communication from the owner was prompt and helpful.

Stylish in San Marcos

Beautiful home conveniently located near TX State University and San Marcos Premium Outlets. We really enjoyed dining at the large island with seating for 8. We saw several deer in the backyard in the morning! Parking was easy with the circular driveway. Fantastic design details and the home was impeccably clean. Beds were super comfy and we appreciated the extra toiletries included in the bathrooms. Would definitely stay here again when we're back in San Marcos!

Nice little escape

The backyard is wonderful and the whole house is super cute. We loved hanging out around the big kitchen island, sitting by the campfire, and chatting on the porch. Some small things needed some TLC (light bulbs, batteries, loose doorknobs) but the house overall was in great shape and the beds were luxurious. Pollen and little leaves accumulated daily, but a broom was easy to find and that's just the joy of being nestled in nature I suppose!

Nice get away

Nice property, however it sits on a fairly busy road. House is modern and clean. We weren’t able to enjoy the outdoor living space as it hadn’t been cleaned and there were leaves and dirt on furniture. Shades are not room darkening, so you might want to bring a mask for sleeping. Location would be great for visiting family if students at nearby Texas State.

Comfortable Stay

This house was in a quiet neighborhood. Our group was disappointed it was too hot to enjoy the outdoor space. There is a nice firepit area and a big tv. In the morning there were several deer in the back yard and roaming in the area. King beds were comfortable and the queen bed has its own connected bathroom which was nice for our situation. Smart tv's with streaming services were nice. Check in was a breeze and received good instructions from the property manager the day before arriving. Property overall was clean and had everything you might need, including a bag of ice in the freezer.

Host was easy to communicate with. Check in was a breeze and she even let us in early. Bedrooms were nice and comfy. My complaint was cleanliness of house. Fridge had not been wiped down.Windows were filthy. Wet bedding left in washer. Lots of ants and a large roach in one of the bathrooms. Fun Visit With Daughter Grandsons!!!

The house was a wonderful property!! There were just a few things that I believe need to be improved that has been pointed out before! There needs to be curtains or blinds in the front windows! You feel as if you are on display! We also could not get in when we we arrived. The lock was broken the entire 3 days and we had to call to have her unlock by phone each time we went out and came back in!! We thought it would be fixed while we were there but it never was! Also, the water pressure in both showers was terrible. That has also has been pointed out. The floor in the hall shower is very slippery also. Be careful in that one. It was very well stocked and we so enjoyed the coffee!! And we cooked 2 nights which we loved. And so enjoyed the porch to watch the deer behind the house. We all had a wonderful time in the house and slept great in the comfy beds! Thanks for the hospitality! Sara was a great Host! Jeanne
