VillasDeRosa is located 65 miles south of the Cancun airport, on the private bay of Aventuras Akumal. VillasDeRosa offers this one bedroom beach front condo with satellite TV, CD players, purified water, daily maid services, private bathrooms, ceiling fans and air conditioning.

This condo enjoys a private balcony, spacious living area with dining room and fully equipped kitchen. Local or international meals can be catered to your dining room or enjoyed at our roof top bar or pool side café. Our beach bar is conveniently open all day. The swimming pool has both a shallow and a deep end for all guests to enjoy.

Aquatech, our on-site PADI dive center, is available for reef diving, cenote diving and dive training. Aquatech is a pioneer in cave, cavern and cenote diving since 1984. Snorkeling is excellent just steps from your condo and deep sea fishing, sea kayaks and snorkeling gear are all available.

About Tony DeRosa

Nancy and Tony DeRosa came upon Akumal in 1983. They fell in love with the area and scuba diving. In 1985 they designed and built a duplex on this very site. During construction of the building, they discovered the magnificent underwater cave systems in the area and their lives would be forever changed. Deciding to stay in Mexico full time, they rented out the second condo to visiting cave divers and continued to explore the underwater cave systems. Exploration was in full swing, and more and more divers requested to stay with the DeRosas. By the mid 1990's, property next door was purchased and a six condo building was constructed. By then more people were discovering the beauty of the area....not just divers. In the late 1990's another property was purchased, adding another building with 6 more condos and a pool.........all properties are directly on the beach! Soon a four lane highway was completed from Cancun to Tulum and many large all inclusive hotels started to populate the area. Villas DeRosa remains a small family owned and operated resort located on a beautiful beach isolated from the impersonal world growing up around them. We have two condo buildings, with a total of 12 beach front condos. All condos have private terraces overlooking the beach, living room, dining room, full kitchen, bathroom, and bedroom. Sliding Glass doors and windows in the living room give you a full view of the beach and ocean from your condo. There is a private swimming pool, beach bar, and restaurant with a wonderful food menu. For adventure, the Aquatech Dive Center is on site and specializes in open water diving, cenote diving, and snorkeling tours. We can also arrange deep sea fishing for game fish with a boat directly on the beach by your condo. Nearby you will find the Mayan Ruins, swim with the dolphin programs, several theme & water parks, sailing, and more.

Villas Derosa was everything that we hoped for. The location was great, lovely beach, food was made to order and was very good, and the service was excellent. My only complaint would be that the king sized bed was composed of two twin beds, and thus had a joint in the middle of it.

My girlfriend and I spent 4 nights and had a wonderful time. They are located in a quite bay away from the craziness of the "all inclusives:" with an outstanding beach. The location is convenient as far as proximity to different activities and attractions (Tulum, XCaret, cenotes, manatees, diving, fishing). The rooms are very spacious and a great value with kitchens and all the amenities you could ever ask for. They have a bar right on the beach with a restaurant that is super convenient, great drinks and friendly staff. They'll cook the food and bring it to you on the beach!! Being family owned makes a difference. They take pride in the quality of accomodations and service they offer. The owners themselves will take you on cenote tours that are not so commercially visited which I really liked. Everything from the onsite dive shop and deep sea fishing service, the cenote and snorkeling tours, on beach bar and restaurant, and rooms was really great! I recommend this to families, groups of young people interested in nature, and couples looking for a private, romantic getaway.

We had such a great time during our stay! The staff (Hola Tony, Rebecca, Carlos, Marco, and Rob) is excellent, and the location is prime for snorkeling and diving. They also have kayaks and offer some awesome tours. For example, Rob took us to the most incredible cenote where we had the adventure of a life time. Anytime my mom and I are traveling to the Yucatan we by pass Playa del Carman and always make time to stay at Villas de Rosa. Throughout our stay we saw 300lb turtles nesting, and watched as a whole nest of baby turtles hatched on the beach. Of the many continents I've been blessed to travel Villas de Rosa in Akumal, Mexico is still one of my favorite places to travel to. We hope visit you guys again soon thanks for treating us like family!!!

Wonderful apartment and fantastic stuff

We stay in the seaside apartment and find it totally amazing, big, clean and a wonderful balcony with seawiev and sunrise! It was very wellmainted and the owner was very service minded. We like the calmness and wonderful beach. We arrive with collectivos and there is about 15 minutes walk on unpaved road. If you want to see the surroundings maybe it´s good to have a car. When we leave, Tony offer us lift to the big road, very good service! We try the little "restaurant" one night and order a very good soup. If you like diving it´s a perfect place!!

We reallly recommend it and hope we´ll be back some day.

Loved our stay there! Can't wait till next time!

We really enjoyed our time there. We had a ground floor suite, was awesome! The staff was all excellent. Thanks Rebecka and Tony Jr.!!! :) We will definitely book again. We stayed for 4 nights, and will definitely stay 2 weeks plus next time.

We had a ton of room in the suite. Excellent!

The only suggestion to Villa DeRosa is to put up some kind of window coverings to provide a little more privacy on the ground level suites.

We heard alot of people are repeat yearly customers. We met so many really nice people there. Is a really great place to stay. Location is great.

And the beach is really clean!!! Great job!!

Can't wait to return and hopefully be a yearly repeat customer also.

Great Value

My husband and I are in our late 50's and stayed here in April and had a wonderful time. We rented a small car and drove to the resort--can't miss it on the highway (it's well marked and you can’t get here any other way.) The beach is lovely and we enjoyed walking for several hours down to the resorts, or north toward the rocky shore. We like shopping at the local markets and cooking in the condo. Sometimes we ordered from the kitchen and it was good.

This resort caters to divers and they have tanks, vehicles. The condo is a good value and perfect for families. It is older and Tony's focus isn't on the kitchen amenities. The kitchen has a small gas stove and you need matches to ignite it. Once the wind blew out the flame and the gas made a smell different from the states and we thought the smell was bad food. For instance, the pots and pans are old, there wasn't a bowl for our salad, but we had everything else. We had daily maid service. We didn't really need air conditioning as the breeze cooled down the condo regularly. The bedroom is in the back and has the only air conditioning unit, and there aren't windows. The beds are ok. Bedroom decor is dated and I didn't like the energy efficient lighting but I'm sure it keeps costs down. The property is about 20 years old and well maintained, although notably, the sea is harsh on structures.

We enjoyed the sunken living room and built-in couch. The patio was great, but we would have liked better patio furniture instead of basic pvc. No window in the bedroom is the tradeoff so you have ocean views from every condo---it is right in front of you. Our favorite pastime was sitting on the lanai and watching the sea. You could swim right in front of the resort--it was a sandy beach, but while we were there the water was rough and we just went in once at this location.

While there you have to visit the local attractions. Xcrete is a must do! It has history, swimming, underground river float, and it includes a fabulous buffet lunch and an evening show that rivals any production.

To summarize, it is a great value, we were comfortable and this part of the world is paradise. We were on a limited budget and we stayed here for less than $120/night. Based on our budget it was perfect.
