A cozy 3 bedroom house perfect for any group. The master bedroom has an ensuite bathroom with a shower with its own patio and Hot Tub. There is also a full hall bathroom with a bathtub/shower combo. The full kitchen opens up into a spacious dining area with a large table perfect for gatherings of friends and family. There is also a separate game room with a pool table, foosball table, and some great views. The hot tubs are private and remain heated and ready all year round. We provide starter coffee and tea for your stay.

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 11.
*Please do not try to open locked doors or wonder into patios belonging to other units on the property.
* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time.
*Please note that according to the size of your party, certain rooms will be locked and inaccessible.

We are located 8 minutes from Oakhurst with all of its restaurants and amenities. We are more than happy to help you with any questions or suggestions for activities in the local area. We are avid travelers and love to share our area with others. We have an extensive binder in the home with information on local attractions including Yosemite.

We are always quick to respond via the message function on the booking platform. We live only 10 minutes away, so if the need arises we are generally able to take care of any issues during your stay.

We are in a quiet, mountain neighborhood, just off the main highway. We are close to basic amenities and only about 8 minutes from the town of Oakhurst.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations for the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
* Quiet time is 10PM-8AM
* Parking for two vehicles is included (no trailers/boats), any vehicle beyond one is $25 per night, arranged in advance (based on a availability), undisclosed vehicles are $50 per night for the duration of your ENTIRE reservation.
* Any guest not disclosed in advance of check in will be charged at double the nightly guest charge (plus taxes, $66.90 per night) for the duration of your ENTIRE reservation.
* We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation.
* No refunds for outages beyond hosts control (i.e.WiFi, electric, water, hot tub etc.)
* Smoking anywhere on or in the property will incur a minimum $100 fee. Please smoke at the street or off site.
* We are unable to allow pets/service animals as we have a family member whom regularly uses the home and has an extreme allergy. We charge a $500 fee for undisclosed pets/service animals to ensure the safety of our family member.
