The views from this luxurious penthouse are unrivaled. The wrap-around terrace provides an unobstructed 180 degree view. From the verdant mountainside to the gently lapping waves, you are in a perfect location.

Unless you plan to stay for a month, (please consider it), you will be unable to sample all of the fabulous restaurants. The gourmet restaurant, La Palapa, located on the ground floor, is the oldest and best restaurant on the beach. You are, indeed, in a paradise...both tropical as well as epicurean.

Spend the day sitting on your terrace watching the action on the beach, or sit by the large rooftop pool, sipping a cool drink. Want more daytime action? Stroll the Malecon for great people-watching. Head for the Municipal mercado, (flea market), or the wonderful shops along Basilio Badillo. Perhaps you might want to take the water taxi to Yelapa!

Without doubt, La Palapa is the best condo building on the beach. There is maid service 6 days a week, (excluding Mexican holidays), as well as 24/7 security.

70th Birthday Trip

The condo is absolutely gorgeous and the location cannot be beat. We were able to sit on the balcony and enjoy the beautiful views of both the jungle and the ocean. Beds are comfortable and the kitchen had everything we needed. I would love to stay here again.

Condominio muy bonito!

Our stay in this condo was excellent! It has everything to prepare meals, appetizers, happy hour, you name it! The location is within walking distance to shops, restaurants and the beach. If you’re real lazy, the complex even has an elevator! The views from every patio are spectacular! The beds and bathrooms are good as well. If this place is available for your stay, book it and enjoy

This is a wonderful vacation option. The view is lovely and we thoroughly enjoyed the hammock. LaPalapa condo building is nice: beachfront, near shops and bars and all the shopping! The owner communicates with ease and we highly recommend this delightful PV apartment.

Wonderful views and a great location

Once you experience the balcony and view you may never want to leave the unit. Well appointed and very comfortable. In our opinion it is a perfect spot in Puerto Vallarta where nearly everything was within walking distance

Unbeatable Ocean Views

This condo offers exceptional views of the entire bay. Totally open air public space and we never closed any of the fold away doors during our stay so ocean breezes 24/7.

LaPalapa beachfront

We have visited PV many times and this is our favorite condo. Great views from the 7th floor and many restaurants in the area are within walking distance. Entry to the complex has security manned and very friendly. We highly recommend this spacious 2 bedroom and we will certainly return again.

Commanding Views

You will enjoy your stay at this penthouse condominium, which looks down over the beach, high enough for privacy but feeling like you are on the water. It’s a lovely building and I stood there many times. This unit is the Premier unit in the building, you will enjoy the convenient location and friendly, helpful staff. It’s so beautiful, but I find it hard to leave, but there are many things to enjoy nearby in addition to the beach.

Beach Penthouse Paradise

This was a wonderful experience, and we would definitely do it again! The penthouse is a corner unit on the seventh floor with an unbelievable view of the beach from a wraparound balcony including a hammock, table and chairs! It is very well-maintained and tastefully decorated. A joy never to be forgotten spot to chill for up to four!

Noisy year-end but beautiful place to stay

The apartment's location is at the center of everything. It offers an incredible view of los muertos beach and its activities. Year-end was very festive, and we experienced noise from various hotels and parties around us well into the night. If you are the party time and are out all night this is your place. If you want a quiet vacation then I would suggest visiting another time in the year.

Can’t wait to return!

This is our second stay at this property. The building location itself is perfect, and very central to places I enjoy going. It has a very beautiful view. The condo is nicely appointed. I had everything that I needed to make some of our own meals and we were very comfortable. The wraparound balcony is certainly a plus and the location has the best view on the beach. we stayed two weeks this time and that was perfect. I look forward to coming back next year!

I Recommend It! La Palapa Is Our Favorite Condo

This penthouse condo is A-1 Choice. It's on the corner so it has sweeping southwest views on two sides. The kitchen is clean and well-equipped. We shopped for breakfast items it a tiny store (cash only) down the street to save money. There is plenty of seating on the veranda and a couple stools at the kitchen bar, but there is no dining set inside the condo. The primary bedroom is spacious with a great view. Crashing waves to lull you to sleep. Heads-up, the second bedroom is tight for two teenagers. Only one flight up to the rooftop pool. Do yourself a favor and on the day you arrive, go down to La Palapa restaurant and reserve chairs on the beach for the whole stay. Delicious and affordable drinks and lunch. Full-service beach-front relaxation!We will be back again!

LaPalapa, Right on the beach

LaPalapa corner penthouse with wrap around terrace is spectacular. Even with an extremely firm king bed, you’ll feel as though you are on the beach. If you want real sand, the LaPalapa Beach Club can rent your chairs on the beach. Kai Doyle is an amazing owner, she attends to all your requests with an email. A/c in bedroom for a great nights sleep, and big tv in bedroom. LaPalapa restaurant is excellent on the beach level.

Perfect Location

This property is located right in the center of everything and also right on the beach so for convenience of walking to restaurants and stores as well as privacy, while still being on the beach, it’s really quite perfect. The wraparound deck looking out onto the ocean makes every evening memorable. There is a full-time desk staff person for security and this makes check-in quite simple. The rooftop pool is an alternative if the beaches are crowded as they were at New Years. The kitchen is well-equipped if you are inclined to cook. I would stay here again.

Vacation 2020

Check in with online reservation stated 1:00 pm when we arrived they would not let us check in until 3:00 pm. Said 3:00 pm check in has been that way for years. Not a good way to start a vacation! (the reason for low rating on accuracy of online listing and check in process) Each morning there was a horrible sewage smell in the master bathroom (the reason for the low rating of cleanliness). Could not get TVs to work. The instructions left did not match the remote or the screens as they appeared on the TV. Other than these 3 issues, the location and layout of condo was great. The maid did an excellent job. Would be nice to have a TV in the main living area. Views and balcony were stunning.

One of the Absolute BEST!

I've been coming to PV for over a decade and this has to be one of the best properties I have run across. From the location, to the views, to the service of the housekeeping and excellent security crew, this place is hard to beat! The owner was not only great to work with, but even went out of her way to try and make special accommodations when my travel plans changed. A real example to other hosts on what it takes to earn repeat business. You can't beat walking out your back door to the beach, up one flight to the rooftop pool and out the front to dozens of excellent restaurant, shopping and spa choices. Blondie's (frozen slushies) best location is literally right across the street! Speaking of the pool, it had ample chairs, was rarely crowded and offered a 360 degree view of beach, city and mountains. The elevator was likewise rarely utilized, so you could get in and out quickly. Finally, the condo itself has everything you need. Quick internet, TV (I didn't even turn it on), awesome hammock on the 2-sided patio and breezes to die for. Despite it being in the upper 80's all week, I opened the doors and windows, listened to the ocean (and occasional Mariachi band below) and never even had to turn on the AC (but it's there if you need it). The 2 BR's and are separate enough for privacy and the private BA's are huge, but the hammock was the spot to be! All-in-all, an excellent choice for a family or smaller group. I will definitely be back again!

It's all about that balcony and the view

What the photos (and other reviews) don't express is that the balcony 'blends' into the ocean like an infinity pool ... completely seamless! I specifically chose this property for the length of the wraparound balcony, hammock, and location on the highest floor in the building. Nicely furnished and decorated, some of the owner's art work is exceptional. But the terms 'luxury' and 'luxurious' in the listing are misleading. The kitchen in particular was disappointing. It's not 'fully furnished' so don't plan on doing any cooking or entertaining. No platters and serving bowls for appetizers, no large bowl on the counter for all the lovely fruit and veg one brings home from the Mercado, and the promised 'basic' pantry items were just salt, pepper and splenda. The inline filter for the kitchen sink is an advantage, so no bottled water is needed. It's very obvious that this condo is owner-occupied; about 90% of the cupboards and closets have owner locks on them and so are unavailable for guest use. The master bedroom has one wardrobe and no drawers. Ironically, the guest room has much more closet and shelf space available. A few simple things could be provided to make the guest stay more enjoyable; pens and notepad by the phone? Vase(s) for flowers? Umbrella? Bottom line, it's a very nice condo. But I would have been more satisfied with it had my expectations not been so highly set by the listing language.

Best Vacation Ever!

We’ve come to this general area several times by cruise ship. We’ve always enjoyed the beach here and walking around the Malecon and looked for locations we’d like to stay. We could’ve stayed in a less expensive hotel but there probably wouldn’t have been a balcony and it would’ve been small. We could have chosen to stay at a resort but there aren’t really any near this beach in the Zona Romantica and this was an important area for us. We love it there. I was so pleased to see there were several options in the La Palapa condominiums. After much research, I chose this particular unit because it was up high, had a direct beachfront view, and had a beautiful wraparound balcony that would allow us perfect views. I can tell you that we were not disappointed in any way. If you are looking for a nice condo with a wonderful old Mexico beach theme, this will be the place for you. Even with the high humidity that we experienced in August, the winds were so fresh with the doors open. We enjoyed the spacious balcony and the beautiful sunsets and just watching the activity on the beach below every evening. The beach is literally down the elevator and out the door. There’s lots of fun shops, restaurants and bars Within blocks. Catching a water taxi is very close by. Catching a taxi to drive you to old town or other fun spots is literally out your front door. We genuinely enjoyed going to the restaurant next-door, called Swell, and using their lounge chairs. They were so kind to remember us from our previous visits and they took the best care of us. There are a lot of activities that are available for purchase from the beach. The condo was very nicely appointed. There were plenty of utensils and cooking items to cover what I needed. I would say that the second bedroom only has two twin beds. I don’t know if that meets most families needs. I don’t think I could go back with another couple because there wasn’t another room with a queen for a couple to share but for kids it would be fine. The beds are quite firm, like no bounce, but I had the best sleep I’ve had in a long time. Apparently I like a firm bed! And you can hear the waves crashing all night long. The location just can’t be beat. My husband is usually pretty picky but as we sat up on that balcony patio one evening,, he commented that this was the best vacation ever. We can’t wait to return. I wish I could afford it during high season but we hope to return next summer!!!

We had a wonderful stay at this beautiful condo in Puerto Vallarta. The location truly couldn’t be better — right on the beach in Zona Romántica, within easy walking distance to great restaurants, cafés, galleries, and nightlife, yet still peaceful and relaxing.The highlight for us was the stunning wraparound balcony. The views were absolutely spectacular — morning coffee overlooking the ocean and evening sunsets were unforgettable. We spent so much time out there just enjoying the breeze and the sound of the waves.The condo itself was spotless, comfortable, and thoughtfully equipped with everything we needed. It felt both luxurious and welcoming. Perfect for two people — we had plenty of space and felt completely at home.Communication with the owner was smooth and responsive from start to finish, which made the whole experience seamless.We would absolutely stay here again and highly recommend this property to anyone looking for a special beachfront stay in Puerto Vallarta.
