The Space:
The newly built home has 3 bedrooms, one with a king sized bed, one with two twin sized beds, and one with a queen and a couch bed, and with the living room couch can sleep up to 9 people! It also has two full sized bathrooms, a beautiful kitchen with brand new appliances, a dining room, and a living room with a cozy electric fireplace. Outside, the patio has a dining and lounge areas, with both a bbq and fire pit, and the yard has multiple games set up for guest use. The driveway and garage offer plenty of parking space for guests!
Guest Access:
The guests will have full access to the entire property.
Cleaning Expectations & Fee Transparency
In accordance with the new California short-term rental law (AB 2202), we want to be fully transparent about cleaning responsibilities and fees. We aim to provide a clean, comfortable space for every guest. Our standard cleaning fee covers routine turnover services, including laundry, sanitizing surfaces, and general tidying up.
To help us maintain this standard and avoid additional fees, we kindly ask guests to:
1. Take out all trash and place it in the designated bins
2. Load and run the dishwasher (or hand wash used dishes)
3. Leave used towels in the bathroom or laundry basket
4. (Optional) Strip used beds and leave linens in one place.
5. Report any accidental spills or damages right away.
Extra Cleaning Fees May Apply If:
Sometimes, extra cleaning is required after a stay. To be fully transparent, here are examples of situations where an additional fee may apply:
Excessive trash or mess left throughout property -- $150–$350
Unwashed dishes or cookware left out -- $15–$30
Extremely dirty or stained sheets/towels -- $25–$75 per bedroom
Bleaching required for linens/mattresses -- $50–$100
Carpet/furniture stains -- $50–$150
Biohazard cleanup (e.g., vomit, bodily fluids) -- $100–$250
Unapproved pet messes or excessive hair -- $75–$150
Strong lingering odors (smoke, etc.) -- $550-1000
Outdoor areas left dirty (trash, BBQ mess, etc.) -- $25–$75
We only apply these fees when necessary and always document them with photos and cleaner invoices, if applicable. Thanks for helping us keep our place in great shape for you and future guests!
The Neighborhood:
This home is in a newly constructed neighborhood of Roseville, close to large shopping areas like the Galleria Mall, Historic Old Roseville, multiple golf courses, Gibson Ranch, and so much more!
1. SLEEPING COUNT/VISITORS: We have a maximum amount allowed on the property per our short-term rental permit, being 9 guests for sleeping and 2 visitors max. Please communicate with us directly for additional visitors coming on the property for approval. If an unauthorized party takes place fees will apply & you will be asked to vacate property. Thanks in advance :)
2. TRASH CANS: Please expect a staff member of ours to arrive SUNDAY evening to roll the cans to the street. We ask guests to roll the cans up MONDAY afternoon if your group is staying on a MONDAY. For shorter stays of 2 to 3 days, we allow 2-3 bags of trash to be left at the home. Anything over that amount please take with you or a trash fee will be applied to your reservation.
3. RESPECTFUL TO THE NEIGHBORHOOD: Quiet time hours are 10pm to 8am (Sound is amplified by the closeness of houses, so please minimize noise at night). Please leave windows closed in the evening as sound will carry. Thank you!
4. NO PETS: Pets are not allowed at the home. The owner is highly allergic.
5. SMOKING: Strict no smoking property.
