BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

RATES: Rates subject to change up until time of booking. Additional fees and taxes may apply.

I have been going to orange beach since the 80s. This was the nicest sturdiest most well appointed condo I have stayed in. We loved it and the price was fair.

Perfect Place for our family!

We loved our stay here! We were here for baseball - so it was a great central location between the two fields. Layout is great, amenities amazing (especially the drink fridge and kitchen ice maker), and the views were perfect. We’d definitely rent here again!

Perfect Vacation

Cousins beach 🏝️ vacation could not have been better. Perfect location, beautiful views, exquisite decor. My favorite was the KitchenAid ice maker with the perfect size cubes for all of our adult beverages. Perfect local to restaurants and grocery. High end appliances. So clean!!! We can't wait to book our next stay SOON! Don't think twice, book it today.

100% Fabulous

I can't say enough wonderful things about our experience with Beachball Properties. They made the entire stay fabulous. Our condo was absolutely perfect for our family. The condo was updated beautifully. The furnishings were nice and comfortable. Romar House staff was very accommodating for our request to host family over for dinner? We didn't want to leave. We will be using Beachball again and hopefully staying at Romar House 401B.

Totally Awesome!

Both my wife and I absolutely loved this place. Very clean and absolutely stunning. Very well stocked kitchen. The decor was spot on with our taste and would love to know who was your designer... Would defiantly stay here again. Tried to book for the holidays but was already booked. :( Thank you so much for sharing!

Love, love, love!

The condo did not disappoint. It was exactly as pictured in the listing. We loved being right on the beach and having access to the pools. The balcony was great to sit out on and listen to the ocean. The outside facilities and grounds were clean and the complex was quiet. We were able to make many good memories that our family will cherish forever. My only request is a pair of scissors, I couldn’t find any in the drawers :)

Beautiful

Our Condo was beautiful and spacious. Easy to get in and out and to get to the beach. We will def remember this unit for a future stay. The only thing that was frustrating was the coffee maker. I struggled EVERYDAY! It was finicky and would only brew coffee occasionally. Twice I reached out to Beachball mgt company and was told someone would come look at it and no one ever came. They came and fixed two other problems but never looked at the coffee maker. (I know this bc my adult kid was eating at the table when he was there) Would have liked a better response. But overall, we had a wonderful stay!

Spied on by construction workers

We love Orange Beach. We have never had an issue until this visit and this property. We were not informed that after our first night, our balcony would be inaccessible. The workers locked us out and we had personal belongings still on the table and chairs outside. The noise was overwhelming. All the scraping, grinding and pounding made the lights flicker. It was impossible to hear the TV or the music we had playing. The management company, Beachball Properties, blamed the HOA for the “miscommunication” because they didn’t have the correct email address and we’re unaware that construction was going on. The office at Romar House showed us a file that they claimed to have sent to Beachball Properties. However, their blame game didn’t change the fact that out vacation was ruined. We had teenage girls with us that didn’t feel Comfortable with men they didn’t know right outside. But, the worst part came after I showered and was in the bedroom attempting to get dressed. I turned around to see 4 men staring at me from the balcony I couldn't access. I had to run to cover myself as they continued to look in the window. We have video and pictures but Beachball Properties refuses to refund our money. Will never use them again, nor will we ever stay at Romar House.
