The Penthouse is located a stones throw from the Caribbean, and a short walk to our bustling village of Cruz Bay. Truly one of the prettiest condominiums in Cruz Bay! Located on the top floor of a the complex, the view are beautiful.. watch the sailboats glide by during the day, the sun set and then the glistening lights of St Thomas and surrounding islands at night. Large decks to enjoy the everchanging views. The Penthouse offers guests luxury living all on one floor. Three spacious bedrooms, all with full baths ensuite. Bedding includes King in Master and Queen and 2 fulls in the guest suites. Beautiful, hand crafted mahogany furnishings including 4 poster beds. High tropical ceilings fashioned from natural cypress. Huge great room featuring a fully equipped custom kitchen with state of the art appliances which anchors this spacious gathering place. With mahogany cabinets and granite surfaces, including island/bar. Modern stainless appliances add to the upscale feel. Living room features huge sectional for relaxing and huge dining table that seats up to 8 guests comfortably. In fact, the condominiums at Palm Terrace are the most spacious in Cruz Bay! There is cable TV in every bedroom as well as living room, WIFI internet, and even has a office nook to set up your laptop.
The Penthouse is part of Palm Terrace Villas- a unique boutique style compound offering savvy travelers a welcome retreat in a private and intimate setting. The units all surround a common courtyard full of tropical foliage, leading down to a refreshing pool and lounge area. There are 2 gas grills for guest convenience. Palm Terrace supplies complimentary beach chairs, towels and coolers for the beach.


The Caribbean Sea is just a block from Palm Terrace, with a small sandy beach perfect for a snorkel or sunset celebration. Of course, our world famous national park beaches are only a 5 minute drive away.

Cruz Bay, the quaint little center of activity on St. John, is a leisurely 10 minute stroll from Palm Terrace. Love City, as it is affectionately called, offers guests a wealth of shops and island restaurants to satisfy even the most discerning palate.

We absolutely loved the condo. It had a perfect layout for our family of five. The beach chairs and towels were greatly appreciated as we headed to the beach every day. The grill was used for the few times we stayed in for dinner. The location was convenient to walk to Cruz Bay. We would definitely stay here again.

We had a great time! The Penthouse was the perfect size and set up for 7 of us! The walk to town was a little steep, but it only took a few minutes and the condo was in great shape! Definitely would stay again!

Delightful Family Vacation

Beautiful rental property in a quiet neighborhood close to Cruz Bay. Pictures don’t even do it justice. Gorgeous views of the bay, comfortable beds, very clean and furnished with everything you could possibly need. You can walk to town but it is very hilly. We rented a Jeep which was perfect to get to shopping, restaurants, beaches and various excursions. Highly recommend this property!

Perfect stay!

We were very pleased with the Penthouse at Palm Terrace. It is spacious and well stocked. We arrived thirsty and hungry and found a lovely basket of snacks and treats from the rental company - very nice touch. Bedrooms are well spaced for privacy, kitchen and living room room nice and bright and the outdoor space was perfect. We walked to and from town every night and although it's a little hilly it was very manageable and safe - even with kids. I would highly recommend this condo and would definitely stay there again.

Paradise!

Absolutely. Perfect. Actually better than pictures. Great location. A few hills to walk but doable. Immaculate. High end without the high end price. Can't wait to come back. Iguana's are always fun to us. Great bedroom spacing. Three families and everyone had privacy. You will not regret it!

Stunning views and convenient!

We are thrilled with our experience here. The villa was perfect for our two families, especially with 3 full baths. It was well equipped with the essentials, including a cooler we used every day for our beach trips. The views from both patios were perfect for morning coffee, and particularly the sunsets. The villa was super convenient to the grocery store, and to restaurants in Cruz Bay. A great launching point to any of the beaches or hiking trails. I highly recommend a four wheel drive car - and book it as soon as you book the house. So much fun. Thank you for having us and we’re hoping to be back next year!!!

Great Condo-Tough Walk to Cruz Bay

If you are walking twice a day to get to Cruz Bay for dinner and catching excursions, be prepared to walk two steep hills. Also the taxis only take cash and it's a $52 ride from ferry dock to the condo for six adults with luggage. The condo is very nice. We had an issue with water pressure in two of the bathrooms not being sufficient to take real showers. Management was very responsive to any issue we had.. Next time I go to St. John's I will rent a vehicle to skip the expensive taxi rides and I would stay in this condo.

Amazing vacation

Have been to St. John many times as we have family who live there and this was our favorite rental so far. Close to town easy to walk with a stroller and 2 young kids. The view was amazing and all the rooms were a good size with bathrooms we will definitely be back.

Amazing Place!

The Penthouse was an amazing property and an easy walk to Cruz Bay. Check in process was great - met at the ferry and escorted to the property. Even had a little surprise waiting for us in the fridge! The views are great, can see the sunset over St Thomas from the balcony. Condo and bedrooms are all well laid out and beautiful. All the amenities you need. We stayed with friends but this would be a great family property as well. Highly recommend!

Great week. Spacious condo. Well equipped. Close to town. We never rented a vehicle and did just fine. Close walk to restaurants, shopping, and several beaches. Would rent again in the future for sure.

Christmas in Paradise!

This was my families third ( and not last) time staying at Palm Terrace. Can't beat the location. Minutes from town but, quiet at night and beautiful views of Pillsbury Sound. Rainbows over St. Thomas everyday! The condo is well equipped and spacious. I can't wait to return!

Great Condo

This was our 3rd visit to St. John and our 1st visit staying at this condo. The stay was made through VRBO which was a great experience from start to finish. A representative meet us at the dock & lead us to the property. The condo was in great shape and furnished well. We had a party of four adults & two teenagers. This condo was arranged perfectly to meet those needs. The layout of the condo was great, with the kitchen and living areas large and enjoyable to relax and provide plenty of space. This location is close to Cruz Bay that you could walk. Cruz Bay is the main location spot to begin the exploration of St. John. The condo's location made it enjoyable to spend time at the beach and quickly return to the condo to freshen up before heading to dinner & happy hour in Cruz Bay for evening hours. The condo shares a main pool for the location & is well maintained. The staff at VRBO were very quick to respond to any & all of our requests. We would recommend this location for your visit to St. John.

Got to go back!

My wife, son and I stayed at the Penthouse with my parents and were very impressed with the condo and the property. It is just a short distance from town and a quick walk to a great snorkel spot. The unit is large, very nice and had everything we needed - the views from the balconies are awesome.

Luxury, space and a view in one great location.

We spent a week at "the Penthouse" unit at Palm Terrace Villas with family and found it to be very clean, comfortable, spacious and a great value for a luxury condo. The property is quiet, well-kept and the unit has two nice balconies with great views of the Caribbean as well as a unique salt water pond. Only a short walk to town and the ferry dock. I definitely recommend this condo to friends and plan to go back soon!

Great location

We had a great time in St John and loved staying at the Penthouse at Palm Terrace. It is a short walk to town (very short) so we would get up every morning and walk to town for breakfast and strolling. It was so peaceful. The rooms were spacious and the beds were very comfortable. All the linens and furniture appeared to be new. We will be back

SOOO Comfortable!!!!!!!!

We enjoyed our stay at the Palm Terrace Penthouse so much!!!!!! Those were the most comfortable beds I have ever slept in! Wonderful accommodations and plenty of room. Would definitely go back!!!!!
