With our dedicated staff, you are sure to have one of your best vacations ever!! In addition, we offer rental vehicles-you can pick the car/s of your choice on our website after you book, and theyā€™ll be ready for you when you arrive at your vacation property, keys in the kitchen. Also, land/sea transfers from airport to villa and day or sunset excursions aboard our top-model Aquila Catamaran. It's equipped with the latest foil technology for a super-fast, very smooth ride.

We offer luxury transfers from the airport beachfront to the villa on our luxury motor catamaran equipped with the latest foil technology for a super fast, very smooth ride.

The villa is only about a 5-minutes drive to Cruz Bay Town and within minutes drive to the grocery stores.
There are no stairs or hills, and is perfect for those that are physically impaired, those in wheel chairs, and small children.
This is a very private duplex villa, with a separate private porch entry and huge private patio overlooking the crystal clear, Caribbean Sea.
Directly on the beach with kayaks, stand-up paddle boards, snorkeling gear, this is the place to go to enjoy the beautiful, crystal clear ocean! The bay is the best place for swimming/playing, no crowds!! No Strong Winds at this location either!!
Step out of your villa, lay your towel on your comfy lounge chair right in front and you're ready to enjoy an uncrowded beach, and swimming in the beautiful turquoise water.

The Palms South has 3 king bedrooms each with it's own en suite bathroom. The largest king bedroom has a full- size sleeper sofa. All the bedrooms have an en suite bathroom with double sinks. There is also a powder room off the entrance foyer. This villa has an open concept design. The expansive great room looking out at the ocean has a kitchen, dining area & family room. Enjoy over 3000 sq feet of living space. The Palms South is attached to The Palms North which can also be rented if you have a larger group.

We had a great stay in The Palms South. We were very comfortable with all the amenities needed to make our stay comfortable. The highlight was the beautiful views from the patio and the living room windows. We loved the Hot Tub and the many amenities offered, we used there snorkel equipment, kayaks and rented a car from them. It really was convenient and easy. We definitely plan to return!

Loved it!

My family from 3 different states wanted to gather for Christmas in the Virgin Islands. I wanted to stay on St. John since we have stayed on St Thomas last year. The Villa was lovely and had everything we needed for our stay. Kitchen was well supplied with equipment we needed. Loved having a cooler and beach chairs ready to go!

Fantastic place on St John

We could not have picked a better place for our active family. Being in such a great place, right on the beach and our private cove, was amazing!!! The hosts were great, and it couldnā€™t have gone better. Absolutely recommend!

Wonderful house on the Bay

House was stocked well. the kitchen had everything you need to cook(no nonstick pans but I know how hard it is for a rental to have them) Beach towels, snorkel gear, beach chairs for everyone. We thought that the construction may be an issue but it was not at all. Great having TVS in all the rooms. Great location!!

Amazing property

This is a gorgeous property. Comfy beds. All the extras were there as advertised. They thought of everything and the attention to details was spot on. Our son got engaged while we were here. Pay attention to their suggestions on excursions. Will was an important part of our fabulous trip! We forgot a couple items when we left - they were happy to mail them back to us. I hope to go back soon, and will definitely stay here again!

Perfect vacation spot!

This was our first time in St. John, but definitely not our last! The villa was beautiful, spacious, and had everything you need! Fully stocked kitchen, snorkeling gear, kayaks, paddleboard, hot tub, and a beautiful beach! Everyone was so accommodating and made our check in/out so easy!

Everything was super smooth and communication between Al and MaryKae was excellent, the property is amazing and I would highly recommend this property for anyone! Location is close to town yet far enough away to feel like Chocolate Hole is all yours. We will be back.

Yes, that is a lot of villas on the island; it genuinely attests to our love of St John!! We love the quiet calm and natural beauty of the island!! It's a very special place with an enchanting town, gentle green hillsides, and crystal clear, turquoise blue tropical water.

We first started coming to the island as a couple in 2011 and rented various accommodations. After many frequent trips to the island, we decided that it's time to buy our own place; somewhere we can call home and that would encompass what we loved about our frequent stays. Waterfront, directly on the water was what we both loved and that was our number one criterion when searching. We saw Lime in de Coconut Villa advertised and immediately fell in love with it and bought it right then. All our family love the island and at our family gatherings, there's always a great story or fabulous memory shared. It's everyone's favorite place to vacation!! St. John is a magical piece of this earth full of amazing blessings from God and nature. We loved the villa so much that we got married at Lime In De Coconut in 2017!

In renting our villa we found that all of our guests loved the villa and we kept hearing time and time again it was there best ever vacation. It was from this that we decided to expand this into a little business and started to look for the perfect properties on St. john. We want all our guests to Love St John and have the best vacation possible as we do. We know you will catch the feel good vibes of the island and our villas too! This is our escape from reality-haaaa!!

We love being directly on the ocean, and to be on the sandy beach also is a dream come true. We're so happy to have found this property. There's nothing better than being on the sand and swimming in the ocean that is only steps away from the patio. Enjoy drinks on the patio while watching the kids play in the sand and swim in the ocean. Never have a warm drink at the beach again!!
