We had a wonderful stay - the house is perfectly set in the middle of all the places to see while spending time at Ride Royal Blue and Tackett Creek - for first timers to the area we couldnt have asked for a better spot.

We enjoyed our stay; everything was exactly as described. So relaxing and quite we will definitely be back. Mavin was great and any questions I had he answered immediately.
House was great! Clean and fit us all! Check in was easy and response was very quick for any questions we had! We had a great time! Would come and stay again!
Beautiful home with lots of space for our big family. Well equipt, the house had everything we needed. The kids loved playing in the yard and roasting marshmallows on the fire. We look forward to going back!
House was big enough to accommodate our large group of friends without felling crowded. See we’re close enough to the Royal Blue trails to enjoy hours of fun and still have some downtime. We would definitely recommend and stay there again. Plenty of parking but would use the second entrance to enter the property.
Wonderful property right off Stinking Creek road. Pretty easy access to the Royal Blue Trail System. The property was clean and provided great amenities. We had plenty of room for our group. Host was excellent and communicated the whole stay. Large driveway was a bonus to accommodate the 4 trucks and trailers we had!

Marvin was a great host, he goes above and beyond to make sure your stay was perfect and the house was immaculate! It was a huge space enough for our entire group to be comfortable and the 2 living rooms were a big plus. We loved having coffee on the peaceful back porch in the morning, and during the sunset. WiFi was fast and easy to connect. The location was awesome, we were in the middle of thousands of riding trails. Lots of parking for all of our trailers and toys. We will be back for sure!!

We had 6 people in our crew. 3 trucks with trailers. Parking was no issue and the property was in a great location for riding at royal blue and Tackett creek as advertised. We ended up riding Windrock from there as well. House was remodeled and beds were comfortable. Property owner communication was top notch. Only down side was limited phone signal and no WiFi. We came on a holiday weekend so that wasn’t much of a big deal for us as most people back home were out of office anyways.

Dustin and his group were awesome folks and took very good care of our property. We will have wifi this coming season it is not available just yet . We want to make your stay with us as pleasant as possible and are working all the time to improve our 4 bedroom Two bath house. It will sleep 13 Lots of parking and close to all the trails. Dustin rode 140 miles on day from Bee Tree Hollow property. Thanks again and come see us on your next trip to Royal Blue or Tackett Creek.
The stay was awesome. Would definitely stay again. There is two bathrooms but one bathroom is nore secluded and not really useful once one person goes to sleep which left us having 8 people share one bathroom.
The owners are very accomadating.

If your bringing a trailer, definitely reccomend taking the second entrance to the road as it is a hourseshoe road and the driveway is not accesable with trailer from one dorection. Easy fix though just going to intersection and finding a place to turn around.
The house has all new appliances. Very clean.

The house is big, but the bathroom situation is a bit weird. The second bathroom was put in the old garage space, so it's far from all the bedrooms. The main bathroom has two doors, so we had to be careful not to walk in on anyone. That wasn't a huge deal; the biggest problem for us was all the moisture and damp smell in the house. The owner had two dehumidifiers that we had to empty twice a day. Everything stank. My kids are allergic to mold, and we all had trouble breathing. The area around the house is quiet except for all the sheds, old equipment, old fridge, etc., blocking the views. However,we enjoyed the wild turkeys, deer, and fireflies that visited the meadow by the house. There was no bonfire, so our kids couldn't make s'mores with sticks. There was a propane fire on the other side of the house that we used. The gas grill ran out of gas on the second day. The property is far from stores or gas stations, so if you're coming to ride the trails, make sure you have gas in your machines. The property has plenty of parking for trucks with trailers. Obviously, the trails were fun, and that was the highlight of the entire trip!We were a group of eight,but there were only seven chairs outside. Also, there wasn't enough silverware or plates for a large group. On the positive note, the house was relatively clean.

Sorry you feel the way you do. Out of all the guest we have had in almost three years you are the first one to complain so much. If you visited the meadow down by the way you were trespassing there is private property signs posted so you don’t cross over into fields If you weren’t satisfied with the rules you should have found another property to stay in. This is an old farm house and we have made the best rental out of it that we could. It’s not perfect but it’s not on the beach it’s in the mountains and you came to get muddy, as far as the bathrooms go be glad there two and not one I guess you expected a lot more than you received You did not communicate with me very well I would have tried to accommodate you. All that being said it would be in everyone’s best interest if you never rented our place again. And by the way everything does not stank.
