cheap downtrodden house with good location

Large family vacation with kids of all ages and dogs. In short, the house was in a real state of disrepair but the location of the house on the lake was ideal. When we arrived at the house, from the start it was obviously neglected. Paint was chipping on the walls, the deck had several areas where nails were sticking out and the grass did not look like it had been cut in weeks. Even worse, we could not got the AC to cool the house to below 82 and there was an infestation of ants in the kitchen for the which the ant traps present were useless. i inspected the air intake filters for the HVAC and in two places the filters were horrendously filthy and the wrong size. They had been folded over on two sides to fit into the duct. Well, a call the the realtor in charge of this house at least got the lawn service to come out the mow. We still had to deal with the ants and the house that now cooled to 78. The dock was also very neglected but the location was ideal. Way back in a cove made it very safe for the kids to swim, SUP, kayak and have fun. Across the bridge was a marina with lots to do (Bridgewater Marina) and the cheapest gas on the lake. This house was owned by a rental company and I don't they stepped foot in it in a LONG time. They just contract out for cleaners and lawn guys. In fact they, there is no trash service so you have to haul all your trash to the dump or incur a 10$ per bag charge. We have been visiting SML for years and stay on different parts of the lake. We will not be in this house again.

Owner's Response: I am very sorry for your experience here. We were made aware of the lawn problems and several small issues by your group. We did jump on them asap to get them corrected. We were not told about any problems with the a/c and did not know about the filter issue. We had a different cleaner in the home the week before your stay who must have put a filter in the return in the hall (20x20) instead of changing the one on the unit itself in the 2nd MBR closet which is a 16x20. This may have decreased air flow, although we weren't called about this and it has not been a problem since. I'm not sure where paint was peeling other than a small spot in the master bathroom on one wall where folks don't run the vent fan while showering. We repaint this twice a year. I've inspected the house twice in August and that is the only spot I see. Ants have been a large issue since the middle of July due to all the rain we received. We have the home set up on monthly pest control with Bradford Pest Control, but as they will tell you, ant traps are nothing but pure sugar and poison. If you are luring the ants in with sugar, its hard for the pest control company's chemicals to work because the ants will always be drawn to sugar water. The chemicals they spray are deterrents and will kill the ants, but not before they can get inside to the ant traps so we always tell our renters to not buy ant traps, but give the spray time to work... usually 48 hours. This home is not owned by a rental company at all. It is an individual homeowner. I'm not sure where that came from... but we as a management company do inspect the homes in April, June, September, and January of every year. Regarding the trash collection situation, we are a small rural area and trash pick up is not provided by the county. In 2017, we will have all the homes we manage on private trash pick up routes, but as I'm sure you can understand, coordinating this is problematic. Private services don't pick up on Saturdays, but usually on Tuesday, Wednesday, and Thursday so any trash not put in the bins for collection (or missed putting the bins out for collections) will result in the next renter having nowhere to put their trash. Its a less than ideal situation,, but we are actively working on a solution. If you would like to give us a call to discuss these issues further, please don't hesitate.
