This unit is a studio unit with stunning ocean view that sleeps 2. The bedroom alcove with queen bed is open to the living space with loveseat. It features a kitchenette as well as a lanai with table and chairs for enjoying your morning coffee. This unit features a spacious bathroom and is steps to the pool, hot tub and grills. Free wifi and cable TV are included. There are coin-operated washers and dryers in the complex.

Colony One at Sea Mountain resort is one of the most serene resorts on the Big Island. Perfect for those who want to get the true Hawaiian experience. Colony One at Sea Mountain Condos are located on the South end of the Big Island only 60 minutes from Hilo and 80 minutes from Kona and 25 minutes from Volcano National Park. The two closest towns are Na’alehu (7 miles South) and Pahala (5 miles North). Walk to the world famous Punalu’u Black Sand Beach, and swim with the green sea turtles which bask on the beach all day long. All short drives from the resort: Green Sands Beach, South Point Cliffs, Kilauea Volcano, Ka’u Coffee Mills, and so much more. Greens Sands Beach is the only natural beach in the world that encompasses beautiful green sand made out of olivine crystals. South Point cliffs are the most southern point in the United States and are world renowned for its amazing views and cliff jumping excitement. In the other direction, Kilauea constantly spews out lava in the Volcano National Park for all to see year round. The Ka’u Coffee Mill is famous world round for it’s superior unique coffee taste- see the farm itself and take a tour of the beautiful uplands of the Ka’u district. Ka’u has some of the most isolated and untouched landscapes in all of Hawaii. The swimming water, fresh and salt, is warm and crystal clear, perfect for rejuvenating the body and soul. The island itself is the only place in the world that contains all 7 geographic climates. Explore icy tundras in the winder, lush green rainforests, and of course the beautiful relaxing beaches throughout the district and island.

This unit is a guest favorite as it faces the ocean and has easy access to grounds from the lanai sliding door. HOUSE RULES OF ASSOCIATION OF OWNERS, COLONY ONE
The following house rules are for the purpose of promoting harmonious living in Colony One. The cooperation of all owners, residents and guests is required.
Owners and Tenants are responsible at all times for the conduct and decorum of their family members and guests. Parents are responsible for the conduct of their children at all times. Games and/or activities, which damage or disturb the common areas are forbidden within the Condominium area. Activities that create a disturbance to residents or destroy the landscaping shall be controlled at the discretion of the Resident Manager. For safety reasons, no play is permitted in the parking area.
Studio and one-bedroom units are limited to four (4) occupants; two-bedroom units are limited to six (6) persons. Three-bedroom units are limited to eight (8) occupants.
A Quiet Time exists from 9:00 pm to 8:00 am. The volume of radios, TV sets, stereo sets and musical instruments should be adjusted accordingly as to avoid disturbing neighbors.
No pets are allowed on the property with the exception of those aiding disabled persons.
No alterations, installations or changes shall be made to the exterior surfaces or areas of the buildings, unless approved by the Board.
Furniture and toys, including bikes and tricycles, shall not be placed, kept or stored, except within the apartments or in areas designated by the Board.
Textiles items including clothing, towels, bathing suits, laundry, etc., shall NOT be hung, displayed or placed in such a manner as to detract from the appearance of buildings, lanais and common areas.
All trash shall be placed in the designated refuse areas.
Damage to furnishings, buildings, landscaping and all common elements shall be paid for by the person causing such damage.
No hibachi or grills allowed other than the ones provided in pool area.
All tenants shall observe the POOL RULES as described on a separate sheet in this packet.
No chemicals shall be used which adversely affect the adjacent areas or limited common areas.
Bicycles, skateboards, roller blades, inline skates and motor bikes are not allowed on sidewalks, grass/lawn areas or the parking areas. They must be removed from community areas when not in use.
Automobiles may be parked only in designated parking areas of the project. Parking is not permitted on the grass.
Interpretation and enforcement of the House Rules listed above shall be determined at the time of occurrence by the Resident Manager. Decisions of the Resident Manager shall be respected.
POOL & JACUZZI RULES
Pool hours are 8:30 am to 9:00 pm.
There shall be no running, diving, pushing, splashing bombing, etc. in the pool area.
Persons under the age of 14 shall be accompanied by an adult while in the pool or Jacuzzi.
Each unit shall have no more than 4 guests in the pool or Jacuzzi at any time. The rental resident must accompany their guests at all times.
No glass containers, ceramic plates or glass items allowed within the grilling or pool enclosure.
No scuba equipment, including face masks, fins, breathing tubes, rafts, inner tubes, toys and other objects allowed in the pool area.
Smoking is not allowed in the pool or Jacuzzi area. Smoking is allowed within designated smoking areas only.
Swimming aids: vests or arm bands will be allowed in the pool area with proper adult supervision.
Appropriate swimwear such as waterproof “dippers” swimming trunks and swimsuits are required. No cut-offs or tee-shirts.
Management reserves the right to close the pool area at their discretion. No lifeguard on duty.

Very peaceful and quiet condo. It felt bigger than a studio, and had a stunning view of nature and the ocean from the lanai. This is a wonderful escape.
The studio was perfect for a getaway.. the unit was super clean and the privacy was perfect. We will be stayng there again.

Great view for this unit. Quiet and relaxing Lani. The grounds are super maintained, pool and hot tub. Unit is as described, comfortable bed and everything you need is provided. I would recommend and would stay there again.
We loved our stay here. This particular unit has one of the best locations on the property with a direct view of the ocean. We saw many whales right offshore from our unit!
The location near the black sand beach was fantastic and we loved the ocean and turtles. It is a quiet and peaceful place to visit.
The unit was very comfortable and clean. We had everything we needed and was perfect for a quiet getaway.
This is a great location for launching to the east side of the big island. Not many restaurants close by so prepare to do most of your own cooking.Pool and hot tub on site were excellent, and the short walk/drive to the black sand beach was its best selling point.So… these condos/casitas/ohanas were built in 1976, snd there are some of those touches still in place in this unit. Largest one is that the walls are transmissive to sound from the neighboring unit. Otherwise a great stay!
Everything was as listed…except for not having enough paper products. A person in my party was on the tail end of a cold when checking in and when I asked for more toilet paper, the owner would not deliver. For several days, we had one small roll of paper towels, 2.5 rolls of toilet paper (group of 3, one with a cold) and zero boxes of Kleenex. Plus, the owner wanted her guests to do half the laundry and empty all the trashes, even though her cleaning lady (which we paid a fee for) was scheduled to arrive as soon as we left. Paper products should be available as guests need it, especially in such a remote area. The owner’s response was, “I’m not going to give an endless supply of paper products.” Not professional in our opinion.

Kimberly, thank you for your response but unfortunately you left out a few important details. Our reservations clearly state the items that we provide for the units and we do provide guests 3 rolls of toilet paper per bathroom. It is noted in your arrival instructions as well as in your Rental Agreement. You did contact us and we did explain this again to you but we also did send our cleaner down to you with additional rolls. Never at anytime were you talked to in the manner you stated in your review. Departure instructions were also clearly provided and we only ask guests to start a load of towels upon their departure which helps the cleaner when they arrive to get a jump start before the next arrival. We do not ask anyone to do half their laundry. Removing your trash to the bins provided outside the unit is important for sanitary reasons as well as pest control such as ants and cockroaches. If guests walk a few steps to dispose of their garbage it leaves things better for everyone. These are not unreasonable requests and I am sorry you had a difficult experience.

I feel the need to counter the observation that the unit is in need of maintenance. This is a beautifully remodeled, extremely well-maintained, bright and airy unit in a lovely and well-maintained complex. We, as the owners, live 15 minutes away and respond immediately to any issue...as you yourself experienced. When you let us know the dishwasher was leaking, we had maintenance out that day. He discovered broken glass left in the bottom of the machine had gotten into the pump, and had it repaired before the end of your stay. I honestly can't say enough good things about our maintenance chief. I can't see how this would deserve the rating you gave us. We jump at any chance to make our guests feel welcome and loved.
Comments on the neighboring golf course, which is not under our control, seem a bit unfair. It is no longer in use, but still mowed and kept tidy.
This complex is located in old Hawaii. You won't find ultra-modern buildings, high rises, and concrete and asphalt everywhere. We try to paint that picture for you in our honest description of our place, and the photos.
All of the surrounding land has a history and a story, if you care to learn it. I'm sorry if it just seemed past its glory to you.
