About this property

Tots Cabin of Braeloch

A four-bedroom century old cabin that was completely rebuilt in 2011 with every modern convenience and 200mbps wifi; located in a private cove on Lake Champlain.

The house has four bedrooms (2Q, 1F, 2T) and two bathrooms. The living room is open to the kitchen & has twin french doors open to our oversized screen porch with epic water views.

The property has a private sandy beach with great deep water swimming - access in shallows is clay and silt bottom however and weedy. Fishing is excellent and we have two kayaks for your use.

Small single-story ranch that was completely reconstructed in 2011. Wood burning fireplace in the living room and great breezes throughout with dozens of windows and great views of Lake Champlain. Tons of outdoor space and most families eat out on the screen porch and play games. We do not have television but you can stream and our 200mbps wifi is very good (Xfinity).

Queen bedrooms are large and solid pine top to bottom including the walls with nice large windows. The kids room is also big with regular twin sized beds and terrific windows that do not get morning light and are also terrific places to nap. The full bedroom is tiny and not particularly comfortable. The best feature besides the porch is the sun deck which is 600 SF and gets great morning sun and all afternoon.

The kitchen is very modern with farm sink, dishwasher, and a cooking island. It has loads of cooking pots and utensils.

Swimming is not good and we are working on the beachfront which is in need of more sand. The waterfront is very gradual and clay bottom so icky to walk in but swimming out is terrific and we have a canoe and a swim float far enough out to enjoy the swimming. Lots of rocks and caves to explore and swim on as well.

Tennis court is available to use and we have a basketball court too that are community provided but you have full use of them on a first come basis.

The house is at the edge of an unused 15 acre meadow. The entire area is for you to explore so long as you respect people's property line but there is over 300 acres of land and yet we are only 20 minutes from downtown Burlington VT.

Tot's Cabin
Wonderful and unique property. Set in the woods overlooking the lake next to an open pasture with a classic country tennis court and sport court basketball court. Houses nearby off Vermont gravel road. Fun to see others occasionally walking dogs or playing with their kids in sport court but basically it is your private Champlain beautiful cabin in the woods. Great staircase down to Lake -52 pretty easy steps onto lake beach for skimming rocks and playing and kayaks to get out on lake. As advertised waters edge grassy so we swam at nearby Sandbar State Park which has nice sandy bottom and big lake with mountains vistas in every direction. Also nice kids playground at that beach park. If you bike at all don't miss Island Line Bike trail and use ferry to cross lake and order slices of Allenholm Farms flaky fresh from orchard allple pie withaple vanilla ice cream. Also pick up some of their Apple Taffy. Good burgers and burritos too all within a couple easy miles of bike path on South Hero Island.

Intergenerational Lake Champlain getaway
Really loved the coziness of this rustic cabin, exactly what we were looking for to decompress. Great combination of indoor/outdoor living on a quiet road with a very private cove. Enjoyed the use of the kyaks for swimming and paddling out for the sunset as well as the fireplace (which we used even in July). Description and pictures were accurate and host responsive. Good selection of spices and condiments to start with as well as abundant towels and firewood. Hope to return!

Perfect, beautiful view!
Our stay at the Tots Cabin of Braeloch was nothing short of wonderful. My son and daughter enjoyed the large outside deck, equipped with comfortable hammocks, chairs, and a gorgeous view of Lake Champlain. We cooked our own food in the spacious kitchen, which was equipped with dozens of utensils and tools to assist, before enjoying dining in the adjacent covered porch. I took advantage of the gas grill several times and was pleased that there were plenty of grilling tools available. The cabin has plenty of bedrooms, all very comfortable. While not air conditioned, each room is equipped with multiple fans for circulation and cooling. Conveniently, the hosts provided a fully-stocked water-cooler. While researching VRBO properties, one of our key requirements was “two bathrooms.” This cabin has this, including a large, modern shower in one of the two bathrooms. The style is a little incongruous with the rustic cabin but it’s a REALLY nice shower – nicer than I’ve seen even in upscale hotels. The cabin is well-loaded with books, games, puzzles and a SmartTV that provides access to all major streaming services. There’s also a shared tennis court about two minutes’ walk away, where my son and I learned (using the cabin’s provided rackets and balls) that neither of us have any tennis-related skills. All in all, we had a delightful stay, and I highly recommend Tots Cabin of Braeloch to anyone visiting the area.

Great house in a great location
Tots Cabin is the perfect combination of lake side house with modern conveniences. The screened in porch overlooking the lake with a table for 8 meant we ate every meal outside; even in the rain. The location of the house was both private and part of a community. There is a private beach and the kayaks were great and easy to use. In addition, Brian and Johnny were extremely responsive to our few requests. We will definitely consider staying there again if we vacation in the Burlington area.

Tots cabin is rustic but lovely and the property and view are incredible! I highly recommend this beautiful and tranquil location if you're looking for a cozy get away. We had a lovely family and friends gathering for dinner and celebration after my sons graduation from SMC. Everyone loved the cabin and views, we had a delightful time and will return sometime in the future.

Lakeside Retreat
It was great having a wood-burning fireplace in the cool evenings and to be able to look out at the lake. Johnny Walker was very responsive the one time we called for a small matter. The house was well-equipped, too.

Braeloch is a 6th generation community founded by George Dick Finlay who emigrated from Glasgow Scotland when he was 6 years old in the mid 1800's. He grew up and worked for an important Railroad Baron when he came across 300 acres with 2.5 miles of shoreline near Burlington, VT. Scouting it out for his patriarch - at that time Burlington was something of a summer social scene for the billionaire set - George toured what would become "Braeloch" only to report that "there was nothing much to see", all the while holding an intent to purchase contract in his coat pocket.

The Finlay's did buy all 300 acres and they did name it Braeloch (gaelic for "Hill - Lake") and they raised their four daughters and one son there. "Granny Tot" was the great grandmother of the brothers who still own this treasure along with two other nearby properties.

Why they chose this property

Brealoch is the same as it was when George Finlay bought it in 1896. It hasn't changed. Even many of the houses are unchanged, albeit renovated. What you will see when you visit Braeloch is how Vermont was for hundreds of years before paved roads and street corners pervaded our every vantage.

What you will not see is anyone else, except the occasional neighbor who walks their dog along the "Brealoch Loop" which does run by Tots Cabin.

What makes this property unique

Tots Cabin is restorative. Our brother's story is a good way to explain this. He is a law partner who works 60 hours a week and can afford to spend his vacation anywhere in the world yet he spends every August at Tots for this simple reason; it connects him to an older world that knows only of dancing fireflies and the orchestra of frogs and how to sleep deeply after an exhaustive day on the bay.

The kids love to play in the sand on the beach and everyone loves to swim off the rocks and explore. I love coffee in the morning overlooking the meadow and tennis after 4pm (it gets hot during the day). My wife loves board games on the porch after dinner. Everyone can find something to do at Tots.
