About this property

The Pool House-HUGE South Pool-Conservation View!

The Pool House is a luxurious and spacious vacation rental home, with five bedrooms, four full bathrooms and one half-bathroom. It is located in sunny Kissimmee Florida (near Orlando), just minutes from Walt Disney World. The Pool House features a huge, private, heated, southern facing swimming pool and attached spa with a conservation area behind it.

The optional pool and spa heat is available for $40 PER DAY PLUS TAX IN ADDITION TO THE DAILY RATE. Pool and spa heat is recommended for stays occurring October through April. Please let us know if you want the optional pool heat for your stay and we will add it to your reservation. Pool and spa heat is included free of charge in June, July and August.

The Pool House is luxurious and spacious. This is our newest villa and the only villa we do not directly own. It is owned by friends of ours, but we do all the bookings and take care of the guests with the same level of service that we provide in all of our other villas. Since this is a new villa for us, it may not have many reviews yet, but we have over 600 reviews on our other properties, so just ask and we’ll send you links to our other properties to see the reviews!

The pool area is the highlight of this villa and why we named it The Pool House. We think all of our guests will remember it as the house with the amazing pool, or "the pool house"! Both the pool and spa are larger than in any of our other villas and probably larger than any villa in the area in this price range. There is also plenty of seating around the pool including a dining table under the covered lanai and a BBQ grill. The second-best feature of this villa is the amazing game room! It features a pool table, a working slot machine (free to play) and both an Xbox and a Play Station. It is also impeccably decorated!

The rest of the villa is also decorated to the highest standards. The floors are all tile except in some of the bedrooms which have hardwood floors. There are TVs in just about every room and the furniture is all high quality. This is a two-story villa with the dining room, living room, kitchen and the queen master suite on the first floor. There is also a half-bath on the first floor. Both the living room and the half-bath have doors to the pool deck.

The living room has a large leather sofa, two comfy chairs and a 50 inch, wall-mounted TV. The open kitchen is separated from the living area with a bar height countertop with stools. The kitchen is fully equipped with a dishwasher, microwave, coffee maker and fridge with filtered water and an ice maker. All the cookware, dishes and utensils you need are included. The dining area seats six and there is seating for another five at the kitchen counter.

The Pool House has two master suites. The queen master suite is on the first floor and has an en suite bathroom with a shower stall. The king suite is on the second floor and has an en suite bathroom with a shower stall and a tub. The other three queen bedrooms are all on the second floor. Two of the queen rooms share a bath which has a shower/tub combo in it. There is also another full bath off the upstairs hallway which is perfect for the last queen room to use.

All of our villas are furnished with families in mind. The Pool House has a pack-n-play, a highchair and a stroller. All doors to the pool area have alarms on them and all latches on the exterior screen doors are at least 5 feet high for safety.

The TV and internet service provider in this community only allows service on five TVs. This villa has nine TVs, so only five of them get TV service. Currently we have TV service in the living room and four of the bedrooms, including the two master suites. We are looking into getting a secondary provider to have TV service on all TVs, but until we resolve this, we can move the TV boxes to other TVs to accommodate your needs.

Amazing house for a big group!

The house was just as great in person as it was shown online. We had a group of 8 and there were a perfect amount of bedrooms and more than enough bathrooms. Everyone really enjoyed the large pool, hot tub, and game room. The house was about 30 minutes from all the attractions we visited and close to a lot of restaurant options. The owner was able to accommodate an early check in and quick to respond to messages. We would definitely stay here again if we are back in the area in the future!

Great Place to Stay!

House was clean and had everything we needed for our stay. There were 4 of us and we each had our own bathroom which was very nice. The weather was unseasonably cool, so we were not able to take advantage of the spa/pool but it looked very nice and there were plenty of chairs for outdoor entertainment. Gerry, the property manager, reached out several times to make sure we had everything we needed. Would stay again and highly recommend.

An amazing time!

My family and I (8 people) really enjoyed our stay at this home. The home is beautifully decorated. Plenty of linens and towels. The beds were all comfortable. And the pool was the best part. The lights in the evening were a hit with the children for night swimming and the adults in the spa. Gerry was very responsive prior to our arrival and small issues were corrected immediately. Pool House was Spectacular!

We leased the Pool House during my son's Spring trip for his college baseball team. The house is well maintain with all the amenities listed. The five bedrooms were more than we needed but everyone was very happy with the room they were in for the week. The pool table was used nightly with some intense family competition. The pool and hot tub were the main reason we booked this property. Some early issues with the heat pump slowed the heating process but the property manager addressed it quickly. The pool heated well and the nighttime pool lighting was nice touch. Check-in process was very easy with the door code being set prior to our arrival. Communication with the property manager was prompt and attentive. The onsite property agency person was very nice and stayed until the pool heat issue was resolved. The house is in a nice neighborhood but is not a gated community. We found that better to avoid the inflow traffic that can happen. We would lease this property again if we travel to Orlando in the future!

What a pool!

We had a wonderful two week stay at ‘The Pool House’. The pool really is as good as the pictures - huge, sparkling and deep enough to swim in. We spent some mornings at the theme parks before heading back to the villa to relax by the pool in the warm sunshine for the afternoon. As the pool is south facing it gets the sun all day, and into the early evening. If you’re unlucky enough to need something to occupy you on a rainy day, there are lots of options for that too! The male duo in our party enjoyed playing on the Wii and Xbox (usually whilst waiting for the female duo to get ready!), and there’s also pool and a fruit machine (complete with tokens to play with!).The location is so peaceful and quiet (particularly when the adjacent houses are empty) and we particularly liked the many restaurants, shops and bars along this end of the 192. We visited Universal, Sea World and Aquatica, which were around a 30 minute drive away. As some other reviews have mentioned the decor is looking a little tired in places, and the villa could probably do with a deep clean to bring it back to the level of polish shown in the photos. The control for the air conditioning is in a locked ‘box’ - whilst we understand the reason this is done, it’s annoying to have to email the management company every time you want to be warmer or cooler, although the management were very responsive.Overall we were delighted with the house, and wouldn’t hesitate to recommend it or book it again!

My wife and I live in western Pennsylvania. We have two wonderful teenage boys. We love to travel and have been all over the United States and a good bit of Europe with our two boys. They are veteran travelers! I have had the opportunity to travel around the US for business and have frequently taken my family. My mother is from the lovely country of Luxembourg, and still has close relatives there, so we have had the opportunity to explore many of the neighboring areas throughout Belgium, France and Germany. I can speak a little bit of French and a tiny bit of German. My brother spent about 8 years in England, and I was fortunate enough to have had the opportunity to visit him in this most beautiful of countries on several occasions. Our family would rarely travel to the same destination repeatedly with the exception of Orlando (there is just so much to do!). A few years ago, we traveled to Disney World with our family and 3 grandparents (7 of us total). My wife had the brilliant idea to rent a vacation home and we all enjoyed it so much, we decided to look into purchasing our own. We did so well with our first vacation property and had so much fun, that we decided to try a second one and see if we could duplicate our success. Things went so well with the second property that we have decided to sell all our long-term rentals in Pennsylvania and buy more vacation properties in Florida and this is our main business now. Our family usually enjoys one or two trips to our beautiful homes in Orlando each year, and the rest of the year we rent it out for others to enjoy. The Pool House is one of two villas our family does not directly own (we own nine). It belongs to a friend of ours, but we do all the bookings and take care of the guests with the same level of service we provide in all of our villas!
