**A quick disclaimer about the basement**
Like most basements in Kentucky, ours runs noticeably cooler than the rest of the home — and when the air conditioning is on, it gets even colder. This is completely normal and actually a beloved feature for some guests, but we want you to plan ahead. We recommend booking the basement for your guests who sleep best in a cool, quiet space. For anyone who runs warm, it may be the perfect retreat. For those who tend to get chilly, the upper floors will be much more comfortable.

We've stocked the basement with plenty of extra blankets and cozy layers so everyone can settle in comfortably. Just reach out if you need anything at all.

RENTAL AGREEMENT/REQUEST FOR CONTACT INFORMATION: In accordance with booking platform policy and local regulations, guests are required to provide contact information and sign all Rental Agreements within 24 hours of booking. If guests do not complete or refuse to sign the rental agreement, host reserves the right to cancel the reservation without penalty and the cancellation policy will still apply.

WIFI: All guests will be asked to enter email and phone number in order to access the free WiFi at this location. Contact confirmation is optional. In accordance with booking platform policy, we use apps to facilitate our guest experience and these apps may request contact information before, during, and after your confirmed stay.

KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.

RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests! The home does feature a Brilliant smart home system with cameras that can communicate internally room to room. These are only accessible by the internal system and do not record or transmit remotely outside of the home.

NO SMOKING: Absolutely no smoking or vaping inside the home

CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST

NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. Otherwise you may be subject to a fee and you may be asked to leave.

NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

PARTIES/EVENTS: Absolutely no parties or events are allowed without written approval from the host prior to check in.
