Welcome to 2303 by the Sea at St. Regis Resort. This ocean front resort offers an outdoor pool, 3 onsite restaurants, ice cream shop, coffee shop, an event hall and SO much more!

At our 2 bedroom/ 2 full bathroom condo we provide everything needed for the perfect trip. From all the essentials to the beach gear and even E-Bikes at no extra cost! Topsail is our family’s favorite little getaway so we aim to provide everything you need for your family to create memories here too!

🌊The Master Suite offers a King Bed as well as ocean views. The room opens directly to the ocean front balcony.

🌊A private full bath is just steps away and a large closet allows for plenty of storage room.

🌊The second bedroom offers more ocean views (from every bed!) and an ideal sleeping set up. The bunk bed offers a full bed on bottom, as well as a twin on top and a second pull out twin in the trundle. A separate twin is also located in the room allowing for ample room while not feeling tight! A second large closet is offered in this room and it is directly across the hall from the second full bathroom.

🌊Bedrooms have new smart TVs which allow you to log into any streaming service. We offer complimentary Hulu and Disney.

🌊Living area and kitchen are entirely open concept that make relaxing after a beach day easy and enjoyable while still overlooking the ocean! Smart tv makes for easy streaming as well as offering traditional cable tv.

🌊Fresh and clean linens included and beds made for your arrival. All quilts and covers are cleaned every turnover!

🌊Kitchen recently updated and is fully stocked with any dishware and cookware need to make a meal! Coffee bar has complimentary coffee for standard drip coffee maker as well as Krueig. A brand new drink fridge allows you to keep drinks cool before packing up for the beach or pool.

🌊BEACH GEAR! We know that packing up all your beach gear for vacation can be a real pain so we try to simplify that by having everything you need here! 6 beach chairs, boogie boards, sand toys, beach wagon, Shibumi shade, cooler with ice packs, and bocce ball are all new in 2024 for your use!

🌊E-Bikes! Topsail Island is a beautiful 26 mile island surrounded by the Atlantic Ocean and inlet. It offers beautiful views as well as local shops and dining. What better way to explore the island than a new electric bike. We have 2 bikes that can each hold 1 adult and 1 child and 2 adult helmets and 2 youth helmets. Acknowledgement and acceptance of our liability waiver are required before use for all guests! (Please see additional information)


🌊North Topsail is only a short distance from Camp Lejeune Marine Corps base. Are you a military member with family traveling to the area or here for a short time for training? Let us know- as a veteran owned property we would love to host you and offer a military discount!

It is mandatory for Guest to read and agree to the following before using E-bikes and beach gear.

1. Insurance- Guest is responsible for carrying their own travel, health and dental insurance to cover personal medical care in the case of any accident, injury and/or any third-party liability that may arise from the use of E-bikes or beach gear by any guest. No coverage is available from manager to ensure guest or the equipment from loss in case of damage, theft or other liability incurred in the use of any of the equipment.

2. Use of E-bikes and equipment-
Guest is voluntarily participating in an activity that has inherent risks. Guest is aware of and assumes all risks associated with the use of e-bikes and beach equipment. Guest is aware that roads may be poorly maintained and that other hazardous conditions do exist. Guests agree to operate equipment in a safe manner. Futhermore, it is the responsibility of the guest to operate all equipment in a manner appropriate to any and all prevailing road and weather conditions including but not limited to a) agrees to wear a helmet while operating any E-bike, b) knows the relevant rules of the road and practices safe cycling. c) has experience operating bicycles similar to those at this property.

3. Release of Liability-
Guest, for himself/herself and for any other person or entitity for whom guest is leagally responsible, hereby forever releases discharges and hold harmless the property owner(s), manager from and against any and all liability, harm or damage arising out of or related to the use of E-bikes or beach equipment in connection with the rental of the property. Guest understands that any E-bike helmet or other associated equipment is not regularly inspected and that no representations or warranties are made regarding the adequacy or efficiency of such equipment. Guest assumes the risk of any inadequacies or deficiencies. In the event that the participant/user of any E-bike is under the age of consent (18), Guest hereby represents and warrants that Guest is the parent or guardian of the minor and gives consent, without reservation, to the foregoing on behalf of this individual.
