This beautiful home, which we have named The Snug, is a guest favorite in our Rolling River Holidays rental portfolio! The house was designed and built by the owner of the property, Frank O'Reilly, and not a detail was left out. The house is located on a stunning ten acre river site on the 108 acre Rolling River Farm, and is nestled in the trees. Walk out of the back of the house, onto any of the three levels of decks and patios and be met by lovely views of the Shenandoah River.
The interior boasts 3 bedrooms (2 ensuite), 3.5 baths. The central feature of the home is the custom-designed spiral staircase, which winds from the full and spacious basement up to the cozy top floor master suite that is nestled up in the treetops.
The full, bright kitchen offers plenty of counter space and a movable island with extra seating. It also features a comfortable, built in dining space that is also a perfect place to enjoy a cup of coffee in the morning with morning sun warming your face.
The upstairs living room, just beside the kitchen, is the perfect place for relaxing, playing board games, and snuggling up by the gas fireplace. Down in the basement is a large media and rec room space, where you can gather for movies or some healthy competition around the foosball or orbital air hockey tables.
While the inside space is incredibly welcoming, you can also seamlessly enjoy the great outdoor spaces that the house provides. The patio off the basement, which is home to the hot tub, is also a great place to enjoy a hot summer day in the shade. The deck off the main floor acts just like an extension to the main living room and adds an outdoor dining option for glorious summer evenings. The private deck on the top floor, designed for the enjoyment of the guests in the master suite, is as secluded and peaceful as it gets and is a great place to read a book, go tanning, or just enjoy the view.
Just a short walk down the hill you can also enjoy the wood burning fire pit, which sits on a handsome rock bluff, with sweeping views of the water. Its the perfect place to spend an Autumn night with friends and family reminiscing and telling stories.
The house also has private access to the Shenandoah River and 3 kayaks for you to enjoy at no extra charge. The river is one of the highlights of the property and we want you to enjoy it to the fullest.
Rolling River Farm is located just 15 minutes from Downtown Front Royal, which is a small, but growing town that is proud to be the named "The Canoe Capital of Virginia", as well as the gateway to Skyline Drive.
We are only 1.5 hour drive (75 miles approx) from the center of Washington DC for those guests looking to visit all that our nation's capital has to offer. Also an easy one hour drive from Dulles Airport, where many of our international visitors arrive. If you are interested in Civil War battlefields, we are surrounded by some of the more famous historical sights marking that sad time in our nation's history.

We loved this house, the views were amazing and the deer that greated us every morning were a special treat. We were able to cook our wives a great Valentines dinner withbthe fully sticked kitchen as well. We are all talking about when to book again and go back in the spring.
Our group of 7 (four adults, three kids) greatly enjoyed our stay. The house is in a beautiful location right on the river while also being only 20 minutes from Front Royal and 30 minutes from Shenandoah. The decks were lovely to sit outside and enjoy nature. We made use of both the hot tub and the kayaks multiple times. Property managers were responsive to our questions during the stay. A few notes for those thinking about booking: The hill down to the water is very steep, so could be difficult for older guests or anyone with mobility issues. The bedroom on the top floor does not have a door but rather is open spiral stairs to the main floor. This isn't a problem unless someone is making lots of noise on the main floor while those upstairs are trying to sleep. Pay attention to the written directions because Google maps took us the wrong way.Overall, we would definitely stay again!
The place was simply amazing! Clean, beautifully designed and decorated, amazing views, well equipped kitchen, and so many little extras. I can’t wait to go back!!

We really enjoyed staying at this cute cabin! Right on the river with dock for fishing (needs steps) and great wildlife. Saw deer, black bear and baby foxes nearby. Enjoyed use of kayaks and fire pit and hot tub and views!

I want to quickly clarify about the dock needing steps. After your stay, I did notice that the kayaks and chairs had been moved to a dock that is still under construction, down the river from the River Snug dock. The path leading directly down to the river from the house brings you to the dock that is intended to be used (and has steps!) for guests staying at the River Snug.

We enjoyed our stay at the Snug! Beautiful setting. A bit off beaten path but once there it was quiet & we had a wonderful stay. For further visitors a book with instructions on how to use tv, fireplace & local recommendations would be helpful.

It is sent in the same email as directions and arrival information for the house so that it is hard to miss. Our apologies for any difficulties your had with the roku TV or fireplace. It is truly a four-season view! The home has plenty of space and is nestled over the river perfectly. The owners/property managers were responsive, kind and accommodating. Highly recommend for anyone and everyone!
Beautiful, serene… the house is wonderful and provides privacy for 3 sets of couples with each having a bedroom and bathroom on their own level of the home. The setting is just fantastic. Great amenities!!! The only drawback is the path to the river is extremely steep and not easy to navigate. The owner did allow us to drive down the path but def need a 4 wheel drive to do so. The owners were wonderful and very responsive!
We enjoyed our stay at this beautiful home. Both the house and the property are breathtaking and the amenities were great. We had plenty of room to spread out when needed, and come together when we wanted. Although the drive up can be a little challenging, it’s well worth it when you arrive if you’re looking to’get away from it all’!
Four of us found the house very comfortable and well equipped. The kitchen had everything we needed (and then some)! The location was great - Hiking, horse-back riding, rafting, Skyline Drive, caverns, historical sites, wineries, breweries - all within a half hour drive.

We know how frustrating it can be to travel somewhere for a holiday only to realize the kitchen is poorly equipped so we do our best to think of everything and anything out guests might need in the kitchen (and throughout the house in general). How fun that you were able to get out and experience so many of our local attractions!
We loved our stay at “The Snug”! Everything from foxes, wild turkeys, deers with their babies, loads of frisky squirrels and of course constant serenades from the birds! There is truly something to see out each window! Everyone enjoyed the dock and canoeing. It was a much needed retreat. Thanks to the owners for such a treat.

We stayed for new years and it was awesome. Quiet and relaxing. Home was comfy and great. The only thing is the stairs are spiral so if you are elderly or have a large dog it would be hard to navigate. Nice space though and cozy.
The River Snug was the perfect venue to host 6 couples over a long weekend. We appreciated the privacy of separate bedrooms and bathrooms. The house was well-decorated with top-notch amenities. We especially enjoyed the game room, hot tub, outdoor patio, fire pit, and access to the water. The owners made check-in a breeze and quickly responded to any questions we had. The only slight downside was the surrounding neighborhood (not nearly as nice as the venue itself), but if you are looking for a remote getaway...the River Snug is for you!

Thanks Lacey for all the superlatives! I have really been working hard to design "perfect" cottages for our guests precious getaways. I like to think the Snug is my best to date.
Just for clarification: The Snug is located on a 108 acre farm and the neighborhood you pass thru consists of mostly small river cottages and homes built as summer places in the 50's and 60's. Perhaps a little over half are occupied year round. The farm driveway is about a third of a mile long and the cottage is surrounded by rolling farm fields, woods and the river (there are no neighboring houses anywhere to be seen).

The host has equipped the house with extreme care. There was nothing missing, linens, kitchen utensils, even spice rack.
There were at least four tables that could be used for dining that also provided opportunities for game playing. We enjoyed the river front equipment and made daily outings for hikes, boating and tours of a cave and a museum. The host was easily reached and responsive.

The home is beautiful. We stayed here for our daughter's wedding at Shenandoah Valley Golf Club...very convenient.
We loved laying in bed at night, admiring the stars through the skylight overhead. The home was solitary and relaxing - no neighbors in sight - and winter provided a clear view of the river (no foliage to block the vista). The kitchen is well equipped. The spiral stairs are a bit of a challenge with luggage. The only major nuisance was the pothole strewn road on the way to the home.
We would love to return in warmer weather to enjoy the many water activities available.

I found myself writing to the guests in Jan and Feb to express my apologies in advance for the condition of community river road in to the farm (which is just about a mile to the farm gate). The extraordinary wet year combined with the bad winter weather made for the the worst year ever. It finally was regraded and patched the week after your stay. That said ,gravel roads are one of the "charms" of country living.and ,for me, the drive along the river is still a wonderful break with civilization.
We were going to Winchester for my wife’s new grandbabies dedication to the church. It was the apple blossom festival weekend, so there were no rooms in Winchester, but this fantastic property sits right on the Shenandoah River, which is where I learned to fish it earlier in my life, sadly we did not get to enjoy the property that much as the weekend was built around our granddaughter, but the peace and serenity that the owners have put into this house, put some very interesting architecture made it a perfect choice for us to stay there. The only drawback which was clearly outlined in the discussion of the property was that to get to the three level floors the only staircase is a spiral staircase today I have had two joint replacements, so it was a small bit of a challenge, but certainly nothing that would prevent me from coming back. it was within 10 to 15 minutes of some very good food in front Royal and overall we had a fabulous weekend celebrating the dedication of the grand child to our Lord
What a treat to enjoy such a peaceful place in nature with deer and turkeys running around each day. The birds were also amazing. Then to enjoy such a great spot along the river with an open area, dock and places to sit was very special. The fire pit was great for the family and for our grandson to experience his first marshmallow roast. The cabin was well done -with nice furniture, comfy beds, and just very quaint. Everything was stocked well in the kitchen. The outside deck sitting area was very nice as well. The hosts were very responsive to questions and needs. You can tell they really care to make things work for their guests. Thank you to the family for sharing such a beautiful setting and home that made our family get together very special.
A group of friends and I were looking for a location along the Shenandoah river to relax , float, and just be together. The Snug definitely fit most of our needs. The house is adorable with beautiful decks overlooking the water. We enjoyed most of our time outdoors on the main floor deck.
The fire pit was wonderful as well and the property managers were super responsive when we requested more wood for an additional fire the next night as we had used it all the first evening.
The River access, while private, was a little challenging to say the least for some of our group- we even called the property manager to see if other houses on the property had a less steep/ shorter walk down to the water. It isn’t for everyone. The path while clearly marked was very rocky and the leaves made it a little slick. The water off the dock was quite deep so it was a good access point for the kayaks but not a dock to go sit on to relax together. The photos also made it seem a little closer to the house as if you could see a group in the water from the deck and we did not feel that was clear- but to be fair, we didn’t ask either.
Since we had dogs with us and wanted them to be able to swim and stand on the edge of the river, given the murky slippery coast area we went off property instead to access it.
All in all a wonderful house for anyone looking for a quiet getaway- just be prepared if you want to be in the water
My family and I stayed at the River Snug property for 3 nights and loved every minute of it. We have stayed at many vacation rental houses and this is easily in the top 5%. The location of the house is unbeatable - beautiful fields in the front with a front row seat to spectacular sunrises and walk to the river in the backside. The pictures do not do full justice to the beauty of the house - there are 3 levels to the house with a bedroom & bath in each level and a balcony/deck in all levels. Very comfortable beds and stylish bathrooms . There are loads of books in all the levels and games in the basement . We loved the fully loaded kitchen - has everything that you can think of- from cookie sheets to large pots and pans plus 2 types of coffee makers. Usually vacation rentals come with limited cleaning supply but this house has enough to last a couple of weeks or more . They have even thoughtfully kept bug sprays for the outdoors. We enjoyed the beautiful deck and the fire pit and rocking chairs. We had a good time canoeing in the Shenandoah river . Don’t miss going on hikes in their property- the views are gorgeous. It would be a good idea to get all your groceries so that you do not need to leave the place for a couple of days .kudos to property manager Grace who was always on hand to answer texts or phone calls to provide guidance on questions abt the house or the area. Definitely recommend Rolling river holidays homes !!
