About this property
200 Acre Shenandoah River Retreat • Stunning Views • Kayaks • 1-Mile River
Welcome to the Farmhouse at the 200-Acre Shenandoah River Retreat.
Wake up to wide valley views, mountain ridges glowing in the morning light, and a peaceful mile of river to explore. This 200-acre Shenandoah retreat is perfect for families, nature lovers, and anyone who wants quiet moments, easy adventures, and unforgettable days by the water.
Located in the heart of the Shenandoah Valley along the North Fork of the Shenandoah River, the property offers scenic mountain views and easy access to outdoor recreation throughout the region. Charming small towns like Woodstock and Strasburg are just 10 minutes away, offering restaurants, cafés, local shops, and everyday conveniences.
This retreat includes two separate homes on the same 200-acre property — the Farmhouse and the Springhouse Cottage. The farmhouse can be rented on its own for families and groups, or together with the cottage for larger gatherings. While the homes are located near each other, mature trees and vines create a sense of space within the larger landscape, and guests enjoy shared access to the riverfront, pavilion, trails, and open land.
As part of a working Shenandoah Valley farm, guests are welcome to wander the open fields, enjoy the riverfront, pavilion, and trails, and explore the 200-acre property during their stay. Because this is a working farm and the riverfront amenities are shared with the nearby Springhouse Cottage, you may occasionally see owners, farm staff, or other guests on the property.
HIGHLIGHTS • A full mile of riverfront to kayak, fish, wade & explore • Kayaks included — launch from a calm, scenic bend of the North Fork • 200 acres of land with open fields, mountain ridges & sweeping valley views • Outdoor deck overlooking expansive meadows and the mountain range — perfect for morning coffee or sunset dining • Two friendly cows who roam the pastures and add to the property’s peaceful farm feel • Sunrises, sunsets & endless Shenandoah skies • Riverside pavilion with hammocks, picnic table & firepit (wood provided) overlooking a calm bend of the North Fork • Approximately 200 easy steps from the farmhouse to the river • KING master suite with direct deck access; 3 queen beds upstairs • 2 full bathrooms (main floor & lower level near laundry) • Trail access into George Washington National Forest • Fast WiFi, fully stocked kitchen & multiple cozy living spaces • Weber gas grill for easy outdoor cooking • Minutes from wineries, breweries, cideries, golf & top Shenandoah attractions • Option to rent the nearby Springhouse Cottage for additional space — ideal for larger groups, multi-family stays, or added privacy • Ideal for families, couples, nature lovers & relaxed adventurers
WELCOME TO YOUR SHENANDOAH VALLEY ESCAPE Step outside the farmhouse and take in the expanse of valley fields stretching toward the surrounding mountain ridges. The outdoor deck overlooks the broad meadow and mountain range, making it a peaceful place for morning coffee, birdwatching, or quiet sunset dinners overlooking the valley and mountains. Morning light filters across the grass, the river glimmers through the trees, and the valley begins its peaceful, daily rhythm.
In the evenings, follow the soft glow down to the firepit near the river, where the mountains fade into dusky blues. Settle into an Adirondack chair as stars appear over the meadows — bright, clear, and endless. With minimal light pollution and expansive skies overhead, evenings are perfect for stargazing from the deck, firepit, or open fields.
This is a place where kids chase fireflies, couples stroll by the river at sunset, fishermen wade into the clear shallows in search of smallmouth bass, and families reconnect in the quiet beauty of the Shenandoah.
INSIDE THE FARMHOUSE The farmhouse is warm, comfortable, and made for gathering — with space to play, unwind, cook, read, and simply enjoy being together.
Main Floor • Spacious KING-bed master suite with serene views and direct access to the outdoor deck — perfect for morning coffee overlooking the sweeping meadows and mountain vistas • Full en-suite bathroom • Bright living room with valley & mountain-facing windows, a smart TV for relaxing movie nights and an electric fireplace for cozy evenings • Sitting room for games, puzzles, reading & conversation • Open dining area with great views • Thoughtfully stocked kitchen with cookware, pantry basics & coffee essentials
Upstairs • Bedroom #1: Charming room with two comfortable queen beds and a TV — great for families or friends traveling together • Bedroom #2: Cozy queen bedroom with a TV, offering a peaceful retreat at the end of the day
Lower Level • Second full bathroom • Laundry area • Storage for river gear & outdoor items
The layout is ideal for multi-generational families, friend trips, or anyone wanting room to spread out.
RIVERSIDE PAVILION & OUTDOOR SPACES Follow the grassy path to the riverside pavilion, tucked beneath tall sycamores along a calm bend of the North Fork.
Here, you can: • Relax in hammocks as the river drifts by • Share meals under the covered pavilion • Wade into clear, shallow water • Launch included kayaks and tubes directly from the shoreline • Gather around the riverside firepit at sunset (firewood provided) • Fish for smallmouth bass, sunfish & fallfish • Watch sunset colors reflect across the water
In the evenings, the firepit near the river becomes a gathering place — the warmth of the flames, the scent of the forest, and the sound of the water create a truly unforgettable atmosphere.
200 ACRES TO EXPLORE From open fields to forest edges, the property offers endless space to wander and play. From the large rock near the farmhouse, walk directly into George Washington National Forest, where trails weave through trees and open to expansive views.
Wildlife is abundant, and guests often spot: • Deer in the early morning light • Bald eagles circling above the river • Osprey diving for fish • Great blue herons gliding low across the water • Ducks paddling through the quiet bends • Wild turkeys crossing the fields • Songbirds filling the valley with sound
You may also see our two friendly cows who roam the pastures — gentle fixtures of the land who add to the property’s peaceful, pastoral charm. And if you're lucky, you may even spot river otters frolicking in the gentle eddies — a magical sight when it happens.
It’s a landscape that invites adventure, discovery, and quiet appreciation.

We enjoyed our stay at this wonderful property, spent a whole day at the river with kayaks and tubes. Kitchen was equipped with everything you need to cook a meal, The property provided excellent viewing of wildlife, especially enjoyed the baby toads at the rivers edge. Close to national park and an excellent meat market where we bought some fabulous T-Bones. Highly recommend.
Huge property, all new accommodations, well stocked kitchen. I like it when coffee is provided. No need to bring chairs. You can drive all the way closer to the firepit along the side of the river. The no-rail bridge over the river was another excitement as it heavily rained just before our stay. We will definitely come back.
We loved the house and beautiful property. We had nice furnishings, comfortable beds, and great wifi for the whole family. We would stay there again and again when we come visit our family nearby in Winchester
Beautiful setting, great hosts, clean house that felt bright and airy. We had a large rain just prior to our stay that caused the River to rise above the bridge. Host reached out right away and kept us informed frequently of status and progress. Bridge was passable just hours prior to our arrival but we had no issues thanks to her great communication. Highly recommend!
We had a very nice weekend in a beautiful area. It was a very peaceful stay. The house was very well equipped and we had a nice time kayaking and tubing on the river. The host was very helpful and available for any questions.
ABSOLUTELY AMAZING property location and home!! The house was cozy, very clean, fully equipped with everything you could ever need, comfortable beds, STUNNING VIEWS from every window of the home. It’s right next to the river where our family enjoyed fishing, tubing & kayaking. A trail head is right there to o & the cows are so fun to visit. The owner was so friendly and excellent communication. We will be coming back many more times!! HIGHLY RECOMMEND!! THANK YOU for giving our family such a memorable vacation we will never forget!
This was our 3rd or 4th stay at this lovely and comfortable farmhouse. Kathleen is an excellent host; kind, caring, responsive, and communicative. The property, both inside and out is beautiful, and we absolutely love the rescue steer residents. We enjoyed Happy Hour by the river and daily hikes in Shenandoah National Park and other local parks. We will happily return again.
Beautiful country property. The host was wonderful and very easy to communicate with. My wife, our three college student kids, and our middle schooler all found the property to be clean, comfortable, and homey. I would definitely recommend this property to anyone looking for a vacation away from busyness.
Charming house in a beautiful setting. The house was equipped with everything you could need. The hosts were very helpful when asked but always gave us our privacy.
Overall even better than advertised. We couldn’t be happier with our stay.
The property was peaceful. There are plenty of paces to stroll and nearby hiking trails as well. The sound of the water was soothing and relaxing. I am sure it must be a great retreat from the heat of the summer as tubing and kayaking would be readily available.
We had a fantastic time at the farm house. We saw local sites, spent time with family in Winchester, and relaxed on the Shenandoah river! Beautiful home, all amenities covered! Owners quick to respond when we had a power ououttage. .when we
Peace just descends on us all when we stay here. The home is beautiful, well-stocked, and very clean. We hardly want to leave the property when we're there. However, we did enjoy the "wilds" of Harper's Ferry and ventured into a couple of the small communities nearby. All worth it, but we're always happy to return to "heaven".
Amazing property that we had all to ourselves! Friendly farmers that let us pet and feed the cows and even gave us fresh vegetables from their garden. Water was high during our trip due to all of the rain but we still have a blast at the fire pit, in the water tubing, fishing and just roaming the farm. Even made a giant slip and slide out of the hillside for the kids. They have a basement full of tubes for use, wildlife everywhere and a fully stocked house. We saw bald eagles, skunks, deer and turkey. If you’re looking for seclusion and serenity you’ve found it. The owners were very helpful and easy to communicate with. Will definitely be back.
Everything was perfect. The pictures of the property don’t do the beauty justice. Gorgeous setting in the valley, by the river, with mountain range all around. The house had everything we needed and more. We’ll be back again for sure!

Very peaceful and quiet farm house. The house is beautiful. The bridge looks scary but it was ok after the first time. The house has everything you need. Kathleen is very nice and will get right back to you with any concerns you might have. It was a awesome time. Hope to go back soon.
