1830 farmhouse newly renovated by well-known architect on the Hudson River with 100 ft of private beach, 1 acre of land with old trees, and use of canoe and kayaks. Launch canoe and kayaks directly from backyard into the Hudson! Located in charming Coxsackie NY, 2 1/2 hours from NYC, 20 minutes from Hudson train station (on Amtrak Albany line). Catskills, antiquing, hiking, restaurants all within 20 minute drive. 2 full bedrooms with additional guest bedroom/office with daybed, living room/sunroom with fold-out bed, dining room, fully equipped kitchen with updated appliances. Sleeps 8. Exposed beams and original floorboards. Airy, light-filled open plan kitchen, dining room and office downstairs. AC in master bedroom and guest bedroom. Large deck with charcoal grill. We reserved this property for an anniversary getaway. It was exactly what we were hoping for: charming, well-equipped, close to everything that we needed but far enough away to be away to be quiet. We would absolutely stay here again if ever in the area.

The stay was nice and Monica was quick to communicate when we had issues, but the house is rustic and runs into older house issues. Just be aware when thinking about what kind of stay you’re looking for.
My partner and I stayed at the house for a few days this week. They have everything necessary & stocked. Charming & peaceful. Perfect secluded waterfront- a short walk from the house but a straight shot from the back door. We LOVED it and will be back!
We stayed at this lovely home for a getaway with grandchildren. It was a perfect location both outside and in. The kids enjoyed the beautiful yard, river, and canoe and kayaks and also the cozy home. There's everything you need for a wonderful retreat! Monica was incredibly responsive and a great host. We would highly recommend this home!
Check-in was good. The energy of the house was very cold and uncomfortable to me personally. It wasn’t cozy. The furniture was very small and uncomfortable, except for the main bedroom that bed was extremely comfortable. But there was nothing cozy or welcoming about the home. And it also had some energy going on if you know what I mean. Chairs were moving and scraping along the floor, the microwave kept opening. Lots of other little things kept happening. Let’s just say it was quite active. I thought the town was going to be different. Main Street was basically completely shut down. It was a very depressing location. I actually left a day early.

I'm sorry that you did not enjoy your stay. But suggesting that the house is somehow haunted seems like an issue that is personal to you. The house is from 1830, and not all of the floors are perfectly even, and other characteristics of an authentic period farmhouse. But generations of families have lived happily there, including my own. The house also features 3 sofas, including a brand new West Elm Shelter sofabed, so I'm not sure why you're claiming that the furniture is small and uncomfortable. And there are many charming new businesses in town, as detailed in my rental guide, and as featured in the NYT and other publications.

Our recent VRBO stay was a mixed experience. Upon arrival, we found the owners still at the property, which led to an awkward and rushed departure on their part. Unfortunately, there was some miscommunication about the booking, which delayed our check-in and made us late for an event. While the home itself was comfortable, it didn't feel as welcoming as other stays we’ve experienced, and the cleanliness could have been improved. Overall, it was an okay experience, but not as seamless as we had hoped.

On the positive Monica was very easy to deal with. Very responsive to questions and concerns. House is on a beautiful piece of property on the Hudson. Great for children to play. On the negative, overall the house is old, tired and cluttered. Most furniture is uncomfortable. No window coverings in rooms advertised for sleeping. Bathrooms uninviting; Caulking bad in downstairs tub/shower. Kitchen with dishes and plates badly chipped. Kitchen very cluttered with various items. Closets and dressers unusable because they are filled with owners possessions. Pictures on Home Away website do not accurately depict comments above.

This place needs some love and organization.
We did enjoy our stay but there were a quite a few disappointing things. I had asked if the canoe was down by the river and was told yes. When we got there the canoe was in the garage which is in shambles. Everything in there was very messy. We did not even bother to pull it out and haul it all the way to the river. Did not even want to try because getting to it in the garage was going to be a challenge. Very disappointed in that. The kitchen was ok. The cabinets were a mess. Stuff just thrown in and no organization. This is not fully equipped. I had to boil pasta in a lobster pot. The outdoor furniture was filthy. We would need to scrub stuff down in order to use it. The main gathering area where the tv is, is in the sunroom. This space has limited seating and has a very small tv. I'm glad there were only 3 of us. This room could be so much better with more furniture & a larger tv. Would not rent again, unfortunately.

My sincere apologies that you had issues during your stay. I had instructed my caretaker to bring the boats down to the river prior to your stay. Unfortunately, although he tried that day, he was unable to because there were sudden heavy rainstorms. It had been an unprecedently rainy spring, which is also why I had not been able to have the deck furniture power washed. Again, my apologies for the state of things -- sometimes the weather presents challenges, which are part of riverside living.
Monica's house was very attractive, comfortable and thoughtfully appointed and the renovated downstairs bathroom was great. It was a pleasure to prepare meals in the kitchen (there was a Weber grill stationed an awkward distance from the house which we did not use) and unlike homes that rely on wells, Monica's house appears to be on the municipal water line so no need to use bottled water for drinking, cooking, washing, etc. The property, however, was a bit disappointing, in part because the neighboring homes and properties are far less attractive and charming than Monica's. We were also expecting a more dramatic river setting - there is no river view from the house and with little privacy, there's no truly comfortable place to sit outside bec. Even at the river's edge (a longish and soggy - but kinda fun - walk from the house), the view is a bit funky. We were looking forward to swimming and boating on the river (my husband is an experienced canoeist) but Monica's canoe had some issues so we weren't able to use it and recent rains churned up some mucky stuff that made swimming less appealing. Overall, the house met our needs - internet was great (we were both working remotely), kitchen was well equipped and ac's worked nicely.

I'm happy you enjoyed your stay and the house. There's been a record amount of rain and flooding this year - the yard isn't usually soggy, and the river is usually fine for swimming, but I'm glad you were able to make the best of it despite the aftermath of the major storms.

Beautiful location and home, okay owner
I was a bit hesitant based on other reviews of this property, particularly regarding the owner, but went ahead and booked it. The home and property are absolutely beautiful. I would recommend the home 100%. However, per some of the other reviews and from our experience the owner is confrontational, slow to respond and defensive. I was unable to open the check in instructions. We tried on my phone and my husbands theough tbe app and web browser. The file was faulty when attempting to download. I reached out to the owner who took a few hours to respond. We should have been able to check in at 4. She did not respond with written instructions via message until 6:30. And i had reached out to her arouns 2 hours prior to check in. We were able to check in around 4:30 after i went on a laptop and took photos of the instructions with my phone. Upon arrival the lock was already set to be opened and the side door was unlocked. We did make sure the house was clear which it was. But not a great feeling to check into a home you're not familiar with that's been unlocked for who knows how long. Owner aside the property really was fantastic.

I'm very sorry Lake had a problem with check in. It appears that she had trouble downloading the house instructions -- since no other guest has ever had this issue, I assume it was a problem with internet coverage on her end. I was perfectly friendly and responded as promptly as I could, even cutting and pasting the entirety of the house manual into our text chain. However, she did not realize that VRBO blocks personal emails and phone numbers so I was unable to send the information to her more directly. The house was left unlocked by my cleaner, who had left immediately before the guests arrived, and thought it would be more convenient, but I will instruct her not to do so again.

Just as described with one exception
This lovely property is right on the riverfront, and directly across from a state park where you can access nature trails. To get to the shore from the house is a short stroll on the property, past beautiful weeping willows and a nicely manicured lawn. The home is just as described, and one of the best I have ever rented. It's charming, comfortable, has any tool you could possibly need in the kitchen, and not at all musty even on a rainy summer day.
However, just adjacent to the cottage not even a foot away is the garage of another house. Beware, the owner next door rents as well, and features it as a party house with an outdoor batting cage, trampoline, volleyball net, pool table and card table for up to 23 people. During my stay it was rented to about 20 kids in their late teens and early 20s. To be fair, from inside we did not notice their presence. However, they played loud music that drowned out the sounds of the birds and crickets, likely kept the deer away, and made me prefer to stay inside when we returned from our various hikes and small town adventures. I left the city to escape loud noise and music, and alas pulled the short straw on this trip!
Again, the house and setting are wonderful. You can't, however, choose your neighbors.

We had a wonderful week at this charming home on the Hudson.
The house was perfect in every way. The kitchen was fully stocked, and the entire downstairs had so many areas to spread out, including a large farmhouse dining table. We spent most of our time in the sunroom, watching the sun come up each morning. The bedroom had its own air conditioning unit which made sleeping delightful. The bed was one of the most comfortable I have ever slept on in a VRBO.
The walk to the river was easy and the sandy beach was just the right size. It is affected by the river’s tides (who knew) but that didn’t matter. There are canoes and kayaks, but I actually bought a cheap tube at cvs and spend most of the time floating.
The week we were here was INCREDIBLY hot every day so we hiked or did tourist things in the morning. I highly recommend Olana estate, the Thomas Cole homestead, or a walk on the Rip Van Winkle Bridge.
Then we would spend the afternoon by the water where there was always a cool breeze. Bonus- when an eagle flew over and perched above us.
Coxsackie has a few cute shops and restaurants. The town also has a large Riverside park that had plenty of picnic tables and colorful Adirondack chairs. This was great place to enjoy ice cream from The Creamery and watch the boats go by.
My husband and I have rented a lot vacation homes. This house is exactly as described. Pulling up to a home that was spotless and fully chilled, was a great start to our vacation.

Do not expect a view of the water!!
The ad is misleading. It appears as though you will be able to see the water from the outdoor decks of the house. This is not accurate. There are two HUGE trees in the yard that block any water views from the house, indoors or outdoors. Also, the photos are taken many years ago, based on the actual condition of the property currently, the railings on the back porch are rotting and covered in mold, the railing on the side deck was also filthy and neither deck was swept of all the debris from the falling pine needles, apples, etc. of the trees that overhang them. I spent a good 45 minutes sweeping both decks, stairs, wiping down all the outdoor furniture that was coated in dirt from who knows how long, just so we could use those spaces. Not how I wanted to spend my vacation. Also, there was food left in the fridge from the previous tenant, meat that was a week old. The house instructions we were given are also not accurate, things were not where they were stated to be, so I had to open drawers and closets all over the house to find things on my own. There was laundry left in the dryer, there were things thrown into the bottom of the closets, there were packages left in the sunroom. Everything was very cluttered.
In addition, the beach area that she has is VERY small and the actual walk into the water is over large rocks. There is a TON of broken glass both on the beach and in the water. The beach and river is way at the end of her property, so it is a bit of a walk.

I apologize for the condition of the house when this renter arrived. My cleaner, who is usually extremely reliable, was having a family emergency that week, so she failed to clean out the refrigerator or to sweep the deck (had the deck been mentioned to me, I would have had someone out to sweep it immediately, and I did ask whether the renter wanted the cleaner to come back and clean out the fridge, but the renter refused.) The patio furniture is power washed at the beginning of each season, although there have been an unusual number of storms, etc. this summer. That also accounts for the unusual amount of glass on the beach -- my caretaker rakes the beach and picks up any glass he finds, but he can't do so daily.
I have to take exception to the suggestion that my ad is misleading -- I have been renting on this site for more than 15 years using the same description. and this is the first time such an accusation has ever been made, and I find it quite insulting. The house is riverfront and there is a beach which is clearly pictured, so it's unclear to me why this renter was disappointed or why she claims to have been misled. If she was expecting the Hamptons, she needs to understand what a private river beach looks like.
I would refer potential renters to the other reviews of this property both on this site and on AirBnB.
This is a wonderful place to stay. My only issue with giving a comment and rating is that I want it to always be available when I want to book it again. Also, the the host is great. Very responsive to any questions.
This was our first time using VRBO and the experience was stellar. From communicating with our property manager Monica Youn prior to our visit to our reluctant departure, this property met all of our get away needs. The house had an eclectic and funky energy and was fully operational in every capacity. The kitchen was completely stocked with every possible implement that made cooking and food preparation easy to accomplish...when we were not dining at the many excellent restaurants in the region. As cooler autumn days arrived, the presence of the wood stove was delightful and easy to use. With a huge supply of wood available in the garage attached storage area, we had ample fuel for the fire. The master bedroom was comfortably appointed, although the bed was very high and for my wee wife an adventure getting in....but the mattress was very comfortable and a cozy comforter provided the warmth needed as the evenings became chilled. Perhaps a step stool at the bedside would be helpful for those folks in need of a little lift. The bathrooms, both upstairs and down were fine, although the downstairs bathroom could have better mirror placement....but a minor detail for sure. The backyard was stunning and huge, populated with magnificent towering old growth trees leading all the way down to the river's edge. And it seemed to us to be as big as a football field. Although we did not utilize the kayaks or canoe, they were set up in very accessible fashion for those indulging in a nautical visit on the river. We sat in the chairs by the river to take in the sweeping vista of the mighty Hudson. The location was terrific. We were within 30 miles of both Rhinebeck and in the other direction Albany. Discovering the vibrant and teeming life in river towns like Hudson was a highlight. Coxsackie itself has a wonderful riverside park, just minutes away. We wandered through the region, visiting Bard College, Montgomery House, and Olana, and truly came to understand the charm and beauty that inspired so many artists of the Hudson River painting movement. And we hiked in various spots to further appreciate the beauty that inspired people like Washington Irving at Poet's Walk Park, where allegedly the inspiration came for the Rip Van Winkle tale known to us all. This historic and beautiful region is a gem. Our stay at 117 Riverside was just the right place to return every night to recharge our batteries. We would absolutely return to this delightful spot.
My friends and I stayed here for a few nights just to get away for a bit. We had so much fun! The house was perfect and we felt right at home there. It was nice to have kayaks and swimming available right in the yard! The owner was very helpful in her communications and our stay was great. We are already planning to return next year!
High recommendation for the Riverfront 1830 Farmhouse
We loved the Riverfront 1830 Farmhouse. It was comfortable and relaxing, lots of places to sit, sunfilled room facing the river. The kitchen was nicely stocked with kitchenwares, and we had no problem preparing our meals. We loved the art and furnishings of the house and found it the perfect getaway for us. The river was beautiful and we enjoyed the location for what it had to offer. It is a rustic property with a country feel. If that is what you seek it just perfect, if you want a high-end country club setting you may need to go over near Hudson. For us, it was an ideal place to stay to relax after the past year of the pandemic. Highly recommended!

Coxsackie turned out to have quite an interesting "old otown" part with wonderful restaurant, deli wineshop and coffeshops.
Monica was easy to communicate with from reserving to making sure that we were checked in smoothly. She graciously allowed us to check out late on our last day so we were able to enjoy the kayaks and canoe that she thoughtfully provides. The house is comfortable, with plenty of seating and a lovely sun porch. The proximity to hiking trails made it perfect for our family. Watching the deer eating apples in the yard was a bonus. We had a great weekend!
Monica was a breeze to communicate with and graciously allowed us to arrive early. The home is roomy, well equipped, and comfortable, on a deep lot which reaches the river. As one would expect from a house built in the early 1800s, the floor boards creak, and the doors don't all close easily. For us, these imperfections added to the charm. There was a somewhat formal event (wedding?) held next door one of the evenings we were there, but they wrapped up at a decent hour. We very much enjoyed exploring the area.
