Please note that rates for Fantasy Fest, Meeting of the Minds (formerly Jimmy Buffet Parrothead Days), Race Week, Thanksgiving, Christmas, New Years, Songwriter's Festival, Memorial Day Weekend, Hemingway Days, and Poker Run all have minimum stays and different rates than are listed on the Rates page of this VRBO listing.


A deposit equal to the cost of one half of your stay or one night, whichever is greater, is required to guarantee a reservation. The balance is due 30 days prior to arrival. Sorry, no refunds for early departures.


Cancellations from time of booking to thirty (30) days of arrival date will be charged a $50.00 processing fee per unit rented. All bookings of one week or longer will be charged a $100.00 processing fee per unit rented if cancelled more than thirty (30) days prior to arrival. Cancellations within thirty (30) days of arrival date will be charged for one night per unit rented or may extend their reservation for six months. Cancellations within seventy-two (72) hours to twenty-four (24) hours have a 50% cancellation fee or can be extended for six months. Cancellations within twenty-four (24) hours are non-refundable but will be offered a six-month extension. Sorry, no refunds for shortened stays. We reserve the right, to change your unit number if you are reserving for 3 nights or less.

Cancellations for Special Events: Fantasy Fest and Christmas/New Years. Reservations of 5 days or longer that are cancelled within 2 weeks of arrival will be charged a $250 cancellation fee. Reservations cancelled within 1 week of arrival will be charged a $500 cancellation fee. Reservations cancelled within 72 hours of arrival are non-refundable. All cancelled reservations will be offered a six-month extension.


We do not refund for inclement weather or other circumstances beyond our control. We strongly encourage the purchase of Travel Insurance to protect your vacation investment! In the unlikely event that a hurricane evacuation is ordered while you are a guest, and you have not purchased travel insurance, you will be issued a voucher for the unused portion of your stay. Guests holding a confirmed reservation who are unable to travel to The Hollinsed House because of the closing of the Key West Airport or connecting roadways due to a mandatory evacuation and have not purchased travel insurance will receive a voucher in the amount of the room deposit held. Vouchers are redeemable between June 1 and December 15, up to one year from the issue date, excluding special events and holidays. (Exception: Vouchers issued for cancellations of Fantasy Fest reservations can be applied to future Fantasy Fests in the ensuing two years.) No voucher will be issued if the hurricane is not a threat to Key West and you are unable to travel because of canceled flights or adverse travel conditions outside the Keys. We strongly encourage the purchase of Travel Insurance to protect your vacation investment!

big disappointment

In 2011, my husband and I stayed at this rental and it was fabulous. The location was incredible, and the place was charming. Charles was always around and making sure we didn't need anything. This time around things were completely different. The manager emailed us our access code, it was wrong. We called and she told us we weren't supposed to be there til the 22nd. We told her no, we were booked from the 21-28. She then gave us a different access code and told us we were supposed to call her when we got in. Again this was not in our email. However, we got in and started our vacation. I understand we are in the tropics, but there were sugar ants crawling on the counter. We decided not to make a big deal about it. The Shower though clean, is showing wear and tear as well as the cabinets. Again, not a big deal. Friday night became the big deal. Our unit was broken into (oddly enough with no signs of forced entry) and much of our stuff was stolen including our cell phones. We called 911 from a neighboring units cell as the unit phone had no dial tone. The officers were efficient and they fingerprinted several things including a cabinet that had been busted open. After finishing, we didn't feel comfortable staying so we left our vacation early. It is now almost 1 am. We packed up and drove home. FInally after getting a cell phone, (around noon on Saturday) we called the manager back...Not only didn't she apologize and ask if we were ok, she proceded to blame us for everything and demanded to know why we didn't call her immediately. We had no phones, she asked why we didn't use the one in the unit. We told her it was broken. She demanded to know what the burn marks were. That would be the fingerprint dust. She then said she didn't like renting to "the drunks of fantasy fest", we were stone cold sober. I will never ever stay at the Hollinsed House and discourage anyone else from staying there.

Owner's Response: As the manager of this unit I am going to start addressing these complaints from the beginning. Charles was always around. He passed aways from a massive coronary just two months afters these guests first stayed with us. Ruth our current housekeeper is very, very attentive to the guests and we have been blessed to have found her! These guests were mailed an access code when they made their reservation and told to call a few days prior to arrival to make sure it had not been changed. It had been changed and they were given the new code, that DID work. Sugar ants? Why was I, or the housekeeper not notified? I was not notified of the break-in, nor was my housekeeper Ruth, nor my assistant manager, Lois until another guest told Ruth on Saturday, after these guests had left. The phone in the unit does work, and it did work on Saturday morning when my housekeeper checked it. When the guests finally called me I apologized for what happened, asked if they were ok and DID ask if there had been a fire because it looked as though there was ashes on the kitchen counter and the closet doors. Ruth, the housekeeper had been unable to scrub it off. The guests then told me it was fingerprint powder residue. I did tell the guests that the Key West Police Department had told me that there were no break-in marks and were unsure what had happened. People had been around the pool at the time the guests were out and the break-in happened and had not seen anyone enter the unit. The comment about drunks is WAY OFF base. What I actually said is: "I personally wish I did not have to keep the Hollinsed House open during Fantasy Fest because there are too many drunks wandering the streets causing too many problems, this is why I only book repeat guests like yourselves." How they construed that to be that I called them drunks, is beyond me! I am sorry this happened to these guests, but in 5 years of personally managing 6 units at the Hollinsed House this is the first time this has happened. I pride myself on the clientele that stay at the Hollinsed House and the fact that we DON'T have problems like some of the guest houses seem to. I am already booked for next Fantasy Fest by repeat guests or friends of repeat guests. I truly am sorry for what happened while these guests were staying at the Hollinsed House but wish I had been contacted at the time. As I have said in other reviews, it is always hard for me to address some issues after the fact.

We'll be baaaack!

First time in KW. We plan on returning next winter and stay in the Shangrila Suite. It was nice having our own private tropical garden and 15 steps away through a picket privacy gate to the pool, larger garden and patio. We were looking forward to meeting Charles but we understood he is no longer with us. Robert, the new guy was great as was the cleaning staff. What a great location - close to everything and reasonably priced. Having a good grill was a plus. Fired it up two nights to grill shrimp and steaks and dine under the arbor.

Owner's Response: I am so glad that your first time in Key West was at the Hollinsed House and that you had such a good time. And that you will be back! It was with great sadness that we lost Charles to a heart attack at Christmas time 2011! We went through several housekeepers before we found Ruth and couldn't be more pleased. Robert our new gardener is doing a great job! We can't wait to see you back next year. I am already booked for February so call me soon for next March............

Loved this place

My husband and I stayed in this suite for our 25th anniversary , it was very nice and clean . Very quiet which we really liked ,but also very close to Duval St. which was a plus . We callled to see if we could get suite a day early and it was available. Tracey was very nice and helpful with all our needs . Charles was great, he was always checking with us to see if we needed anything and everything was o.k. This place was just as described and more courtyard / garden area was very nice and relaxing . We will definitely stay here again.

Our Honeymoon in Paradise

This was a very qaint unit. My Husband and I enjoyed having a private patio to have dinner or lunch. We found the property to be in a perfect spot 2 blocks off of Duvall Street. It was convenient to walk most places on the island. We felt the unit itself needed a bit of updating compared to some of the other units on the property that have been updated, but I am sure the owner already knows this. Charles (the caretaker) was as wonderful as everyone said he was and we hope that he is there next year for our stay in the poolside suite. Yes, we loved the property and have booked another unit for next year, Yeah!

Owner's Response: Michele, Charles and I can't wait to see you back next year! You are right that the ShangriLa Suite has not been renovated (owner's choice) but as the manager I have done lots of upgrades (new bed, loveseat, dishes, etc). We are doing more as soon as "season" is over and we have a break in guests and have a few days in the unit. Make sure Charles gives you a tour next winter! We are centrally located, close to everything! For a great hot stone massage check out PraNa Spa. For groceries go out the front gate and at the BOA atm turn right to go to Fausto's. Our hospital is on nearby Stock Island. For a laundrymat Hilltop Laundry is a few short blocks away. Locals love the Simonton Beach. (out the front gate, hang a right at Simonton and go until you hit water.)
