Pros: Comfortable beds, two of three bedrooms had good space, quiet location, has washing machine, appliances in good shape, okay for three people, comfortable sofa in lounge, lots of instructions for everything; plenty of towels; generally clean; plenty of spices
Cons: Front door screeched against floor, and even then didn't open fully; cramped space might be hard to negotiate for four, much less six people; wifi very spotty even when sitting right by the router; fans couldn't put a dent in the heat (late My was broiling), very, very noisy but sporadic AC didn't cool but helped with humidity; no matter how patient and careful, per instructions, just couldn't open some screens (which meant outside shutters couldn't be opened, keeping the flat dark, and not allowing for some cross breezes); dark woodwork, which was interesting, seemed designed for much larger space, so just added to gloom in the small flat; third bedroom had almost no room to get around (so was ok for one only, despite having double bed; one 20-something daughter okay with it, the other found it too 'creepy' to enter); the greeter was a totally unnecessary expense from our viewpoint (though a pleasant woman), a lock box for keys would have sufficed, given the long instructions sent well in advance of our trip; low flush broken on toilet/full flush was finicky; shower ran more like a faucet, was hard to regulate temperature, and was very narrow; ice cube trays only partially filled on arrival, and one was dirty
Overall was a good place to stay for our three-days in Venice, but too many, admittedly small problems and inconveniences kept our attention focused on them instead of the comfortable beds, getting to use the washing machine, and otherwise having a very happy, first visit to Venice. If the myriad, small problems were fixed, our rating would definitely be higher.
