Guest Access:

Free street parking is available in front of the townhome and across the street, on a first-come, first-served basis. You may park up to 2 vehicles.



The Neighborhood:

This private gated community is surrounded by 200 acres of beautiful natural Florida woodlands and lakes. This property is located in the community of Festival Minto Resorts, which offers a community pool with water park, clubhouse, miniature golf, general store, old fashioned ice cream parlor, digital arcade, and sand volleyball courts.



Getting Around:

Festival is located off of I-4/Exit 58. West on ChampionsGate Boulevard to Ronald Reagan Parkway.



Other Things to Note:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!

• Please be advised that hot water is currently unavailable.

• Please note that pool service is scheduled weekly and may occur during your stay. It’s a brief visit to keep the pool clean, and technicians will only access the pool area. Thank you for your understanding.



Additional Services:

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

(Pool is currently unavailable)• Pool heating is available upon request and is not included in the booking price. The fee is $35/night with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Rent a Pack 'n play for $39 (one-time fee)

• Rent a highchair for $29 (one-time fee)

• We offer mid-stay cleaning for reservations over 3 days in duration. This service is available for an extra fee and will need to be booked in advance



House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Please clean up after yourselves. Large messes will result in an additional cleaning fee.

4. Outside of service animals, pets are not permitted at this property. Any evidence of pets will result in a fine and/or forfeiture of your full deposit.

5. We do not assume liability for any injuries sustained by using the pool. Please follow all safety precautions and use at your own discretion.

6. Firearms and weapons are strictly prohibited in our home.
