If you come to Austin, you will likely spend most of your time outside the house. So rent this quaint, cozy little studio in the heart of the Zilker area and save money to spend on activities! The studio (meaning no separate living room) is located on the ground level of a stone triplex built in the 1940s. It has been completely renovated and boasts fresh, natural materials, including stained concrete floors and countertops, painted stucco walls, and restored wood windows that let in loads of natural light. The studio is surrounded by a large, private patio with lots of shade and seating.
You can rent the studio to sleep a total of 2, or you can combine it with one or both of the other units in the house to sleep a total of 4 or 6. Too see the other units, please type their listing numbers in the VRBO search bar: 450977 ('Treetop Suite') and 442385 ('Urban Hideaway').
All 3 units have clean, crisp linens, quality furnishings, and original art. Our WiFi connection is good, and the patios are a great place to enjoy the quiet of an established Austin neighborhood only five minutes from downtown and the SoCo district, and walking distance of the South Lamar (“SoLa”) district.
We offer bikes for you to explore the many things to do within walking or biking distance from the house. If you are an outdoor enthusiast, check out the greenbelt along Barton Creek or Barton Springs Pool--each about a mile away. If you are looking for great food, you are just around the corner from the iconic Matt's El Rancho and the fabulous 'Restaurant Row' on Barton Springs Road. Walk to the ACL music festival or enjoy live outdoor summer theater at Zilker Park. Umlauf Sculpture Garden and Zilker Botanical Garden are beautiful places to explore and picnic. At the end of the day, dance to live country music at the locally-famous hole in the wall--the Broken Spoke. Or check out the HighBall retro bowling alley/karaoke bar and neighboring Alamo Drafthouse Cinema--uniquely Austin experiences.
If you want to venture outside the neighborhood, we're also close to the University of Texas and the Highland Lakes just west of town. We are happy to recommend things to do and places to see.

About Ann Giles
We are a husband and wife team that loves old houses. We were each renovating our own 1940's era home when we met. Since then, we've acquired two additional homes and had four children. We love spending time with both--keeping the houses in great shape for years to come and keeping the kids busy and fed! Not sure if the heater didn't work, or that I just couldn't figure it out. We needed it a bit. I think an additional blanket would have done the trick at night. The place was cool all the time.
One of the fridges was so loud we had to turn it off.
The shower is definitely small. But doable.
We loved the studio. Great location and loved having a kitchen. The only negative is it's in need of a mattress upgrade.
Full of Charm
This little studio is absolutely fabulous. The neighborhood is wonderful. Close to so many fun things to do. It is the perfect place to be if you want to hike the Barton Creek Greenbelt trail.
Quirky... And Problematic
My wife and I have stayed in several HomeAway properties in central Texas, and while this one was in a nice quiet neighborhood, with lots of character, and the spaces around the exterior of the house were nice, I doubt we would repeat here.
Our biggest issue was the extremely small bathroom. I'm not an overly large person - 34 inch waist - and I had to turn sideways to get into the smaller than a telephone booth shower. Also, while using the shower I discovered the hard way that it didn't have an anti-scald valve when another guest in one of the other suites flushed a toilet and the shower got almost dangerously hot in a split second. And it's tough to jump out when the opening is narrower than your shoulders. -2 stars here
Also, I assume because of the multi-tenant nature of the property, the exterior lights are on a timer, and cannot be manually controlled. That's fine, if the curtains can block the light, or if you are a late night party goer who gets to bed after light out, but that's not us, and our unit didn't have curtains that dense. The result was like trying to sleep with a really bright nightlight. Not too great. -1 star here - (I'd have only done a half, but that's not an option.)
So, would we recommend it to friends or relatives? Unless you are a 20-something hell bent on attending SXSW or ACL Fest, willing to stay anywhere, probably not. With the various fees and taxes added in, it would have only cost slightly more to stay at a hotel and given the issues, more comfortable.
Thanks for your review. We do have anti-scald valves on all our showers, so not sure what happened during your stay and have never had any complaint before, but we will be sure to have a plumber take a look at it. I'm sorry the exterior lights bothered you--we would have been happy to tell you how to turn them off if you had contacted us during your stay. We are always available when needed.
Great little hideaway
Even though this property is in the heart of south Austin and so close to everything on Lamar & So Congress, it is in a perfectly quiet little neighborhood. Everything we needed was there, even to the point were there was some construction next door and owner provided us with a white noise machine, just in case there was any construction noise. Thankfully there wasn't! I wouldn't say this is a rental where you would spend a lot of time, as there was no 'living room' but why would you want to sit around in your room in Austin?! It was the perfect, cozy place to relax & come-and-go. Definitely going to keep this property in my back pocket for future trips!
There was a little confusion regarding the length of my stay, but Ann made a wonderful effort to provide more than sufficient accommodations. the lodging was clean and in a convenient location.
Barton Springs, Zilker Park and Botanical Garden, Umlauf Sculpture Garden, the Greenbelt (great hiking, biking, and swimming holes), Lady Bird Lake (walking trail, canoeing, kayaking, boat tours of city); Fabulous local restaurants within walking distance, 'SoCo' district, Dancing at the famous 'Broken Spoke,' and only 5 minutes to Downtown

We pay a 2.5% fee for any credit card payments we receive. If you pay with an international credit card that carries a higher fee, we will have to add the fee overage to you rent or deduct it from your damage deposit.
