Nestled within the greater Vintage Estate, Rouse House offers a private and exclusive retreat, separate from the neighboring Vintage House, which is not included in this listing. RH guests enjoy dedicated access to all fenced and marked areas, ensuring a truly private stay.

Included with your stay are two covered parking spaces, conveniently accessed from Church Avenue. For ease and security, coded locks provide seamless entry throughout your visit.

The exterior grounds are monitored by a security camera system, and a single interior camera is positioned inside the locked wine cellar, solely viewing the wine bottles. This area remains inaccessible to guests, ensuring both security and privacy.

**Important Information**

Rouse House is a private, three-story residence offering a thoughtfully designed layout. Sleeping quarters are on the second floor, while the main level features a chef’s kitchen, dining, and entertainment areas. The lower level includes a lounge and wine-tasting space, creating a well-balanced retreat.

Located on the Vintage Estate grounds, RH is a completely separate, standalone residence. While Vintage House, a neighboring structure with three additional bedrooms, is part of the estate, it is not included in this listing. RH guests will enjoy exclusive access to RH and designated, fenced areas, including two covered parking spaces with entry from Church Avenue.

For convenience and security, coded locks provide seamless access to the home. The estate is monitored by an exterior security camera system, and a single interior camera is positioned inside the locked wine cellar, facing only the wine bottles. The wine cellar remains inaccessible to guests, ensuring privacy and security.

Located in Bozeman’s central business district, RH offers immediate access to the city’s top restaurants, shops, and entertainment, while embracing the energy of a growing, vibrant community.

Video Cameras and Noise Monitoring
Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. Additionally, we have installed noise monitors in the property to ensure that our guests have a comfortable and peaceful stay. These monitors help us detect any excessive noise levels that may disturb the neighbors, (they do NOT record any conversations, just decibel levels). We want to ensure that everyone has a great experience during their stay with us and that everyone can enjoy a peaceful environment.These devices are not located in any private spaces such as bathrooms or bedrooms and have been installed for the safety and security of our guests and the property as well as to minimize disturbances to neighbors.

We take your privacy and security seriously, and we want to ensure that you feel safe and comfortable during your stay with us. If you have any concerns or questions about our security measures, please do not hesitate to contact us. We hope you enjoy your stay with us and have a memorable experience.

When booking our cancellation policy is as follows:

1. Full Refund
A guest is eligible for a full refund of accommodation fees and applicable taxes if the cancellation is completed within forty-eight (48) hours of booking AND at least fourteen (14) full days prior to the scheduled check-in time.
2. Partial Refund
If the above conditions are not met, but the cancellation is completed at least seven (7) full days prior to the scheduled check-in time, the guest will receive a fifty percent (50%) refund of accommodation fees and applicable taxes.
3. No Refund
Cancellations made less than seven (7) full days prior to the scheduled check-in time, early departures, or unused nights after check-in are non-refundable.
4. Merchant of Record – Payment Processing Fees
For all reservations where we are the merchant of record, all refunds are subject to a non-refundable payment processing fee equal to four percent (4%) of the total transaction amount, regardless of the timing or reason for cancellation. This fee reflects third-party payment processing costs incurred at the time of booking and is retained on all cancellations, including those that otherwise qualify for a full or partial refund under this policy.
5. Third-Party Platform Fees
When a reservation is processed through a third-party booking platform, platform service fees and any other non-accommodation charges are governed by that platform’s policies and are not controlled or refunded by us.

Extenuating Circumstances Policy:
When this Policy allows for cancellation, it controls and takes precedence over the reservation’s cancellation policy. Guests that are impacted by an event covered by this Policy can cancel their reservation and receive, depending on the circumstances, a cash refund or credit can be given. If the Host is impacted by an event covered by this Policy they can cancel without adverse consequences, but, depending on the circumstances, their calendars may be blocked for the dates of the cancelled reservation.

What events are covered:
This Policy uses the term “Event” to refer to the following situations that occur after booking, are unforeseen at the time of booking, and prevent or legally prohibit completion of the reservation.

Changes to government travel requirements. Unexpected changes to visa or passport requirements imposed by a governmental agency that prevent travel to the destination. This doesn’t include lost or expired travel documents or other personal circumstances relating to a guest’s authorization to travel.

Declared emergencies and epidemics. Government declared local or national emergencies, epidemics, pandemics, and public health emergencies.

What an amazing property. The house itself is magnificent and one of a kind. The house was stocked with bamboo toilet paper and paper towels, filtered water in glass bottles, and organic toiletries (shampoo, conditioner, soap, hair products, laundry and dish soap). The bed was very comfortable, the hosts were helpful and easy to reach, and the house is exactly as depicted in photos. Would definitely stay again. Highly recommend!
