1. Rental Payment: The Guest agrees to pay the total rental fee 50% collected at booking and 50% collected 90 days prior to check-in date. 2. Security Deposits: Included in the rental fee is a refundable security deposit to be refunded within 10 days of check-out, subject to any deductions for damages. 3. Cancellation Policy: The cancellation policy is as follows: A full refund if canceled before 90 days or more before check-in. A 50% refund if canceled 90 to 30 days before check-in. No refunds will be issued less than 30 days prior to check-in. 4. Check-in/Check-out: Check-in time is 4:00 pm central on the specified check-in date. Check-out time is 10:00 am on the specified check-out date. 5. House Rules: NO PARTIES. Minimum Renter Age is 25. The Guest agrees to adhere to the house rules provided by The Living Company Property Management Co. defined herein and located inside the property in the guest book. 6. Occupancy: The Guest agrees to adhere to the property’s maximum occupancy of 8 guests, as defined in the rental listing. Overcrowding will result in forfeiture of damage deposit and may result in eviction without a refund. 7. Pets and Smoking: Pets are NOT allowed. Smoking is Not Allowed inside the property. If it is determined that smoking inside occurred your damage deposit will be forfeited. 8. Maintenance and Repairs: Guests agree to report any damage or maintenance issues promptly to The Living Company Property Management Co. Guests agree to maintain and care for the property as if it were their own ensuring the cleanliness and quality of the property. Guests agree to keep all doors and windows closed while the HVAC is running. At The Living Company Property Management Co. we strive to maintain high standards for all our properties to ensure an enjoyable experience for every guest. To protect our homes and maintain the quality of our properties, we have implemented the following damage policy: 8a. Accidental Damage Protection We understand that accidents can happen. For this reason, each reservation includes a refundable Accidental Damage Protection Fee of $300, which covers up to $300 in accidental damage to the property during your stay. Any damage exceeding this amount will be the responsibility of the guest. 8b. Reporting Damages Guests are required to immediately report any accidental damage or breakages to the property management team. Failure to report damages may result in additional charges, including the cost of repairs or replacements and administrative fees. 8c. Intentional Damage or Negligence Any intentional damage, gross negligence, or violation of the property rules (e.g., smoking inside, unauthorized parties, pets, or excessive occupancy) that leads to damage will not be covered under the Accidental Damage Protection Deposit. In such cases, the guest will be held responsible for the full cost of repair or replacement, as well as any associated expenses (e.g., lost rental income, legal fees). 8d. Damage Assessment Following check-out, the property will be inspected by our maintenance team. If any damage beyond normal wear and tear is found, we will notify you within 10 days of your departure with a detailed damage report, including photos and a breakdown of the repair costs. 8e. Pre-existing Damages Upon arrival, guests are encouraged to inspect the property and report any pre-existing damage within 24 hours of check-in. Failure to report damage may result in the guest being held responsible for pre-existing issues. 8f. Unauthorized Charges Guests agree that any damage not covered by the Accidental Damage Protection Deposit may be charged to the payment method on file. This includes costs for repair or replacement of damaged property, as well as additional cleaning fees if the property is left in an unsatisfactory condition. 8g. Dispute Resolution In the event of a dispute regarding damage, we will work with you to resolve the issue amicably. If necessary, we will provide documentation and a detailed breakdown of the costs.
By confirming your reservation, you agree to the terms and conditions outlined in this Damage Policy. We appreciate your understanding and cooperation in helping us maintain the quality and comfort of our vacation rentals for future guests. 9. Liability: The Living Company Property Management Co., or the property owner is not responsible for any accidents, injuries, or losses that occur on the property or while using any items provided by the owner or property manager. 10. Termination: The Living Company Property Management Co. and the property owner reserves the right to terminate this agreement and evict Guests in the event of a violation of terms. 11. Acknowledgment: By using the door code provided on the day of check-in, guest acknowledges that they have read and understood the terms and conditions of this Agreement and agree to abide by these terms and the house rules while occupying the property.

Condo was near perfect! Hosts were great! Only comment that isn’t a deal breaker - would be good to know costs of the beach chair rental up front. Family of 4 added an unexpected 600 to the vacation budget. Awesome stay and would definitely stay in the same unit with the same hosts again!
The bathroom smelled of mold, and after the first night, we woke up and they were cockroaches in the room Crawling on the door. I notified them and they did nothing about it. Had to check out of that room due to the mold smell.

You booked this unit on 03/15/2026. On 04/03, you contacted us requesting alternative accommodations, noting that your wife preferred a more updated unit. We responded on 04/04 explaining that we did not have any other units available, but that the property is well cared for and in good condition. We also invited you to share any specific preferences so we could assist further. We did not receive a response from you at that time.
You checked in on 04/06 and later that evening requested new accommodations again, citing a disability and that the bathroom was too small. We responded the following morning, apologizing that the layout did not accommodate your needs. We confirmed that we had no other vacancies, and offered to connect you with on-site rental programs to find a more suitable unit.
You later raised concerns regarding a mold odor in the master bathroom and stated that you sighted a roach on the master bedroom door. After being notified, we promptly offered to have our team address both issues, including sending someone to inspect the reported odor and arranging pest control. These solutions were declined, and you chose to relocate to another room instead.
We remain committed to resolving guest concerns promptly and professionally and regret we were not given the opportunity to do so in this case.
We didn’t like the electric gates … entering and exiting the complex was extremely slow and bothersome…The condo itself was clean and comfortable.The people were very polite and friendly

We did a quick weekend trip and this place was definitely worth it quick access to beach and shops walking distance to some shops.Definitely will stay again
Blown away! Spacious, gorgeous view, incredible family room and kitchen. Amazing balcony for meals or drinks with a view. All the conveniences. Short walk to the beach. Quiet and respectful neighbors. Thank you for our time to unplug.. we enjoyed every minute. Here's to next time! :)
We were very pleased with this property. The kitchen is well stocked and had everything we needed; even a nice ice maker that came in handy. Also provided plenty of bath towels/linens that was very nice to have. Our favorite part was being next to the elevators as that was quite convenient as well.The only complaint we had was how warm the bedrooms are. Even at night the bedrooms were so much warmer than the rest of the apartment. We found a small fan in the closet, but if you like to be cold when you sleep you may want to bring your own large fan. Also, the wifi went in and out and was not reliable but that wasn't a major issue. Overall, we enjoyed our stay here and would recommend it to others.

Since this date, several improvements have been made to this property, including the installation of a NEW air conditioner and NEW ceiling fans in the den and each bedroom.
Additionally, during your stay the Wi-Fi service was in the process of being switched to another service provider resulting in lapses of connection. We're pleased to share that this issue has since been resolved.

The condo itself was very clean! However, code that was given only worked once. We got locked out the unit and a maintenance man was able to open it. We contacted the owners but got no response so we had to leave the door open all weekend. You also were not allowed to bring your own chairs and umbrella to the beach. It had to be rented each day. Other than that, it was a beautiful property!

Regarding the beach setup, we would like to clarify that guests are absolutely permitted to bring their own beach chairs and umbrellas. The condo is labeled as beach front and however the view is beautiful its more of gulf view not beach front. The resort area is well taken care of and beautiful. The work out room was only amenity that was disappointing as my boys wanted to use treadmill some on vacation and you are not allowed in there even with an adult if you are under 18 and the gentleman that explained the rules to them was not very pleasant. Upon our arrival the room smelled very clean but the floors were very slimmy feeling and you could tell the cleaners had mopped with bleach so my mom remopped the floors as the cleanings supplies were available. The communication with the host was very frustrating numerous times as I would have to send few messages before getting a response. Overall we had a great week and appreciate the host sharing their place with our family. I am not sure that I would personally rebook with them. Also DO NOT waste your money reserving the umbrella chair service in advance as we we pre paid for the entire week and did not use them every day. We also were informed you could have done a half day rental and also only rented umbrella as the resort tells you that you can't have your own chairs but you very well can which was supper annoying.
