Guestbook comments from the manager

Stayed here before Thanksgiving. Everything from check-in to check-out was great. The rental was extremely modern and newly remodeled. The price was an absolute steal for 3 nights and it was very close to downtown Breckenridge as well as the slopes. Entertainment system was the best I've seen. Plenty of firewood too. The only issues were that the the wifi was not the fastest and that I could not find the hot tub even after calling the rental office. I think they said it was in the basement but I couldn't find it down there.

4 O'Clock Lodge A16: 1 BR / 2 BA condo in Breckenridge, Sleeps 6
average rating of 4.357143 based on 25 reviews

Perfect location; very clean; a tad smaller than anticipated

  • 4 of 5

If you are looking for the ideal location in Breckenridge to ski and enjoy the town - this is it. The location is an easy 1 block walk to the Snowflake chair lift in the morning. You can ski back within a block to the condo for lunch or the evening on the 4 O'Clock.

The overall condo complex is a little older. But the interior has been recently updated. The management team does a great job ensuring the place was exteremely clean upon our arrival.

Our only caveat keeping the rating from 5 stars was that the interior is a little cramped. We are smaller people and spent most of our time on the slopes or in town. But the pictures do reasonably create the expectation that the site is a little bigger than it actually is.

Overall, we would stay there again. It is perfect for those who want to enjoy everything that Breck has to offer, rather than the inside of the condo. It's an easy walk to the lift and into downtown.

Spring break 2017

  • 3 of 5

Our family stayed here in March 2017 for spring break ski trip. The location to the slopes is great. You are right off of 4'oclock run. You can ski in, but it is not a ski out. The snowflake chair is just a short walk up the hill. So the location to the slopes was great. Walking to downtown Breck is doable, but be aware that the return walk is all uphill and challenging. We learned that the hard way!

There are two outdoor hot tubs down the road, shared among several condo associations. It is technically within walking distance, but it's a good hike. I would probably drive and then you can park in front of the pool building. It was nice.

Now the downsides...First of all, this place is on the third floor, all steps to reach it. Not a big deal if going up and down a few times, but it can get tiresome after more than that, especially given the altitude of Breck. And I wouldn't want to navigate them if there was snow and/or ice.

The condo itself is beautiful inside, very cozy. However, we specifically rented a place that had a gas fireplace. This fireplace didn't work 75% of our stay. The management company sent a guy out to fix it, but it kept malfunctioning. We love having a fire after a long day on the slopes, or first thing in the morning, and we weren't able to do that for most of our stay. The management said they would compensate us, but they never did.

Aside from that, the wifi was incredibly slow, the dishwasher was not attached and kept falling forward when we opened it, the owners have a lot of personal items in the closets, limiting storage space for guests, and the bathroom fans are LOUD. The fan downstairs can wake up the folks sleeping upstairs. The sliding glass door to the deck did not lock (told management, but wasn't fixed by the end of our stay). And finally, the spiral stairs leading to the loft upstairs can be challenging to navigate. Very narrow, made it hard to carry a large suitcase upstairs.

Parking at the condo was problematic at night. Not enough spaces, so we had to park in front of the garbage bin (and weren't sure if that was OK...just hoped we didn't get towed, which we didn't).

Overall, it's a nice condo. Beautifully decorated. Nice size for family of 4, more than that would be kind of tight. Only two of us had ski gear, and the entry foyer was large enough for our gear. Not sure if you had 4 people with gear, it might be really tight. Might consider staying again for the right price.

Great place!

  • 5 of 5

My family and I thoroughly enjoyed our stay. The property had everything we needed. Favorite part of the trip was sitting by the Fireplace every night playing board games that were already there. Clean and everything works perfect. We will be back for sure. The Rivera 2017 Family Vacation!

Looks Nicer In Pictures

  • 3 of 5

Stay was ok but would not book again. Arrived at night to no parking in lot, despite the description saying that we would have one spot. Property manager was less than helpful. Said that the parking was managed by the HOA and she could call them in the morning. Never followed up. Suggested that we come to their office to pick up a parking pass and park at one of their other properties across the street. Reiterated the fact that this was a busy time of year and they couldn't do anything about the parking situation.

The unit was well-stocked and fairly nice but not the cleanest. Fireplace didn't work. Very dark inside - not good lighting.

Liked the location. Very short walk to the lift and nice to ski in at the end of the day. Walk up the stairs to the unit wasn't great but we knew about that based on the other reviews and it wasn't that big of a deal.

Was an ok place to stay but wouldn't book again.

Excellent location, Excellent Lodge. Ideal for access to the town.

  • 4 of 5

This is a really great place to spend your vacation. The lodge held 5 adults comfortably and has everything you need to be able to relax. Location was fantastic and walking into the town was an easy 5 min stroll. We had a upper lodge that mey not work for really young children or the less mobile adult. We will come back.
