Private rear patio overlooking spacious well maintained backyard. Desk and computer workstation in front entry family room and upstairs guest room. 5G fiber optic Wi-Fi included. Comfortable seating on power leather couch and reclining swivel rocking chairs in addition to dining seating for ten people. This Townhouse has the perfect blend of luxury, location, safety, and privacy for UT sports weekends.

The host requires you complete the following before checking out:
Load the dishwasher
Strip any used beds and gather used towels
Take out the trash
Turn off the lights
Strip used linens and towels and put in laundry room. Load dishwasher but do not start
Leave key on table by the front door when you depart. Do not lock. Text the owner when you have departed.
We do NOT charge a cleaning fee to save you money. We clean it. In return please clean up the house, Follow the check out rules and common courtesy. Cleaning fees will be added if necessary. Thanks
Failure to complete these may result in a negative review from the host.

No campers, motorhomes, or trailers of any type. There is no parking for them. No pets of any kind.
No candles or open flame of any type in the house or on the patio except for birthday cake candles. No use of the firepit in the back yard.

We loved the place. Close to downtown, so it was very convenient. The neighborhood was very quiet and felt safe. Everything was clean, the beds were comfortable, the place overall was so cozy. They even had cupcakes waiting for us! We would absolutely stay here again.

Bret is AMAZING! Great at communication and responds back to questions fast. The place was PERFECT for us! Decor was perfect for a football weekend. Every detail made the stay extra special - charging stations, bathroom extras in case you forgot anything, kitchen was perfect for cooking breakfast, plenty of towels, blankets, pillows etc! He has thought thru every detail! Not even 10 minutes from University of TN (and an easy drive even with traffic). Next time we are in TN again we will be back!

Great place to stay in Knoxville! Love the UT decor and they had a welcome letter and cupcakes for us, which was so sweet. Thank you for the hospitality and great communication! We hope to stay again. The only thing I would mention is it’s 2.5 baths. We had hoped for 3 separate showers, but it wasn’t a big deal. The showers are awesome by the way! Thanks!

We came to visit our son at UTK and go to a game with two other families. The house was amazing and exceeded our ecxpectations. The host, Bret, was communicative and informative throughout the booking and even welcomed us with a lovely note, cheese board and bottle of wine. Wow! It was the icing on the cake for an amazing weekend. Not to mention the house was beautiful, clean, comfortable and great location. We will definitely be back!

Everything about this property and our experience was TOP TIER!!!The property owners/managers were incredibly attentive and responsive…and so incredibly kind.The property was super clean and modern/updated, and full of details that we didn’t expect but greatly appreciated. It really felt like home. (The pics on the listing don’t do it justice!)We were in Knoxville for a baseball showcase/tournament at UT and the location was perfect. I can see this place being a hot one for those coming to Knoxville for UT games. If we’re ever in Knoxville again, we will definitely look to stay here first!

So Delightful

The photos of this cozy home don't do it justice. Hosts have an amazing property. We were welcomed with some personalized treats. The home had everything we could possible need in the kitchen and the spaces were so inviting. From the living areas to the bedrooms, backyard and kitchen, everything was perfection. Beds were extremely comfortable. It was in an ideal location for us as we were there for my son's baseball showcase and had to commute to a couple areas outside of Knoxville. Highways and grocery stores easy to get to. My 17 year old son loved the home as soon as we walked in. He enjoyed the sports memorabilia and Vols vibe voicing how comfy the home felt. Would definitely recommend.

My husband and I have lived all over but found our home sweet home here in Knoxville about two years ago. We bought this townhouse and just loved it from day one. Purchased another house two streets over so we are very close if guests need anything. We are avid Vol fans and attend all sporting events. We enjoy hosting friends and family that come in for many of the games no matter what brings you to Knoxville, we hope you will find your way to B’Rocky Top

Why they chose this property

This neighborhood is so close to UT and to the hospital. Most of the neighbors are Physicians, nurses, professors and coaches at UT. Very safe and quiet, but close to everything

What makes this property unique

This property is unique. Spacious rooms and lots of light. The back yard is a large refuge with a rolling creek. Enjoy your coffee on the back porch and take in the beautiful, peaceful view.
We do not charge a cleaning fee and we do our own cleaning so please clean up per the check out criteria to avoid a cleaning penalty charge.
