Terrific and brand new 3 bedroom villa in the Eastport area of the Villages!

Visit our brand new 3/2 patio villa in Well Point! Thoughtful touches in each room ensure you have plenty of well-appointed space to enjoy the Villages lifestyle. A 4 seat electric golf cart is available for your use. The golf cart has recently been upgraded to a lithium battery for convenience and performance!

The villa is located in the sought after Village of Well Point (Tim Villas), just 5 minutes from the Eastport town square and Middleton downtown with many great restaurants, bars, high end shopping and nightly live entertainment. Additionally, Sawgrass Grove is a short ride away for additional entertainment options!

WellPoint provides both an adult and family pool, along with pickle ball, tennis, billiards, bocce, shuffleboard, etc. We are also in close proximity via golf cart to Everglades recreation center, which hosts outside exercise equipment and walking trails. Pickleball paddles and necessary equipment are provided for your personal use. St. Tropez recreation center is a close hub for clubs and activities. Magnolia Plaza (within 3 miles, and accessible by golf car) contains a Publix, gas station and many restaurants and businesses.

Several executive golf courses are close to the Villa, including the Live Oak Pitch and Putt and the Laurel Oak course. Additionally, if Championship golf is of interest, Woodlands Golf Course is very close- hole #17 is across the street from the entrance to our Villa neighborhood!

All utilities- electric, gas and water, trash pick up, lawn service and high speed internet are all included in your rental price. Our home is equipped with three flat screen TV's with streaming capabilities for use with your own services (Netflix, Hulu, etc. and includes some free apps as well). A 75 inch TV is located in the living room, and each of the main bedrooms contains a TV for relaxation.

The dining room table seats 6, and the eat in kitchen island seats an additional 4. The living room has a recliner couch and two chairs with ottomans for comfort. There is also an electric fireplace that can be used for ambience, extra warmth or both!

There is a patio area to the side of the villa that has chairs and a gas grill for your enjoyment. The villa backs to a wall, and is in a quiet area. The neighbors are very kind and friendly!

Rental includes the Villages amenity fee and regular guest passes (see below), which enable participation in all Villages activities except for free executive golf. If you wish to golf for free (minus cart fee), you must pay a $50 transfer fee for a Temporary Resident ID (good for 2 people). This fee is not included in the rental price. The temporary Resident ID fee must be paid in cash and is issued at the Brownwood Sales and Information Center. Resident ID holders pay permanent resident prices (reduced) for golf and can book their own tee times via phone system.

The included Villages Guest passes give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, horseshoes, and over 2,000 clubs and various activities. Guest passes pay higher fees on golf courses, cannot reserve advanced tee times and are not permitted to use the Olympic pools at certain recreation centers.

We have a resident handyman who is available for any maintenance needs during your stay, and we are always available via phone or text to ensure you have everything you need during your visit!
