We've taken into account everything that we would like in a vacation home if we were going to book a rental... Because, WE STAY HERE TOO!

-From the Deck you'll enjoy a view of the lake, of the pool and of the beach. Spend an evening on the deck watching a beautiful sunset while watching other vacationers come and go!

Our goal when you come stay in our vacation home is that you feel as if you're our guest. We hope you're so pleased with your stay that your are ready to book your return trip before you leave!

BOATERS: Boat slips are available upon request for an additional fee. The State Park is a short drive away and offers very a very nice launch facility as well as short to long-term trailer parking for your trailer. By water, you'll be on the 20.5 Mile Marker which is just around the corner from the Grand Glaize Bridge, and the center-point of everything on the water!

LADIES' WEEKENDS: All the shopping at the Lake is close by! The Lake of the Ozarks hosts the Factory Outlet Village, the largest Outlet Mall in the State with over 110 factory direct outlets. Also, make sure to stop by 'the Landing' which is right up the hill from the Ledges. This very quaint group of shops will be a fun-filled afternoon for any group!

GOLFERS: Just outside of the entrance to the complex is Sycamore Creek Golf Course, and I'm sure you've heard of the other awesome courses in the Lake area!All of them are a short drive from the centrally located Ledges Complex. Bring your Clubs!!!

the fine print... By booking this unit, you agree to the following rules and regulations of both Unit B32 and it's owners, as well as the Ledges Condo Owners Association... (ie, this is our rental agreement)

**ABSOLUTLEY NO PETS OR SMOKING ALLOWED IN CONDO. Any violation of the pet or smoking policy will forfeit their deposit. PLEASE RESPECT THIS RULE SO THERE WILL BE NO FINES.**


CHECK-IN: 3:00pm...CHECK-OUT: 11:00am

All rentals are subject to local sales tax and lodging tax. Departure cleaning fee of $80.00.

Damage deposit of $200.00 on all stays. Deposit is refunded within 10 days of departure after inspection\cleaning of condo and return of keys and parking permits.

$25.00 fee for NSF checks

$50.00 fee(per permit) for non return of parking permit. Use of parking permit is required during holiday periods only.

No refund for late arrival, early departure, inclement weather.

Quiet hrs. 11: 00PM-7:00AM inforced by grounds security.

Condo rules and regulations will be in the condo. Any violations of the rules will result in fines which will be deducted from your deposit.

Starter supplies of paper products and dishwasher detergent are provided. Additional supplies are not included in rental, Communication is key, if the grill runs out of gas, please let us know, we'll credit you the cost of the re-fill!

Cancellation Policy: Bookings cancelled more than 30 days prior to stay will receive 100% refund. Bookings canceled 14-30 days prior to stay will receive 50% refund. Less than 2 weeks refund is dependent on unit being re-booked.

We have been traveling to the Ozarks for several years, and have stayed and many different complexes. We've always returned to 'the Ledges'. When we made the decision to purchase we spent a couple weekends, staying on the land and traveling between different complexes to see if there was anything we were missing. What we learned was what we knew all along... We LOVE the Ledges! Whether your coming for a fun weekend with the kids or traveling down for a party with the guys or girls, the Ledges is just a great place to be, always well maintained, and located right in the center of everything you might need at the lake!

This room has been planned so 2 couples can stay and both feel as if they have their own bedroom... or a family with several children have a place to call home.

Great central location at the lake

We had a great time at this condo for our girls weekend. It is perfectly located, very clean, well stocked, and in a good complex. We enjoyed the pools and sand beach.

Owners were very nice and responded almost instantly when ever emailed. Would definitely rent again.

Clean, pleasant but needed maintenance & supplies.

It was clear from the moment we opened the door that this property was as advertised. The king sized bed in the master was a nice addition though a bit too firm for my wife. There was plenty of room for my kids and the pool and beach were not far behind the building. It was clean and pleasent. Overall it suited my family fine. There were some issues of preference that did not fit us but others may love. The bar height dining chairs were a challenge to sit at long while using my computer. I guess I prefer my feet on the ground and don't care to climb up on a stool and perch there with my feet dangling off the floor. The couch is very low and the TV is really high over head. It made it awkward for us to watch TV from the couch but easy to see while standing. But again, some may love this style furniture. A few days into our stay it began to dawn on me that this property may not have been inventoried or maintained as carefully as I would hope. The light bulbs over the stove and outside the front door were out and required tools to change. There were bulbs and I would have changed them, but there were no tools. Coming home at night I had to use the light from my phone to see the door lock. Cooking in the dark kitchen made it hard to see to cook meat I had hoped originally to grill outside. The grill was out of gas though and the grill brush was shredded beyond use anyway. We had brought plenty of food and ended up not cooking as much as we had planned and spent more eating out for convenience. I tried to wash dishes in the dishwasher but after loading it I discovered there was no dishwasher soap. These were not overwhelming problems but together made for disappointment since the ad promised all we needed would be provided. That was annoying. We would consider returning to this site but probably in a different unit.

Owner's Response: After reading this review, I have to take some time to respond... I'll try to "bullet point" the complaints as best I can: **The BAR height was too tall, my feet didn't touch >>>It's a BAR! its the same set up as in every other condo at the ledges, and no taller than the BAR in my own home. Sorry you have climb and dangle your feet at the BAR! **The couch is very low and the TV is really high... >>>I'm sorry that the 55" FLAT PANEL HD television that I include Cable, HULU, an NETFLIX (that you enjoyed you fair share of movies on) wasn't to your satisfaction... as for the couch, a guest earlier this summer asked if she could buy it... I'm sorry that the television is mounted above the fireplace and can be seen by everyone in the unit... hopefully next time you can find a unit that has no updates with an old tube/cabinet style that you can change the channels on the dial (they're out there...) **Bulbs burned out... >>> My wife and I were there over the fourth, we took care of everything that was needed. We're going to be returning prior to labor day. I'm sorry it burned out after we left. As for a small 5 watt light above the stove made it to dim to cook your food. REALLY?!?! And the light on the porch, there are overhead lights, security flood lights, and other wall lights... this is just ridiculous and petty! ** The gas grill was out of gas... >>>You were the first person to tell me the grill was out of gas, and you informed me AFTER you left. Along with the dishwasher soap that you informed me of AFTER you left. What was my response? "did you replace them, I would love to reimburse you for those items..." Additionally, if it was that big of an issue at the beginning of your stay, I have a cleaning company that would have addressed this had we known... (which they did). ALSO... in reference to the grill, it was BRAND NEW this year. Furthermore the ad does not say "EVERYTHING YOU NEED WILL BE PROVIDED"... I'm sorry, but I don't have a soap and gas fairy that magically appears. we will make every effort to accommodate where we can. Please understand, this is my wife and my own personal condo. We do everything we can to make it feel like our home so when we're there, we enjoy it. We also spend a considerable amount of our vacation time fixing and restocking items so they are available to our guests, but stuff runs out. I am happy this individual will find another unit, as we had already placed them on the DO NOT RENT TO list

Lovely vacation rental

We rented Matt and Amy's condo for 5 days, 4 nights in July 2016. The condo was nicely decorated, had everything we needed, and was very clean. It was centrally located to everything we wanted to do or see. They provided helpful information about the local area.

While we could, at times, hear the foot steps of someone above us, it was not bothersome. Typical of apartment living. The "quiet time" at the condo was respected by the residents and guests. We had no problems during our stay and we would rent this condo again.

The condo was beautiful and comfortable!!! The view was amazing. My favorite was definitely the screened in balcony!!! The condo was clean and felt like home!!!! Any questions or concerns we had were addressed immediately. Absolutely loved this place and the owners!!! Would use again f we ever go back to Missouri!!! Would definitely recommend!!!

We had a wonderful time in this lovely condo! The owners are very good to work with and so helpful in every way. We have stayed at the Ledges before. My daughter commented that this condo has lovely decorations and furnishings. I agree. We loved the screened in balcony. My daughter, son-in-law, and their two daughters, ages 9 years and 20 months, and myself stayed 3 nights. We were sad to leave and hope to return to that area again and would love to rent this one again!
