Villa Santo Pietro with panoramic private pool close to San Gimignano and GOLF

Finely renovated in 2022, the villa combines the charm of a traditional Tuscan home with modern touches. The large covered terrace, furnished with comfortable seating and a dining table, is ideal for relaxing outdoors while enjoying the stunning views.

The villa is easily accessible via a paved road. The equipped outdoor area and the pool are located just across the road, ensuring privacy and unobstructed panoramas.

Its location is perfect for exploring Tuscany:

San Gimignano and Volterra – 15/20 minutes

Pisa and Lucca – under 1 hour

Siena and Florence – about 1 hour 15 minutes
The charming village of Montaione, with restaurants and shops, is 5 minutes away; excellent restaurants are within 3 minutes. Castelfalfi Golf Club is 15 minutes away, and several wineries for tastings are just 10 minutes away.

The panoramic pool (6×12 m, depth 0.20–1.20 m) features 8 sun loungers and shaded areas. It is open from June to September; in other months it is available with a minimum two‑week booking within the same month. Please ask for confirmation when reserving.

Inside, the spaces flow naturally, offering easy access between rooms and to the outdoors. A fireplace is available in the colder months, and all bedrooms feature individually controlled air conditioning. All windows, including those in the bathrooms, are fitted with mosquito screens.

The 4 bedrooms, all located on the first floor, each have their own private bathroom with shower. Two rooms can be arranged as double or twin and can accommodate an extra fold‑out bed each, for a maximum capacity of 10 guests. A baby cot and a high chair are available on request.

Wonderful stay at Villa San Pietro

We had a wonderful stay at the villa! Antonietta and Serena were very helpful both before and during our stay. The villa and the garden is so nice, and our kids loved the swimmingpool. Everything was as described, and on arrival the villa was superclean. We loved every minute of it, and hope to come again.

Holiday to remember !!

We have just returned from an amazing holiday at San Pietro. My husband and I travelled with our 3 children, aged 8, 12 and 25 and also my mother. Antonietta was the perfect host. She greeted us on arrival and was so friendly and welcoming. The villa, which was extremely clean, is amazing and has everything you need. The space is vast and all bedrooms with their own bathrooms was excellent. The grounds are beautiful and very well kept, including the pool which was cleaned every morning. The views can only be described as breathtaking from every angle. We visited a few places like Sienna, Florence and Pisa but the one that stands out the most and we would definitely recommend is San Gimignano but prepare for lots of walking and hills. As someone who has never driven abroad before, the driving was not as terrifying as I had anticipated. We drove from Pisa airport which was relatively easy. We did however, drive the short 20 minutes to Castelfiorentino train station to avoid too much city driving and parking. The parking at the train station was easy, cheap and secure and then we would just jump on a train to access the many places you can visit. Altogether, this was a wonderful, relaxing holiday that we will never forget and we would highly recommend Antonietta's beautiful villa, without hesitation. Grazie mille per la vostra ospitalità meravigliosa. I hope I have said this correctly as my Italian is very limited.

The best place to rent in Tuscany

The owner Antonietta and her assistant Serena were very quick to reply to our emails during the booking process. They even emailed a Villa Book which was a tremendous help in planning our vacation, we referred to it during our stay, too. The villa is very spacious and comfortable. It was very clean when we arrived and the mid stay cleaning during our 10 day stay also made it easier to keep up. The view is one of the best we saw, it is much better than the picture on the website. We had a wonderful stay and I recommend this beautiful villa. Thank you. Grazie mille!

First class property with excellent facilities and very friendly owner

Good location for travelling around area. Four double bedrooms - all well appointed. Large kitchen and living area with a covered patio for eating outside. Pool was a real attraction and was well maintained as was rubbish removal and generally keeping the area clean and tidy. A great place for a family to enjoy Tuscany.

Beautiful, spacious property with great views

Beautiful, peaceful location within easy reach of facilities in Montaione. The villa was spotlessly clean, very comfortable, well equipped and Antonietta was a lovely host! She gave a warm and friendly welcome and introduction before leaving us to enjoy our holiday in the knowledge that we could contact her or Serena if necessary. The pool was the best we'd come across with amazing views and it was a nice touch to have plenty of sun loungers as well as chairs and tables in the shade. We'd recommend San Gimignano and Volterra, the drives to each were short and scenic and the Carrara Marble quarries (approx an hour and half away) which we combined with visiting the coast at Viareggio. Minor disappointment when visiting Livorno which was busy and a little too commercialised for us. Overall we'd highly recommend the property and would happily pay a return visit. Thanks Antonietta!

Beautiful Spot

The villa was more impressive in person than the pics on line. Beautifuly located on a hillside overlooking the Tuscan region with mountain range in the background. The grounds were impeccably kept with flower beds and plants. We enjoyed the private pool and the various outside eating spots. Close to Sienna, Florence and San Gimignano. Antonietta was a wonderful host and took care of all our needs. We hope to return one day.

Excellent stay in the heart of Tuscany

We have just returned from a week's stay at the villa with our grown up children and can recommend the accommodation and location very highly. A relatively short drive from Pisa airport and in easy reach of many places of interest, there was just too much to do in a week. The pool was wonderful and we made full use of it when we we not visiting other places. Even a couple of days of thunderstorms did not spoil our holiday. Thanks to Antonietta for her welcome and kindness.

Lovely house in beautiful Tuscany

We enjoyed our stay at the villa San Pietro. Antonietta was a charming host and very helpful. The house was spotless and the pool a welcome feature in the heat . It was wonderful to have the place to ourselves. However the house is VERY close to the road with cars,trucks and motorbikes flying past at all hours. If you are a light sleeper beware. The proximity ot the road probably 2 -4 metres not apparent on the website. Beds in 2 of the rooms also Very poor with very hard sagging mattresses. Not good enough for the price paid. Otherwise the house was very lovely and we enjoyed our stay

Great house in an amazing setting!

Upon arriving at Villa San Pietro we were met by Antonietta who was so friendly, sweet and helpful, she made us feel welcomed at once! The home is beautiful and nicely furnished with breathtaking views of the hills of Tuscany. We appreciated the quiet setting with the ever present cockoo bird in the background! Having each bedroom with its own bath was especially welcomed! We met Serena on the second morning and she provided us lots of information and suggestions, throughout our stay she was available to help will all our needs. The location was perfect, allowing us to shop nearby in Montaione for house needs as well as centrally located to many Tuscanny sites, Florence, Pisa, San Gimignano, Volterra to name a few. The "house book" offered other locations that we found interesting, to nearby restaurants as well as lots of information to guide us through our 2 week stay. We were sad to leave the house and hope to return again. Thanks to both Antonietta and Serena for welcoming us and for all their help in making our stay so wonderful!

Lovely stay at a fantastic villa

We stayed at the villa for a week at the beginning of June. My wife and I together with our two daughters and their partners. The villa was lovely, well equiped and exactly as described. The pool was great and everything was in tip top order. There was plenty of crockery etc to be able to only run he dishwasher once a day. The location was brilliant, not only was the view fantastic, it was also within easy driving distance from Florence, Pisa, Siena and all other Tuscan sites of interest. We had three meals in different local restourants which were all excellent and affordable. Antoinietta was lovely and answered all our emnails promptly before the holiday. All of us had a great time and we could find nothing to complain about.

What a great place to be!

We stayed in the villa for 10 days en enjoyed every minute of it! The villa was very clean and very complete. The owner is a very nice and open personality and she makes you feel welcome and at home immediately! The lovely garden with pool was a joy for us, as well as for our children and our small dog. The view is great all around the house. It's a quite place to relax if you want but also enough vibrant if you want or need it to be, you don't have to drive long to find a nice and good place to enjoy the Italian food! We will come again!

Simply Amazing

Wow - what can we say. This villa is amazing and the photos do not show just how fanstastic it is. Antoinetta the owner is lovely and so helpful. The house itself is furnished very well and the rooms are lovely. The bedrooms have air conditioning and that was a godsend when we were there in July 2015. The kitchen is great and modern but still with a tuscan rustic feel. The pool was great. My two teenage children were in it all the time. The views from the pool are quite unreal, to be swimming along and looking at hillsides and landscapes that beautiful was quite something. The best bit was every night we say the most amazing sunsets - really breathtaking. The local area is lovely too. We really cannot fault this house at all. We will be back!!!
