There are 3 levels in this newly renovated Keuka Lake property accommodating up to 14 people in warm weather.

The main entrance is right off the upper parking area (3-4 vehicles) which is just 15 feet from the main road. This provides easy access in unloading into the upper level apartment. There is an interior staircase down to the lower apartment as well as an outdoor stairway from deck to lower parking area accommodating up to three vehicles - providing easy access to lower apartment.

The top level in the main house is air conditioned and has three private bedrooms with a queen bed in the master bedroom and (2 new cozy mattresses) on full beds in the other two newly renovated bedrooms featuring very large side by side windows (with inset top down/bottom up honeycomb style shades) for fantastic views right from the beds!

Watch the sun rise across the lake from the large screened in porch which leads out to deck with with a gas grill and umbrella table that seats up to six. The main living/dining room is very large and can easily accommodate your entire group. Full bathrooms – tub, shower, sink on both upper and lower levels and half bathroom (no tub, shower) on the beach.

The kitchen on the top floor is fully stocked with a wide variety of cooking and serving dishes, wine glasses, crock pot, microwave, toaster, coffee maker with filters suppied, a paper towel roll for starters, wine cooler next to fridge and a brand-new very quiet dishwasher that can do 14 place settings, One of the double sink faucets is filtered through a very high-quality filter. The main faucet is Penn Yan city water– chlorinated, etc. The kitchen on the lower floor is also fully stocked and has coffee maker. Baby gates are in place to swing closed and hook where needed.

The lower level is naturally cool and now also air conditioned and has one private bedroom with a full bed. Two twin beds in the living room area also serve as couches. Both upper and lower apartments have wifi, working fireplaces with limited amount of firewood supplied, bathrooms with showers and tubs, complete kitchens, screened in porches, dining areas, cable TV, and shared laundry facilities.

Around the house, many mural size and smaller photos from late 1800’s to the early 1900s lend a wonderful feeling of Keuka Lake history. Gorgeous shots of the lake also decorate the rooms.

In warm weather, the 3rd apartment, 45 steps down to the beach, is the “beach house” which is right down on the lawn of the very large beach, and has a private bedroom with a queen size bed and a couch that converts into a bed in the outer area - also a bathroom, hot and cold running water, hotplate, coffee maker, glasses, some dishes and full refrigerator in the small kitchen area and a screened in porch. The beach house is heated by two small space heaters – good for temperatures as cool as the low to mid 40s.

The beach is very large with 110 feet of shoreline and a lawn - plenty large enough for bocce, playing catch, etc. A good sized stone campfire circle (enough firewood supplied for 3/4 campfires) is nestled near the shore and a gas grill, picnic table, dock, comfy beach furniture, noodles for floating and a 2 person canoe with life vests are all provided. You can walk 2 minutes down the lake road to East Bluff Harbor Marina and rent a boat for the day! The Marina can also launch boats and keep your trailer for you. Our dock his cleats and bumpers on both sides and is large enough to accommodate boats up to 22' long. If you rent a boat from the marina they let you dock it at our place while you have it.

The property is on the eastern branch of Keuka Lake. Normally especially quiet on weekdays, the beach is its own little peninsula lined with a creek on the south side, providing privacy.

The entire place is available weekly in the peak summer season. It is available off peak season for weekends or specific date arrangements year-round. Go to "Rates and Availability" at the top to see seasonal dates and calendar showing which dates are already booked.

Ideal for weekend getaways, family reunions, retreats, graduations (2 miles from Keuka College). Families with children are welcome. No pets, guests beyond limit or wild parties are allowed. Renters must average 35 years or older ( not including children) to qualify.

We always have a family member there to greet you and show you around when you arrive.

This place is a piece of heaven.

About John 'Book' Marshall

I grew up in the area in Keuka Park, near Keuka College 2 1/2 miles from the property. The lake property has been in my family since 1967. I have run my own business as a graphic designer and musician for 35 years. My wife works at Strong Memorial Hospital in Rochester New York as a mental health therapist. We live in Rochester, which is about an hour's drive to the lake house.

In 2017 the place will have been in the family for 50 years. My wife and I purchased it from my parents about 20 years ago. This is our 4th year listing with VRBO. We continue to make the place even better every year. This year - the two bedrooms facing the lake have been completely renovated and have spectacular views from the beds, a new dock, new ceramic tile in upstairs bathroom, new mattresses and more improvements to beach house, upper parking area and gardens around the grounds. The place gets better every year!

What makes this house unique

Fantastic lake view, very large beach - 110 feet of shoreline and huge lawn right on the shore - with lots of privacy, large fire circle, new 30' x 5' dock equipped for 2 boats up to 22 feet long, fishing and 6 feet deep off the end for diving. Three apartments (including beach house) with a screened in porch on each to get away from the group for quiet time. Two great fireplaces for cozy cold weather. We love to walk 2 minutes down to the marina and rent a pontoon or other boat for the day and cruise a restaurant where we can dock the boat for lunch or dinner, or park at the public docks and walk around the picture perfect little village of Hammondsport at the southern tip of Keuka. John "Book" Marshall, myself, the owner is very responsive to all guests and prospective guests and takes a personal interest in each group. I am always happy to answer specific questions about the place and the area throughout the year for folks, and either myself or my sister Kathy are there to welcome each group and show them around. I also send very good driving directions with a picture of the house from the road.

Exceptional privacy week days on beach, 'quiet side of the bluff' – not much boat traffic most days. Beach is large enough to play bocce, frisbee, etc. plenty of room to spread out and for kids to run, etc. Courtesy rolls of toilet paper provided, but guests supply their own paper products.

Amazing family memories

This house met all our needs and exceeded our expectations. We have a large extended family (including grand parents, teen agers, and toddlers) and the multiple living spaces provide an opportunity to spend time together and escape for a little privacy as needed. Upstairs in the main house has a spacious great room, lovely kitchen, a/c, and a comfy cottage feel. The kids loved playing in the screened in porch while parents enjoyed the amazing views. Downstairs became the “hide-out” for the kids later in the week and provided comfortable sleeping at night (private bath, large living room area, no AC but comfortable temps). Although there are many steps to the beach (to be expected and worth it for both views from the top and privacy at the beach) the stairs were sturdy and offer 2 large landings if anyone needed to rest going up or down.

The main house is comfortable, but the best part about this home is the beach. The grass area is huge and offered plenty of space for kids to run around. There are large trees to the south which provided partial shade throughout the day. The water was clear and gorgeous (to be expected at Keuka) with a gradual walk in beach and sturdy dock for fishing, jumping in, or changing boat passengers. The beach house was very comfortable and provided people with the best nights sleep (super quiet, comfortable beds, cool, and lovely wave action to sooth you to sleep).

Book was very accommodating throughout the process. We spoke several times via phone before securing the rental and he was prepared to address all our questions. We enjoyed meeting in person when we arrived and didn’t have a single issue come up that required attention during our stay. If you have a large family with a broad range of ages I’d definitely consider this house. It’s comfortable, the separate living spaces are great, the beach/waterfront is AMAZING and definitely worth the steps. We’ve rented several different homes on Keuka and none of the other beaches even come close. . .

Thank you, Book, for opening up your home to our family. We made some amazing memories (my 2yr old still randomly shouts “Keuka lake is awesome” months after this trip). I hope to return in the future.

Amazing Weekend

First, I want to thank John and Rose for sharing their lovely home with us. We rented their home for the long Columbus weekend. Our daughter got married at Keuka Chapel and having the house was a Godsend. She was able to dress there with her bridesmaids, the pictures taken there were beautiful and having the house for family to stay was so valuable. There was enough room for everyone. Having the 3 bedrooms upstairs for my disabled father was perfect. We needed the bedroom and bathroom on the same level with no stairs to climb. It was perfect. The beds were all comfortable. The bedroom and twin beds were perfect downstairs so that the different guests staying each night had a bed without me having to change sheets, even though we only had 7 at a time. The views were amazing and it was definitely a home away from home. The kitchen had all that we needed and the house was well equipped. There were plenty of towels. We didn't want for anything. John and Rose were so easy to work with and felt very comfortable when they met us at the house to show us around. We will definitely be renting this home again with friends. I can't recommend this home enough. I only wish it didn't rain so we could enjoy the fire pit on the beach. We did enjoy the fireplace in the living room, however. Can't wait to go back.

Gorgeous View but needs some tlc

I would give this home a 5 star review....John & Rose were very easy to work with. The view was gorgeous. The kitchen was well stocked, right down to cupcake pans. Beautifully kept yard, & very cute 1 bedroom bungalow below property by the lake. Pretty master bedroom, but that was the only nice one. The other beds were so uncomfortable guest couldn't sleep, there is no a/c in the basement, & all the fans had a significant amount of dust & gunk in them & hanging

from them. The downstairs living area doesn't have a couch, it's 2 twin beds the bathroom was dimly lit & housed large spiders. Be aware there are 46 steps down to beach area in case someone in your group is disabled. We still had a wonderful week on the lake. I just think that some work & elbow grease need to be given back to this home.

Owner's Response: This is a very dissappoing review coming after a glowing letter of thanks from them -saying they would definately be back. All of our guests know they can call me anytime of day or night with any concerns. I couldn't be there that Saturday, and my wife was distressed that the cleaning company arrived late and had to work late shorthanded, but later she thought the place looked fine. Two mattresses in the house are firm because some people with back problems require them and others prefer them. The other mattresses are very comfortable, except for the final pull out beach house couch which isn't bad and never matters to children. The lower apartment is always naturally cool providing the doors and windows are left closed, which they were not. I always spray for insects at any indication with home defense which is highly effective, and works fast - would have done this in response to a phone call. All lake houses are insect managed. To be sure, a professional insect service inspected the house before we had any guests and told us we did not need them. The 45 steps to the beach are advertised as are the two extremely comfortable twin beds in the living area of the lower apartment, which is usually taken over by the kids as their indoor play/hangout area. This review is also disappointing because we allowed this person to bring her two dogs against our better judgment – which I ended up having to clean up after while mowing our large lawn on the beach. I would think that the dogs, free firewood for the large fire circle on the shore, incredible privacy on the huge beach, owners who are highly responsive and welcoming, many cozy old-fashioned rockers and other comfortable chairs and three screened in porches and other cozy get away areas on the property should make up for dust on a fan, a lightbulb that needs changing or turning on, or the absence of a preconceived couch in a lower sleeping area that we show a picture of on our VRBO page. We have children leaving us drawings, guests leaving us thank you cards, gifts and flowers, and large families who return from the year before. We hope you read some of their reviews. Also, this winter we are having major renovations done on the lower porch and upper bedrooms and we are always improving the property from year-to-year, but still keep our prices low enough so families who love our place can afford to bring their children and appreciate all the great space we have... and yes, the view is gorgeous.

Great views and perect location!

We had a very pleasant time and the owner, " Book", could not have been nicer.

The place was comfortable with a very well stocked kitchen with more than enough gadgets to cook anything. I always bring my own knives, but his were adequate. The biggest plus were the spectacular views from the deck and the porch, as the house sits high at road level. This also gave fantastic easy access to loading and unloading vehicles and groceries.

The one downside was the access to beach far below some fifty feet, and a minor work out. But this did serve to create a separation from the kids and teens, when adults were enjoying the views from above. The beach and dock were great, and sleeping is available at the beach house for teen age kids. The main floor was well laid out for large gatherings.

We will book this again, when I can get all to agree on a suitable time that works for all of us.

The property has that old cottage feel with so much charm!

There were 5 couples sharing this property and we had such a fantastic time here. The view from the decks is breathtaking! The fireplaces set a very relaxing and great weekend for sharing conversation and some of the most amazing wines from the area. We are all considering a fall trip so we can enjoy the foliage also.

The owners John and Rose were very inviting and really gave us a in depth review of the house and what to expect when we arrived. We would definately recommend this property to anyone.

Hammondsport, at south end of lake was named Americas Coolest Small Town by readers of Budget Travel magazine! Known as the Cradle of Aviation, Hammondsport is home to the Glenn H. Curtiss Museum. Curtiss was the first person to introduce aviation into the public eye when he flew his JuneBug over Keuka Lake on July 4, 1908. Many wineries have great restaurants overlooking a multitude of spectacular views in the area. Great fishing, boat rentals for touring, skiing and water tubing.
