JUST renovated this past winter.... Owners installed NEW plank hardwood flooring on 2nd & 3rd floors. Townhouse features 3 bedrooms, 2.5 bathrooms, 2,000 SF of space. Each bedroom has it's own TV set along with a 50" TV in the family room on first floor and ceiling fans. BEST part of the house is the outdoor terrace area. Installed 3 years ago features teak table with 6 chairs, overhead umbrella, and 3 additional adirondack chairs for lounging back and drinking a nice glass of wine. Each year the owners fill the many large pots with tropical plants and flowers that bloom all summer long. The terrace is separated by a hedge row from the driveway and over looks the rear open space behind this townhouse.

Townhouse is in walking distance from the grocery store, restaurants, pool, and tennis courts inside the community of Village of Five Points. In addition, Lewes Beach (Bay) is 2 miles away and Cape Henlopen State Park (Ocean) is 2.5 miles away.

About Carl Frampton

Carl Frampton originally started coming to the Lewes area as a child to at his family's beach house. That beach house, located just 2 miles from VOFP, is now his parent primary home. During Carl's younger years he was a lifeguard at Cape Henlopen State Park for (3) years, the final year becoming the Captain of the patrol.... And then served on the Dewey Beach patrol for another 2 years. For several years Carl worked for the largest developer in Sussex County (Ocean Atlantic) before the financial/ real estate melt down in 2008. Now a licensed real estate agent at REMAX in Lewes. Carl enjoys assisting clients buy and sell properties through out the beach areas. This year Carl and his team were awarded a 61 townhouse listing in Fenwick Island called the Grove.

In addition, Carl serves as the Homeowners Association (HOA) board President for Town Center West. Carl also is the past President for the Property Owners Association (POA) for the entire Village Of Five Points Community.

Carl enjoys spending time with his Wife and Step Daughter (Both the loves of his life) and his dog, Roy... at Cape Henlopen and sailing the Delaware Bay.

Great neighborhood

The house has a lot of potential to be the best rental property for the summer considering that it is located in a very nice neighborhood with a pool, nice walking path and very close to the beach. When we first moved in everything looked great, very nicely decorated and then we started to notice that the house was quite dirty, dog hair on baseboards and in the corners, master bedroom mattress was just covered in dark dog hair ( I assume owners bring their dog with them), my mom has terrible dog allergies and she couldn't not enjoy the house because of it, had to be out most of the time. There is a book with rules that renters have to follow that I think is just rediculas because its asking me to keep track of what pillow (size, color, brand) goes where and other rediculas cleaning tasks that i have to do on top of the cleaning fee. I wanted to do some laundry at the end of the week and that was canceled as soon as I opened the washing machine, dog hair everywhere. Ive been renting at the beach for few years now and this place so far was the dirtiest (i would upload pics if I could). I suggest to switch the cleaning crew or have a little more pride in your place and do some work yourself because your house needs it (water stains on the ceiling in the kitchen, broken tile in the foyer, master ceiling fan light and guest room fan light weren't working, shower booth was dirty, dog hair, no closet space in master bedroom and guest room, no lid on a kitchen trash can, couches are very uncomfortable, etc. Don't get offended but with all other 5 star reviews I thought people could use some truth. A lot of potential to be great but needs a lot of work.

Owner's Response: WOW, talk about blind siding an owner. I HIGHLY RECOMMEND ALL TO READ. We provide a “House Info Guide” & “Check out List” for our guests. Our “Check Out List” provides a list of items we ask guests to please do. In no way do I think they are ridiculous cleaning tasks. I’ve cut & pasted a couple samples 1) Remove all food & perishable items from refrigerator, cabinets & pantry & place in trash. 2) Make sure all dishes/glassware are cleaned & returned to kitchen cabinets. 3) Empty trash can in kitchen. CLEANING- We send out a “Welcome Letter” 1.5 weeks before our guests arrive. The 2nd bullet point in the letter states, “Any issues regarding something not being cleaned in the townhouse upon arrival please notify Carl via text or call ASAP. Carl will reach out to cleaning company and request re-cleaning of item or area. When you arrived you texted me about the Wifi password & a noise from an AC vent on the 3rd fl but nothing about cleaning. If the cleaners missed something I would have been happy to call them back. It does happen and the cleaners do come back. The Friday before departure I emailed out our “Check Out List” with this guest I also texted her to make sure everything was ok. I copied & pasted that text, “ Good afternoon Alena, hope you've enjoyed your stay at our beach house. You definitely had a hot one! I sent you our check out list via email. Kindly take a min and review prior to departure tomorrow morning. Let me know if you have any question.Thank you! Carl.” No response back. DAMAGES-On the 2nd pg of the “Check Out List” we state, “Please let us know about any damages or breakages so we can replace/repair items before our next guests arrive.” You did not mention anything during your stay. During a rental season things break or get damaged. That’s why we ask guests to let us know so we can address it. I don’t think it’s right when you state, “have a little more pride in your place.” We’ve spent thousands of dollars renovating our place. We begin preparing in March by painting walls, cleaning and having the carpet & couches cleaned professionally. We do have pride in our house & believe it shows with the years of happy guests. I’m sorry you felt otherwise and felt the need to lash out at us in this review. It would have been nice if you mentioned your displeasure when you arrived, during your stay or when you departed. We would have been happy to address your concerns. As we have for years with other guests that have stayed with us.

Great condo in a great location

This rental has everything needed and is the perfect location. Convenient to shopping, a short drive to downtown Lewes, and close to Cape Henlopen state park. The condo had everything our family needs and is beautifully furnished and decorated. We love Village of Five Points and plan to make this destination a regular vacation spot!

Beautiful!

Overall our stay was very enjoyable. The pros were close to the beach, and close to amenities. The house was updated and spacious. It was quiet and relaxing. Loved that it had a patio to eat outside on and hang out on. The pool was a plus. We love the town of Lewes and also how close it was to Rehobath Beach and Cape Henelopen Park. Great week!! I would recommend it for sure!

Beautiful & Cozy! A delightful experience!

Our family comes to Lewes every year for vacation & this was our first year staying at this townhouse. The home was well cared for, clean & beautifully decorated! The ease of near by shopping, dinning, run path & pool make Village of Five Points a must. The beach is 3 miles away (easy car or bike ride)

Carl was very professional & quick to respond, it is a pleasure to rent from someone with integrity & manners. We will be back!

Beautiful Townhouse - Great Location!

The townhouse and location far surpassed our expectations! The townhouse is absolutely beautiful and had everything that we needed to feel at home. The location was perfect for enjoying the Lewes Beach and Cape Henlopen State Park Beach...close and easy drive to both. It was also a great location for quick access to downtown Lewes with many excellent dining locations and shops. The Village of Five Points was also perfect...swimming pools, tennis courts, restaurants and a grocery store...all within walking distance. It is also located within easy access to the Lewes-Rehoboth bike trail. The owner made the renting process very easy and was extremely helpful in providing must sees for Lewes. We had a wonderful time and would definitely rent again!
