About the property

2 bedrooms, 2 full baths on 3 levels with terraces and great windows with views.

Fully renovated luxuriously furnished 4-level town home in the center of a thriving medieval village 45 minutes west of Siena and an hour south of Florence. 2 bdrms/2 baths with tub and shower (one ensuite with 2nd floor bdrm, the other on main living level), central heat and air conditioning, 2 terraces. Bedrooms are on the 4th floor and the 2nd floor; living, kitchen and dining room on 3rd floor (which is one flight of stairs up from street level). Total living space is approx. 160 sq meters. Upstairs bedroom has a very large terrace with dining table and chairs, potted garden and chaises. The 2nd floor bedroom has a queen sized bed and space for up to two additional twin beds which are stored in the cellar and can be set up upon request. Large, L-shaped modern sofa with down wrapped cushions is comfortable for sleeping on additional person. Comfortably the house sleeps 5, but 2 more people can stay for an extra fee.

That's the house. It is positioned on the northern side (with the best view) of the loveliest little storybook village of 700 residents. We are right next door to La Pergola Pizzeria on one side and the smallest theater in Europe (67 seats) on the other. And two doors down is an artisan's workshop, Ammos, a treasure trove for those seeking original art to bring home from their travels. Radicondoli is like a trip back to sweeter, more innocent times. It has four bars, three restaurants, four churches, a variety of shops and services, two grocery stores, a butcher, a tourist office, a bank with ATM, and locally staffed volunteer ambulance service and the friendliest people you will ever meet.

There are festivals throughout the year: May 1 is Primo Maggio. The last weekend of June is the San Giovanni Festival; late July-first week of August is a major theater, dance, music and art festival with concerts in village spaces, piazzas and out in the countryside. Every Thursday night in July and August, Via Garibaldi (my street) is closed to traffic and an evening festival takes place with food, cocktails, live music and dancing--it's called the Notte di Giove, and it's a no-miss event! In early July and mid August the famous Palio di Siena horse race takes place in Siena, and I can connect you with a great tour guide and the option to purchase bleacher tickets to view the trials and main race. In late September we have the Festa della Madonna, which culminates in a candlelight procession through the village with our medieval Madonna della Mercedes fresco. In late October we have the Festa di San Simone e Giuda in the main piazza with roast chestnuts, sausages, chestnut cake and wine, as well as old fashioned children's games. Day trips to Chianti villages and wine country, Volterra, San Gimignano, Florence, Siena, San Galgano Abbey, Massa Marittima, Arezzo, Cortona, Pisa, the Mediterranean coastline and a great many more beautiful destinations are possible, though you will want to carve out some serious loafing in the village and at home time, because Radicondoli is such a beautiful slice of Paradise you will fall in love with it the moment you arrive!

About Marlane Agriesti

We live in the house part of the year and rent it out when were not here, so it is quite comfortable, with all the things that make us feel at home. You will find a beautifully stocked and outfitted kitchen, nice rugs and furnishings, books, and WIFI throughout. There is no TV because we're here to enjoy the peace, but if I want to watch a soccer match or something else, just go to one of our bars and sit down with the locals to take it in. It's so much more sociable that way!

It is very comfortably furnished, authentically renovated with traditional style but an open, flowing floor plan, and the location couldn't possibly be more convenient. You only have to walk ten steps to the best pizzeria in all the world! And the village itself if the real prize, a place of lost in time. A place from the past, and very much of the future as well.

Lovely home in Tuscany!

We feel so lucky to have found this beautiful home in the heart of Tuscany to use as our home base during our stay! The outside is an amazing little medieval hill town, while the inside is completely updated with all the modern comforts. The views from the upstairs patio are amazing. Beautiful sunsets, misty mornings, with the church bells ringing in the background.

It was delightful to be able to walk next door for some of the best Pizzas and salads we've ever tasted.

A wonderful experience

We absolutely loved our four weeks at Casa Illuminata. We really enjoyed (and benefitted from) its ambience and amazing views - and the air conditioning, which is not very common. The upstairs terrace, in particular, is a joy - plenty big enough to eat/relax/read and to enjoy the wonderful vista right across the hills and valleys to Volterra and San Gimigniano. It has everything you need, and is both stylish and very comfortable. It was very relaxing, and incredibly quiet and peaceful, despite being in the heart of the village (a huge plus for us). We know Radicondoli well, and it is a great place to stay: everyone is so welcoming to visitors, and there is lots going on there (live music of all kinds, for example), and in the region. Marlane went to lots of trouble to help us eg advising us on the best seats to get for the Palio, and everything was so well organised and ran smoothly. Giovanni, who lives in Radicondoli, looked after us, and is an exceptionally kind and helpful person, so that was another plus. A fantastic trip - I’m just about to reserve for next year!

Breathtaking Views

Very charming and romantic home. We were so taken with the beautiful view from our bedroom balcony and the main floor windows. Perfectly located in a peaceful little town. Everything we needed was available within walking distance. Each bedroom had its own bathroom and air conditioner, providing a lot of privacy for each couple. We were so grateful for the AC given that we went in July during a heat wave. Highly recommend this beautiful home.

Beautiful home, good location

This is a beautiful home that is large, and very well-appointed, with everything you could need. The air conditioning is a life-saver, and the person who lets you in and makes sure there are no problems is terrific. I would have no problem living here, and it is hard to believe you are in an old, hill-top village in Tuscany. The view is as beautiful as described, and there is a lot of privacy for 2 couples because one bedroom is on the lower floor, and the other one is on the top floor which is nice. The main terrace however (with the terrific view) is also on the top floor, so if you want to get there, you do need to go through the upstairs bedroom which is a little strange. Other minor issues: 1) It is not an easy place to get to without a really good map. It takes about 20 minutes of twisty-turny roads just to get to a main road, so you have to build that into your travels, but this is not unusual for the area. 2) While we were there, they paved the street with cobblestones, so there were people delivering stones at 6-7 am, which involved 200 brick-sized stones being dropped outside our door. You can imagine the noise, and then of course there were 5 workers talking, and the other machinery and sound of each stone being put down, so while it was kind of interesting to watch, it was noisy, and cement dust followed us everywhere. 3) This home is directly next door to a popular pizza restaurant, and until about midnight, if you stay in the lower bedroom, you will hear chairs and tables being moved, and people talking. This might be a problem for light sleepers. 4) There was supposed to be a "street party" on Thursdays that we were looking forward to, but maybe because there was no street, we did not see any signs of a party. 5) On Thursday night, the local marching band rehearses in the theater that is on the other side of this property until about 11:30 or so. Again, it is loud and there is no way you could sleep through this, but if you don't mind being up until then, it is not much of a problem. 6) Know that this is a very quaint and friendly small town with limited amenities. You can get pretty much every essential you need, but for example, if you miss the fish man on Friday (?) morning, you are out of luck. The bakery was a big disappointment, and nothing like a French bakery. Of course we were not in France though! These were all minor issues and inconveniences, and I would go back here in an instant.

Owner's Response: Hi William, Thank you for your enthusiastic compliments of our home in Radicondoli! I'm very happy to hear you enjoyed staying there so much. We are sorry for the inconvenience of the new cobble stone street paving which happened to occur exactly during your visit! The village has awaited this construction for the past three years, and it suddenly began June 15. Now Via Garibaldi is finished, and it looks simply beautiful. It is part of a clean energy installation project in the village, in which the gas heating system is being replaced with natural hot water underneath the ground. That brief construction was the reason, as you guessed, for the temporary postponement of the Thursday night street party, which will begin again on August 4. The Notte di Giove normally happens every Thursday throughout July and August. The village runs seasonally, as do all Tuscan hill towns, and as noted in the house information on this site, the band does rehearse Thursday evenings for 2 hours in the next door theater from about 9:00 to 11:00. The rehearsals begin in April and pick up pace in June in anticipation of summer festivals. La Pergola Pizzaria and Enoteca next door, which is famous for its view and has won several prestigious awards, is humming in the summer evenings and as Tuscan villages are small and intricately interwoven, we share a section of wall with them in the downstairs bedroom on the opposite wall from the bed. From the downstairs bedroom, the sounds within the dining room are more audible; upstairs, of course this is not an issue. We have loved owning the house and enjoy its unspoiled setting off the beaten path. Those who come are true travelers, the villagers say. Large grocery stores are located in nearby cities Colle Val d'Elsa and Poggibonsi. Giovanna, our concierge, was delighted to meet you. We are most grateful for your visit and your kind words. Again, my apologies for the unexpected construction in the street out front during your stay. I hope you return soon to enjoy seeing the finished work. Casa Illuminata

What an amazing place! It was everything as described plus more. The Villa was beautifully furnished with everything we needed. The view from the terrace was breathtaking. Radicondoli is a very welcoming village and the people were so friendly. Radicondoli is the perfect location in Tuscany to set out on day trips and return in the evening for dinner in great restaurants. We highly recommend Casa Illuminata, you won't be disappointed!!

Lovely mountain village and villa

Marlene was a lovely host and provided us with lots of info about the villa and area. The villa is very well equipped, very clean and lovely beds and bedding. Extra bonus is the Nespresso machine ! Thanks Marlane.
