House with fenced garden, private pool, air conditioning 35km from Siena & Arezzo

The property lies in a tophill location with a beautiful panorama only 2 kms from the small charming village of Rigomagno, between Siena and Arezzo (both cities are around 35 Kms far away). It's a very quiet location, great place for a relaxing holiday and to visit Tuscany and Umbria. There are many beautiful cities and charming village that can be reached all in 30-50 minutes driving (Siena, Arezzo, Montepulciano, Montalcino, the Val d'Orcia...and many more). Florence can be reached in 1 hour driving, the Trasimeno lake in 25 minutes. The property has a large garden of around 8000sqm (whole fenced) with a private saltwater swimming pool (13,5 by 5,5 meter, with romain stairs). The first three steps of the pool's stairs allow to sunbathe or let small children play in shallow water. The whole property is for private/exclusive use of the tenant (NOT shared with other holidaymakers or owner). There are two terraces beside the house. The one on the eastern side is equipped with table/chairs to eat outdoors, to cook also at disposition a stone oven/barbecue. The terrace on the western side has very comfortable Unopiù garden furniture and is very appreciated by all the guests. There are furthermore 4 hammocks in the garden. The house is suitable for max 8 persons (+babies). There are 4 bedrooms (all with Daikin air conditioning) and 4 bathrooms. There is one bedroom on the ground floor and 3 bedrooms on the 1st floor. The 3 bedrooms on the upper floor have all: double bed, air conditioning and own bathroom with toilet and shower. On the ground floor there is a veranda with air conditioning and big windows to enjoy the views on the garden, mostly appreciated in Spring and Autumn. From the veranda you can access the bedroom on the ground floor and the kitchen. The ground floor has a bathroom with toilet and tub. The bedroom on the ground floor has air conditioning. The property is equipped with all the most common household appliances: washing machine, dishwasher, fridge/freezer, TV and SAT, oven and microwave, Stereo/CD player, DVD player, american coffie machine, air conditioning in the 3 bedrooms on the upper floor. Highspeed Wi-fi internet connection for streaming and smart-TV!! Babycot and highchair available upon request. From the property in only 15 minutes driving you are on the highway Rome-Florence and in only 10 minutes on the speedway Siena-Perugia. There is a trainstation available in Sinalunga, the train brings you in around 2 hours in Rome and Florence. Shops are available in the town of Lucignano (7 Kms from the house). Lucignano, 414 above the see level, is a small town that represents one of the more extraordinary examples of medieval urban planning for its system of elliptic rings arrived intact over the centuries. There are 6/8 different restaurants in the historical center of the town. The nearest restaurant is at 3 kms from the property “Ristorante Pizzeria Scroccazucche”. There are a couple of large supermarkets near Sinalunga, 11 kms from the property. The COOP one at the shopping center "I Gelsi" is sometimes also on Sunday open. There is a large outlet & shopping center at 15 kms near the highway exit (Outlet village Valdichiana). There is a 9 holes (par 34) golf course 12 kms far away near Bettolle.

A wonderful place!

It was such a wonderful vacation, we felt so comfortable. We have never had such a great hostess and a house that leaves nothing to be desired. A great place to relax, but also a great starting point for city tours. We can recommend everything 100%.

Spacious well equipped house with tunning views

We loved our stay here, the owners were helpful and flexible on our arrival time which took the stress away as the traffic was heavy from the airport. The house was super, with excellent facilities especially the Air con and the views from the pool area and indeed the many outside spaces was stunning would not hesitate to come back when next in the area.

Peaceful stay in a good location.

Excellent location of the house for exploring Tuscany. Big garden with a large pool. Absolutely private. House with good equipment. 4 air-conditioned double rooms with private bathroom and toilet. The large refrigerator showcase for drinks is very useful. Excellent arrangement with the lady Diana in charge of the house. We can definitely recommend.

Rustic country living in a beautiful spot

Thus property allows accesd to all the great local places-cortona, pienza, Montepulciano, Montalcino, Siena, and Florence all within relatively short distances, often with magnificent scenery on the way. The house is a typical country house, with all the noises and critters you find in the countryside. The bedrooms upstairs have ac, and most windows have screens as the mosquitos are aggressive for about an hour each evening. Our host was super-responsive, despite some difficult personal stuff happening at the same time. If there was a problen she was able to address it the next day, or dispatch someone who could. The only two negatives (for which there was no remedy possible, though if it were, she would have made ut so) are that the house is attached to another property (different owner) whose septic tank overflowed, and the farmer at the bottom of the hill has a kennel full of dogs who howl for a while each time he arrives (It is the country!), which breaks the silence, but you get used to it. Lucignano is the small town on the hill across the valley 10 min, which is quiet, not touristy, and full of surprises. Make sure to check it out. Overall a lovely stay and a charming hostess.

Beautiful garden, nice pool, nice house

We stayed with a party of 6 at this villa, and had a very pleasant experience. The garden has a variety of places to enjoy the sun in, and the the host, Diana, was nice and helpful. Would recommend. The extra fees were 100 euros for the end of week cleaning, and 70 euros for the electricity.

Nice property, spectacular views, but the interiors rather dissapointing

The property is really beautiful, located on the hill with the stunning view over the picturesque countryside and the medieval town of Rigomagno. There is a large swimming pool and a lovely garden, however the house itself could do with a bit of 'tender loving care'. It is a nice traditional farm house but neither well maintained nor cleaned properly, although additional cleaning fee is collected. The description of the house was a bit misleading. The property was listed as a 4 bedrooms and 2 bathrooms house, while one of the bedrooms was certainly not up to the standards with mould on one wall, electric wires sticking out of the other one and a noisy water boiler inside of the room. The bathroom downstairs was very nice but the second bathroom upstairs was just a small toilet with a shower head, and can be accessed through one of the bedrooms only. It was rather inconvenient that we had to deal with 4 different people. We booked through the travel agent who we talked to before. The check in and check out was handled by 3 different people. The owner and his son who did the ‘meet and greet’ were exceptionally nice and helpful (they gave us a lift when our car broke down on the way to the house). Sadly, the woman who turned up to do the check-out was quite opposite. She was unpleasant and her attitude was unacceptable. Clearly not a proper approach when one works in hospitality business. The overall impression was that, although the estate is big and beautifully situated, the rental was not a good value for money when compared to the other rentals in Tuscany.

We thank the tenant for the compliments regarding the location, pool and garden. We don’t agree with most of the declarations that we consider unacceptable and are damaging us. We do not agree that the description of the house is misleading. The home has been cleaned personally by Mrs. Diana on 16 Septmber, she is always very careful that everything is clean and in order on guests arrival. As written in the rental terms we ask the tenant to contact us within 24 hours to report any problem, so we do not understand why they did not us contact since, according to them words, the house was not cleaned well. The house has been rented for 10 years and NO ONE has never sent complain about the boiler in one of the double bedrooms on the first floor. In the room there is no trace of mold. We do not understand what they mean by "electric wires sticking out of the other one" (all the power outlets were controlled by the electrician in August). About the bathroom on the first floor between the photos there is a floor plan of the house where you can clearly see that the bathroom is inside the bedroom. There is also a photograph of the room where you see very clearly that the bathroom is inside the bedroom. There is a photo of the bathroom where you can clearly see that it is a small bathroom. The day of arrival they met Alexander and Julius (who made 70 km to help since they had broken their car) seen Diana could not be there for personal reasons, while the day of departure the check-out has been made by Mrs. Diana. She called when she arrived at the house for the check-out to inform us there were dirty dishes, plates, glasses, etc in the sink and 8 sacks full of garbage. She reminded them that, as everywhere, the tenant has to clean dishes, plates, glasses, pots etc (…there is a dishwasher) and take away the rubbish. Faced with this situation the tenant could not expect a friendly behavior. In other reviews on the site the tenants have written "Charmant accueil par Diana, the owner," "Owners are super nice and warm People", "The House was very clean and the owners was very friendly", "All kontakt med ägarna har fungerat Superbra och dom har varit väldigt trevliga och tillmötesgående "(translation: All contact with the owners has worked super and they were very nice and accommodating). For a house with large garden, 13,5x5,5 swimming pool (all for exclusive use), 4 bedrooms (3 with air conditioning), the paid price is more than fair.

Restaurangen Scroccazucche i närmaste by kan verkligen rekommenderas.

Dear Reader, After 2 "5 stars" review and 3 "4 stars" reviews a bad review. Air conditioning that does not effectively cool the all south-facing veranda: as written in the description of the property the bedrooms on the 1st floor have air conditioning. There isn't air conditioning in the veranda. The description is written in english and translated by a software in other languages. If you have any doubt or something is unclear ask us. Interior badly arranged: there are photos of ALL the rooms and ground plan on the webpage. Take a look of all. Cleanliness reviewed. Dilapidated bedding. Sheets and towels from another time: We have never received any complaint about cleaning, bedding, towels..... The cleaning was made by the same person and has been checked by Diana. The bedding/sheets and towels are the same of always. Difficult to understand why all the other clients were happy with it and this not Refrigerator HS (replaced during our stay): the refrigerator has been promptly replaced on tenant's request it didn't cool well. However the old refrigerator still works well, so we do not share the view that it didn't work. Unbearable smell in one of the rooms: there has been a problem with the shower's siphon. It was not possible to replace it directly seen it was not possible to buy an identical one immediately.

Nice house with beautifull garden. .

We stayed wih 4 adults and 2 children. The location is perfect. Beautifull views from the pool area. Very central towards Siena, Arezzo en Cortona. Going down the hill you will find a very good ristorante Scroccazucche. The house is very cosy and is very practical. The second bathrooms in one of the bedrooms is better usefull is more a big toilet then a bathroom. We loved it here.
