Hello,

My name is Bryan Canary and I've been renting 627 S. Paca St as a vacation rental through vrbo since 2006. With almost 700 groups staying in this home, I've had hundreds upon hundreds of reviews. Ask VRBO/Homeaway why only 60 or so are currently showing for an interesting conversation.

Before clicking any "book it now" links, please email me so we can discuss your stay and pricing first. If you go directly to the "book it now" option, it puts us on a 24 hour clock for wrapping up a booking and if we don't my metrics can be negatively affected.

-- GENERAL PRICING --
2 night stays are typically $350-400/night depending on time of year and events.
3 to 7 night stays are typically in the $225-300/nt price range depending on time of year and events.
More than 7 nights are quoted custom at all times.

-- FINAL PRICING FOR CHECKOUT --
If we agree on pricing that is different than the automated pricing, you'll make a request for those nights, I'll modify the pricing, and then you'll need to accept the modification to book.

-- CLEANING FEE --
The cleaning fee is $175.

-- $350 REFUNDABLE DAMAGE DEPOSIT --
VRBO collects a $350 damage deposit

-- TAXES --
As of 1/1/2020, there will be a 15.5% tax added to all bookings through platforms for Baltimore City. 9.5% is Baltimore City Lodging Tax, 60% of which goes to the city and 40% goes to a non-profit responsible for tourism (??). The balance is state sales tax at 6%.

-- FAMILIES, BUSINESS TRAVELERS, GROUPS OF FRIENDS--
I generally have very enjoyable experiences working with and pleasing families and business travelers. It's generally a good fit both ways. My home is ideally situated and ideally setup for a great Baltimore stay.

-- GROUPS OF FRIENDS --
I use to have very consistent, good success with large 'groups of friends', but my inquiries in that category have risen a lot since 2014 and so have some of the issues, headaches and heartache. These groups are often in for 2-3 night stays for things such as concerts, sporting events, birthday parties, reunions, bachelor and bachelorette parties. The groups of friends I have experienced the most hiccups with are often self categorized as 'professionals in their 20s-40s', so while that is important info, please understand it does not, by itself, make me feel 'comfortable' with a large group of friends. If you are going to be the responsible party for a large group of friends, PLEASE think about each of your companions and make sure you don't have anyone in your group that naturally attracts problems or trouble. If you do, please consider a hotel over my home or that of others, as problematic issues can affect a landlord’s entire business if it involves neighbors or neighborhood issues.

If you are reserving for a Group of Friends, please provide some details about your group. Likewise I will want you to say something comparable to this prior to booking... "Hey Bryan, I'm comfortable being responsible the behavior of my friends both in your home and in the immediate neighborhood area"

--PROPERTY INFO--
Beautifully rehabbed 160 year old Row Home on one of the most beautiful blocks in Baltimore. The front features a street full of Bradford Pear Trees, best seen in early spring....out back you'll find a deck off the kitchen that overlooks a small private yard and parking pad. You can catch glimpses of both Camden Yards and Raven's Stadium from the backyard and there's a wonderful neighborhood park just a few 100 yards away. On the inside you'll find 2100 sf of contemporary loft style living!!

--PARKING--
I can accommodate 2 vehicles.

-- One car that is 20' long or less fits on the parking pad behind the home (no permit of any type needed when car is in that spot)
-- One care can be accommodated on the street or in the awesome neighborhood lot right behind the home. That car requires the use of a cardboard permit on the dash that resides on the kitchen counter. That pass is like gold, and once lost, it can't be replaced until next year, so you'll have to sign over your first born if you want to use it!? ;-)
-- As for additional vehicles, there is a gas station about 3 blocks away that will often allow pay to park and there are parkign garages and/or valet parking another block or two past that for $30-35/day. You can also use commuter lots on the beltway for free (about 8 miles away).

-- SUMMARY --
I really enjoy being in the vacation rental business. I enjoy sharing my home and Baltimore with folks from around the world. Business Travelers Families and Families with children and most pets welcome but if you have children, please look at the photos to decide if you're comfortable having them run around this house. Many families with small children have marveled at the experience, but some prefer a different feel. Groups of Friends in for fun are welcome, but please see the groups of friends section above or below for more info and please notice I'm looking for a very specific statement form the person responsible for booking as part of our booking dialogue.

Quiet, responsible drinkers and non-drinkers are welcome and smokers are welcome (with ALL smoking done outside with butts disposed of appropriately). Illegal Drugs in any form are not welcome.

Owner expects you to do all the cleaning on top of paying hefty cleaning fee
The location and accommodations are perfect. These were quickly overshadowed by the owner's unreasonable checkout expectations and condescending tone. The owner provides the renter with 'check-out' documents, which are completely unreasonable for any guest of any lodging. On top of the steep cleaning fee you are charged he expects you to strip all the beds, start a load of laundry, start the dishwasher, empty all the trash cans, take all the trash and recycling to the curb, etc. While some might have the time to do all those things, we left very early in the morning to get ahead of traffic and when I emailed the owner to check in and let him know that we were unable to do most of the things he had on his list and that one of the loose keys provided had been misplaced, he became very condescending, speaking to me as if I was one of his grade school students and accusing me of having caused further damage to the residence than I was letting on. All because I had the decency to check in with him. We had allegedly left the door unlocked as well. On top of that, he decided to explain that his cleaning fee is actually larger than the already high fee charged and he 'generously' does not charge the extra amount. He asked what I felt was a fair amount of the large deposit that he should keep for us not abiding by his list of chores. Overall, great location and beautiful home, but if you would rather not have your getaway garnished with chores and rudeness, stay somewhere else. For an example of his inability to be wrong and tone, please standby for his response.

Perfect Location!
This was a perfect property for our conference visit and our 6-person team. Owner is a very good communicator and provided detailed info. We had no issues with our check-in or check-out, and he was gracious to make some rental period adjustments since we had some schedule changes. The house is exactly as pictured and is close to so many things. We chose it for ita proximity to the convention center. The neighborhood was quiet and we had zero issues walking back and forth. The parking situation was ideal as we had two vehicles which can be accommodated at this city property. Thank you for the opportunity to rent your property. The house is lovely and the ladies in the group adored the 2nd floor bathroom the most!!

This home is beautiful! It was perfect for our group of friends. The location couldn't have been better, it was a short walk to the convention center, and a quick drive to the airport. Next time I need to be in Baltimore, this place is at the top of my list!

Too good to be true!
This house was as beautiful as pictured and my party had a beautiful stay. Eight of us traveled to Baltimore for a bachelorette weekend and stayed in this gorgeous rowhouse. The location was perfect...it's less than 2 blocks from bustling downtown but you feel as if you're on a quiet suburban street. The two parking spaces provided were essential, and it's very easy to Uber to and from this location and safe to come "home" in the wee hours of the morning. The home is immaculately well maintained and contained all the creature comforts you would possibly need when away from home, from linens to tons of pots, pans, and spices. I would definitely stay here again. Five stars!!!

Great stay! Great Location!
I had a great stay at 627 s. Paca. The place was beautiful and in a great location. All of the major attractions were within walking distance or a short Uber ride away. The property was stocked with plenty of towels, linens, blankets, and pillows for everyone in my group. In addition, Bryan was very easy to communicate with and was very helpful throughout the entire process. I highly recommend this property for you and your group when visiting Baltimore. Especially if you plan on visiting Camden Yards for a game.

Wonderful House! Wonderful Location!
This house has everything you will need for your stay, even parking. A big plus for any city. We felt at home as soon as we entered! Very well appointed, and tastefully decorated. We were able to walk to baseball games, restaurants, and Inner Harbor. Owner was great to work with. We would definitely stay here again, and would highly recommend.

Great place close to fun things to do!
We were in town for a few Oriole games. Very convenient to the ballpark and close to Inner Harbor. Plenty of space and it looks really cool with the floor grates and lighting! I would definitely recommend this property! Plus, there is a parking spot in the back - awesome! The owner was very easy to communicate with. 5 stars all the way!

Awesome vacation home
What a great place to stay . The house was very clean with more than enough space for 6 adults. Huge bathroom with a nice soaker tub and walk in shower in the main bathroom. Nice full bathroom in the downstairs bedroom and a1/2 bathroom in the top bedroom. Because of the vents in the floors, noise did travel throughout the house but since we were family not a big deal for us. Nice neighborhood felt very safe. Just about a 5 minute walk to Camden Yard for the baseball games and that was because we had to wait for the light to cross the road. Easy walking distance to the inner harbor which was also a fun place to go. I would not hesitate to stay here again. Bryan is easy to work with and answers any questions very quickly Anyone who wants to go to Baltimore should definitely consider this place

Loyola grad long weekend rental
We had the pleasure of staying at this property for our daughter's Loyola graduation. It was perfect for the 10 of us........ my and my brother-in-law's family with "kids" ranging in age from 12-32! The home was immaculate and Bryan provided not only spot on directions to the property, but also extremely detailed and accurate directions to grocery stores as well as a book full of recommendations for restaurants and places to see. All instructions for getting into the house, parking, operating appliances, trash and check out were provided via e-mail prior to arrival and also posted in the house. Bryan always responded quickly to the few questions that I e-mailed him about. The beds and futons were very comfortable. We had no complaints from any kid or adult! The house is nicely decorated and comfortable. We really appreciated the AC on the near 100 degree day we arrived! It's located in a quiet safe neighborhood just a short walk from Camden Yards. We could hear the ball games when we were on the back deck! It's a short drive or Uber ride to Inner Harbor, Fed Hill and Fell's point. My daughter and I even walked back to the house after a wonderful dinner at Thames St Oyster House in Fell's Point. It was a nice walk along the harbor. We even could have walked to our daughter's graduation at the Royal Farms Arena. It would have been much less hassle to walk there and back to the house after graduation to get our car instead of parking at the arena and dealing with the traffic after graduation. A major plus if you are bringing your car (or two) is the parking pad right at the rear of the house, plus a pass for on street parking or parking in the lot behind the property. You could totally stay at this property and enjoy the area without a car, too. My only regret......that we didn't find this place sooner! My daughter loved her 4 years at Loyola and we loved visiting her in Baltimore. We probably would have visited more often if we had known about this place!

Perfect stay in Baltimore!
This property was the perfect spot for our stay while attending a conference in Baltimore held in the Inner Harbor area. Very spacious and nice interior with exposed brick and an open style even with multiple floors, wonderful bathroom, great location to various sites, and easy access to run along the inner harbor. Excellent communication with the owner throughout the process (to include my relatively last minute inquiry on possible calendar changes), I highly recommend this property!

Proceed With Caution
The house is pretty nice but all hardwood, tile, and steel grate floors are not very cozy. Our first night there was no heat, we were expected to live with space heaters. I am very glad it was not a colder night and that there were extra blankets because all of our party had not arrived. The owner offered no accommodation for this discomfort on check out. He also claimed a pet did damage to a comforter. We had no pets. There were pages of rules and warnings so I was not surprised that he found a way to keep some of our deposit. Then in follow up emails he needed to insult me.

Unbelievable property
I have been using various websites like VRBO to rent properties for years instead of staying in overpriced hotels and 627 Paca street is by far the nicest place I have rented. It is completely renovated and is a really unique place. We attended a football game at M&T Stadium and could walk to the game. We also were walking distance from various bars including Federal Hill. We used Uber to access restaurants/bars that were too far to walk or if were getting back later at night. If you are looking for a place in this general area or to see Baltimore in general, you cannot go wrong!!

LOCATION LOCATION LOCATION
What an amazing Property. The House is Beautiful and Functional. But by far the Best Feature is the Location. 2 minute walk to Camden Yards and the surrounding bars and restaurants. Maybe a 5 minute walk to M&T Bank Stadium and a 10 minute walk to the Inner Harbour. We used Uber to get around to Fells Point and Little Italy. Bryan was great and made everything very easy for us. He was always available for communication and his check-in/check out instructions made his expectations very clear. I would Highly Recommend this property to anyone visiting Baltimore. I know I would rent it again when we make our way back to the Charm City !!

Lovely spacious home, close to inner harbor and more...
My family and I enjoyed our stay in this home. It was more than we expected. Very spacious, the decor is lovely and there were special amenities that you wouldn't get at a hotel, i.e. books, games, kitchen, washer & dryer, practical recommendations of where to go while in Baltimore, etc. We were close to everything we wanted to see while visiting -Inner Harbor, Camden Yards, museums, etc. My favorite places were the basement bedroom area and the 2nd floor bathroom. You have to see it to know what I mean. I highly recommend this rental if you are planning to visit the Baltimore area.

Gorgeous home, close to the action
This row house is utterly lovely. Everything was in top-notch condition, from the bed linens to the gas range to the astoundingly luxurious bathroom. I stayed there with eight friends for Memorial Day weekend and it never felt crowded. The house is practically across the street from Camden Yards and is only a fifteen minute walk from the waterfront district, which makes it a perfect home base in an area where parking is hard to come by. One word of warning: because this is a row house, expect to use the stairs a lot. There is no restroom on the ground floor, and both the front and rear entrances have steps. If members of your party have mobility issues, this may be a problem. My friends and I had a fantastic time here, and Bryan was a very helpful and responsive landlord. I look forward to staying here again the next time I'm in Baltimore.

Business Travel
Our party of three could not have asked for a better rental home. 627 Paca Street was beautiful and meticulously kept. The home was laid out perfectly, allowing for the one female in our group to have her own private sleeping area with her own private bathroom. The décor and furnishings throughout the home were something straight out of Better Homes. Our conference was held at the Baltimore Convention Center and if it were not for several things to take with us each morning, we could have walked to the center in less than 10 minutes. The home is centrally located and only a few blocks from the Orioles and Ravens stadiums, and all the downtown and Inner Harbor action. I will definitely consider staying here again. Bryan made our entire party feel very welcomed and I thank him for sharing his beautiful home with us.

Great location, very cool digs
I recently stayed in Bryan's place with a handful of friends and it was perfect. The house was spotless and had all the amenities one could want. And the house itself is really cool and interesting -- Bryan did a wonderful job in renovating the 3-story house. The location couldn't have been better, as it was a stone's throw from Camden Yards and the Raven's Stadium (and the relatively new Horseshoe Casino for those so inclined), as well as the Inner Harbor, Federal Hill and associated restaurants and such. Additionally, communication with Bryan was fast and easy, and his detailed instructions regarding directions, local amenities, and the check in/check out process were crystal clear. The next time we consider staying in Baltimore, I and the others in the group will definitely check to see if Bryan's house is available.

I purchased this 1840's row home as a shell and I renovated in 6 months with one helper.

I lived in this home from 2003 through 2005 and then Holly joined me. We moved next door and turned this into a vacation rental. I am self employed (real estate and other things) and Holly has PhD in Aquatic Ecology. Holly got a wonderful opportunity to work in Monterey Bay CA in 2012, so we've relocated! I still return to Baltimore occasionally for work.
