Great for families. Private dock
About Tim Flynn
I am originally from Peoria, Il and my wife Southern Illinois. I would live in this house everyday if I could, but we live in Chicago for my wife's job. We have 3 kids who love to go to Kentucky where they have lots of room to play.
Tim Flynn purchased this House in 2013
Why Tim Flynn chose Gilbertsville
My wife grew up taking family vacations to the Kentucky Lake and we have continued that tradition with our own family. We came upon this place on one of our visits and couldn't pass it up. We love having the convenience of being next to the marina, but in our own home.

Great location, needs a lot of updating
This property has so much potential if it receives a lot of TLC. The outside needs A LOT of cleaning. The windows, gutters, and backyard need a lot of maintenance. There were holes everywhere in the backyard. I had to watch my child very closely as I was afraid he was going to get seriously hurt if he fell in one. There were a ton of spiders and spider webs all over the windows and inside the house. The inside needs A LOT of updating from the carpet to the kitchen to the bathroom and the furniture! The dock was a long walk from the house, having a golf cart would have been nice just because of all the stuff we carried back and forth. Luckily the neighbors were nice enough to give us lifts from the marina and the dock if they saw us out there. There were no dogs allowed on the property which we liked to help with cleanliness, but there was dog droppings in the yard in multiple places I’m assuming from other guests or neighboring houses. The window A/C’s did nothing for the mugginess in the house, the coolest room was the bedroom downstairs so we slept there but the filters in the A/C’s were very dirty. We took one out to clean. They have a Roku TV which is okay but would’ve preferred regular cable bc it would go in and out. The owner was very responsive and replied very quickly with any questions. Overall can’t beat the location bc it is right on the lake and next to marina, but would not stay here again unless it was cleaned up and updated.
Yes, I was very responsive to your many questions. Most of which could have been answered by reading your contract and the courtesy information I put together for all my guests. One of the things I mention to guests is that all of Kentucky lake front is owned and controlled by The TVA (Tennessee Valley Authority). You can use it but we don’t own it. The holes that you are referring to are not in our yard, but on TVA property. Those are animal habitats. While we do mow to keep things looking nice, we are not allowed to alter that part of the property. You do have to walk across this area to get to the dock and yes, a golf cart is a fun option for this; if you have one. Guest are allowed and have brought their own before.
I will look into the spider situation. We do spray regularly, but a few spiders always seem to find a way in with all those trees around. I hope you didn’t find the listing misleading or had your expectations too high. This is not a “glamping” location. The house is not the experience. We hope to appeal to guests who want to visit Kentucky Lake first, then want a clean and comfortable place to stay with a super convenient location to complement their trip. Thank you for your input, we are always trying to improve what we can.
Loved the property! It was very clean and in an excellent location! Close to the water, beach, marina, restaurant....everything you need is right there.
Great location, great views
We brought our family for a quick weekend before school started just to get away. The first thing my wife mentioned was "look how clean it is!" The first thing my kids noticed was "look at the playground" and "let's play with the toys!" Jenga is now on the birthday list - it was the big winner of the weekend.
We did not have a chance to utilize the boat dock, but it's just a few feet away from the house. If you have a boat and want a nice place to stay right on the water, this is a great spot. It's also very close to the marina where you can rent a boat (better do this in advance if you're only staying the weekend, or they'll be out of boats), grab a meal, or get some necessities.
There is also plenty of recommendations for things to do, restaurants, etc. It was a very nice addition to the home. I usually spend a significant amount of time planning every minute of every trip, but for just a quick weekend getaway, I purposely did not do that. Luckily, the planning was sitting there in a book ready when we arrived!
With only being there a couple of days, we did not use the kitchen facilities much, so I can't say for certain how the pots and pans. However, the kitchen seemed fully equipped for all cooking needs.
Also provided were almost all necessities. Towels, toilet paper, hand soap, paper towels, etc. were stocked for our arrival.. The only minor complaint was there was not shampoo or soap for the shower. Of the VRBO rentals we have stayed in, this is usually included, but that might be luck of the draw. It was never communicated that it would be there, so this wasn't something that was promised and wasn't delivered.
When my wife asked me to plan a weekend getaway, she really didn't give me much instructions. However, she and the kids were thrilled with our stay, so I'd say mission accomplished with this rental. 5 stars!
Nice Property with plenty of nearby activities
Tim has a very nice property. The house had everything we needed and was very clean. The covered dock was a big plus. Our first few days, we had a bit of rain, so my boys and I fished quite a bit off of the dock. We caught sunfish, crappy and small bass. The marina is within walking distance and they have several varieties of live bait. Also, they have two public ramps that can be used free of charge.
Great view with easy boat access at private dock.
Located on Kentucky Lake in the vicinity of the Moors Marina.
