We are renovating the building with scaffolding only inside the courtyard until approx. May 2025.

The works take place from Monday to Friday from 8am to 5pm and sometime on Saurday morning.

The apartment 'Florian' is situated in Piazza del Duomo in the heart of Florence’s historical centre, on the 4th level ( no lift ) of a prestigious XVI century palace that once belonged to the Ghiberti family, one of Florence’s most important historical families, with easy steps well worth the journey.

From October 25 2009, Piazza del Duomo is a pedestrian area with all the advantages that an area like that can offer

Spending time in my apartment is to be accompanied by the shadow of the magnificent dome of Brunelleschi, the grandeur of Giotto’s belltower and the splendour of Vasari’s frescos, in an unforgettable dream that Florence will dream with you and bring you great joy and an even greater desire to return.
Florian directly faces the Duomo, giving you the sensation that you could reach out and touch its magnificent green and white marble facade. The apartment has been completely restored in Florentine style, but with all modern comforts.

Florian is a romantic and welcoming apartment comprising: a cosy living room with a comfortable sofa, a small and fully-equipped kitchen with a balcony that offers a charming view of Florence, a bedroom with two single beds (85 by 200) that can be transformed into a double bed. A small entrance hall with a splendid view of the Duomo and one modern bathroom with shower complete the description of the apartment.

All modern comforts are provided: air conditioning, LCD TV, satellite TV, washing machine, dishwasher, microwave oven, american coffee, WiFI internet dsl no cable, air conditioning, safe, security door and intercom.

CHECK-IN:
I always meet my guests to hand over the keys so I need to make an appointment with you in advance.

CHECK-IN is possible from 10:30 a.m. to 8 p.m.
From 1:00 a.m. to 10:30 a.m. check-in is not allowed.

LATE CHECK-IN:
From 8:00 p.m to 11:30 p.m. there is an additional charge of € 25.00 (check-in/cash).
From 11:30 p.m to 1:00 a.m. there is an additional charge of € 35.00 (check-in/cash).

CLEANING FEE:
€ 50.00 in euro cash upon arrival ( check-in ).

STAY TAX:
The City of Florence has decided to extend the “Stay Tax” (introduced in 2011) also to private rentals (on top of Hotels, B&B and so on..)
The Tax is 6.00 EURO PER NIGHT/EACH GUEST for a max of 7 nights to be paid in euro cash upon arrival.

Everything about our stay in the Florian apartment was wonderful from a pleasant and helpful check in to our cab picking us up for the airport. Being right across from the Duomo and everything so walkable and easy to find makes you feel so relaxed and at home. The apartment is so clean and having the kitchen really was nice. Perfect location and incredible stay

Location and stay was perfect. Lot's of room with duomo view right outside. Walking distance from anything in Florence and great restaurant right outside. Also very fun and lively square around the duomo during the evening. Would highly recommend this stay for your next trip to Florence

Amazing location! Can get a bit loud at night though. 87 steps up, be prepared! That was a surprise and a rough one. After spending the day walking, then come back tired, the steps are pretty rough. The unit is clean, as listed and has everything he said it would. Comfortable. Balcony is very small to sit on and have coffee and there is construction all around (including the entry way) which is okay, eventually it will be a great place to enjoy. Overall, a great location and great hosts.

Really Great!

The whole experience was very easy. We were met by the host who showed us how to use all of the appliances in very good English. The apartment was clean, central, and had great air conditioning. We were able to get just about anywhere in the city within a 20 minute walk.

Great location

Very nice little flat. Warm, very comfortable mattresses and linen, plenty of hot water. Location could not be any better; right in the middle of everything. The host recommended a restaurant, Trattoria Antellesi, which turned out to be friendly with great food and super wine.

3 nights in Florence

The location was great! Right across from Duomo and close proximity to many restaurants and coffee shops. In the evenings, you could listen to the street performers, Even though this area of the city is very busy, the apartment is quiet. It was perfect for our short stay in Florence.

Wonderful stay in the heart of Florence

Our trip through Italy consisted of 3 rentals and this one was definitely the favorite. Our host Lucca was wonderful. We met him at the property for check in. The apartment is very rustic with exposed beams and brick through out. Location is spectacular. You cant get much closer to the central part of the city then this. As mentioned in the description, there are alot of steps. We were well aware of this and only travelled them once a day essentially anyway so not a big deal. Would recommend for sure!

Lovely Apartment in perfect location

This super clean apartment is directly across from the Duomo, so within walking distance to everything we wanted to see. Luca, the apartment owner, is a gem. He communicated with us through the entire booking and arrival process. He even met us at the apartment to clearly explained how everything in the building operated. So easy! A Perfect Apartment!

We loved our stay in the Duomo. We were shocked when we arrived and saw that we were literally a stone's throw from the cathedral. Luca was there to greet us and help us with our bags up the many stairs. Yes, there are a lot of stairs but it is well worth the experience of staying in a 300 year-old building in the center of Florence. The location was perfect as well. It was close to the train station, close to lots of museums and other sites. It was very easy to pick up a cab for destinations further away. The apartment was perfectly clean, the air conditioner nice and cold and the view to the Duomo and below were breathtaking. We would return without question. Thank you Luca, for our wonderful stay.

A Renaissance of Hospitality…

Wow! My wife and I had the privilege of staying here in May of 2025. I am in the hospitality industry and work for one of the largest hotel companies in the world. I have stayed in some of the nicest hotels and resorts in North America, but when planning for our trip to Florence, my wife and I wanted to mix it up and stay in the heart of the city. This location could not have been more perfect. You open the door to the street and the world of Florence, Italy is literally at your door step. Luca is the quintessential “Renaissance Man!” He was a joy to work with. His communication helped quell any anxiety I had about this booking. He met us when we arrived and walked us through the various amenities of this quaint arrangement. He helped us find a local market where we could pick up some needed necessities and made us feel right at home. If you’re looking for opulence, this is not for you. However, if you’re looking to feel and experience the heart of the Renaissance in the city that was the birthplace of it all, don’t hesitate to BOOK NOW! You will be glad you did. This place and Luca are a 10 out of 10 in my book and I am not one that is easily impressed, but I couldn’t recommend this place any higher!

Excellent location and space!

This apartment is PERFECTLY located! The view is as shown in the photo of the Duomo and the Piazza below. We could hear the musician below and watch the crowds ebb and flow throughout the day. Yet, the sound proof windows easily wall off any noise outside. We stay four nights and this place is great to settle into. The layout of the apartment with bedroom, living room, kitchen and bathroom made it feel like home. We could easily walk everywhere even to and from the train station. However on arrivial we took a taxi to make it easier on us. The 80 plus stairs did not bother us at all and we loved being on the top floor. Luca the owner is exceptional, helpful, gracious and kind. He gives perfect instructions on the apartment. When we return to Florence we will stay at the Florian for sure and we HIGHLY recommend this rental!

Incredible Location in Florence

What a beautiful apartment in the heart of Florence! You literally walk out onto the Piazza del Duomo and immediately surrounded by cafes, restaurants and shops. The cathedral is literally in front of you. It is also an easy walk to the Uffizi museum, Accademia and Palazzo and Ponte Vecchio. Luca is a very attentive host who met with me and gave me an excellent overview. Yes, there are 4 flights of stairs to go up but that is typical of most of Europe in my experience. Just something to keep in mind if you have a mobility issue. Unfortunately the facade of the building is under construction so views out the window are minimal right now but who wants to see the views from inside? The washer is also out of commission right now due to this outside construction if that is something you were wanting and needing. Overall, this is an exceptional apartment with a location that cannot be beat!
