The Florian Apartment: The feeling of touching the Duomo

We are renovating the building with scaffolding only inside the courtyard until approx. May 2025.

The works take place from Monday to Friday from 8am to 5pm and sometime on Saurday morning.

The apartment 'Florian' is situated in Piazza del Duomo in the heart of Florence’s historical centre, on the 4th level ( no lift ) of a prestigious XVI century palace that once belonged to the Ghiberti family, one of Florence’s most important historical families, with easy steps well worth the journey.

From October 25 2009, Piazza del Duomo is a pedestrian area with all the advantages that an area like that can offer

Spending time in my apartment is to be accompanied by the shadow of the magnificent dome of Brunelleschi, the grandeur of Giotto’s belltower and the splendour of Vasari’s frescos, in an unforgettable dream that Florence will dream with you and bring you great joy and an even greater desire to return.
Florian directly faces the Duomo, giving you the sensation that you could reach out and touch its magnificent green and white marble facade. The apartment has been completely restored in Florentine style, but with all modern comforts.

Florian is a romantic and welcoming apartment comprising: a cosy living room with a comfortable sofa, a small and fully-equipped kitchen with a balcony that offers a charming view of Florence, a bedroom with two single beds (85 by 200) that can be transformed into a double bed. A small entrance hall with a splendid view of the Duomo and one modern bathroom with shower complete the description of the apartment.

All modern comforts are provided: air conditioning, LCD TV, satellite TV, washing machine, dishwasher, microwave oven, american coffee, WiFI internet dsl no cable, air conditioning, safe, security door and intercom.

CHECK-IN:
I always meet my guests to hand over the keys so I need to make an appointment with you in advance.

CHECK-IN is possible from 10:30 a.m. to 8 p.m.
From 1:00 a.m. to 10:30 a.m. check-in is not allowed.

LATE CHECK-IN:
From 8:00 p.m to 11:30 p.m. there is an additional charge of € 25.00 (check-in/cash).
From 11:30 p.m to 1:00 a.m. there is an additional charge of € 35.00 (check-in/cash).

CLEANING FEE:
€ 50.00 in euro cash upon arrival ( check-in ).

STAY TAX:
The City of Florence has decided to extend the “Stay Tax” (introduced in 2011) also to private rentals (on top of Hotels, B&B and so on..)
The Tax is 6.00 EURO PER NIGHT/EACH GUEST for a max of 7 nights to be paid in euro cash upon arrival.

This place is really amazing. It is exactly as described. It was really clean and the bed was super comfortable. The owner met us for check in and explained everything in detail. The location is perfect. Right across the street from the duomo. Loved having the windows open to listen to the violin music being played on the street. Air conditioning worked really well to help ensure we got a good nights sleep. Would definitely stay here again.

Luca was amazing, and the place was magical. We had a hiccup getting there and had to push our arrival time back several times, and Luca was patient and accommodating. The bed was comfortable, having laundry was amazing, such a great location. One thing to be aware of, there are a LOT of stairs! Didn’t bother us at all, but if someone struggles with stairs, just something to note. The AC worked magically on hot Florence nights, so thankful for this magical refuge on our honeymoon. Luca, we will be back!

This is a lovely spot! Right in the heart of Florence and you can get to anywhere easily. The apartment is exactly as advertised! And was very easy to find and very safe. The bedroom is sound proof so no worries of the outside noises. 10/10 would recommend!

The property was very clean, comfortable and secure. This recently remodeled and stylish apartment is centrally located and right in the Piazza del Duomo. Our host Luca could not have been more gracious and helpful. Wonderful views of the Cathedral and Piazza from this top floor apartment. Be aware, there is presently no elevator but it's well worth the hike up 87 steps with plenty of coffee shops, wine bars and restaurants nearby to fortify your journey.

This place was unreal. The view of the Duomo is even better in person and honestly never got old. Morning, night, didn’t matter it was always one of those moments where you just stop and take it in.The apartment itself was super clean, comfortable, and just really well put together. Everything felt easy. Great location too. You walk out the door and you are right in the middle of everything, but it still felt calm inside which we really appreciated.Communication was simple and smooth the whole time and we never had to think twice about anything.We would stay here again in a heartbeat. Easily one of our favorite places we have stayed.

Luca was an excellent host. Very responsive to every message and present in person at check in and check out. He even helped us with our luggage! He stayed in touch before our arrival and was very flexible with our arrival time which was dependent on our train schedule. Location was right in the heart of Florence. Feels like you can touch the duomo from the bedroom window. Great wide open view of the piazza! Even with all the people walking around the duomo, the apartment was sound-proof. Upgraded modern windows. Within walking distance to everything, including the train station. Highly recommend staying at the Florian apartment. Perfect for a couple. Well equipped place. Great air conditioning! We stayed 4 nights and really appreciated being able to do a load of laundry in the middle of our month-long vacation. Overall, a charming place and great stay! Grazie, Luca!

The property is very close to the duomo, which is nice. It is a 4 th floor walk-up, which he mentioned. He did help carry a bag up the stairs. A taxi cannot reach the apartment, but it is about a half block to the drop off point. The building is under construction, with 2 dusty stairwells to climb. My husband could not breathe, and we had to checkout early. VRBO was not willing to help, but left the issue of a refund up to the owner. We received most of our money for unused nights back. It was a disappointing and time consuming process. My husband is being treated for double pneumonia now.

Actually, it’s not quite as you describe it: In the building, they’ll start installing the elevator in the outer courtyard without any impact on the apartment. When we met for check-in, you told me you thought the apartment was on the first floor… when in fact the listing clearly states that there are 87 steps and that it’s on the top floor. Unfortunately, I immediately realized that your husband’s health wasn’t good at all and that he wouldn’t be able to go up to the top floor. Well, after two nights, they decided to leave the apartment, claiming that they couldn't breathe because of the construction work—which wasn't actually true (two weeks earlier, scaffolding had simply been set up in the courtyard to install the elevator later). Due to the situation, I didn’t make a fuss, and even though I wasn’t required to, I refunded them for the remaining three nights. We had also agreed to meet the next day from 10:00 a.m. to 11:30 a.m. to return the tourist tax, but they never showed up or got in touch, even though I waited for them until noon.... So, because some guests don't read the listing before booking, I've found myself in this unfortunate situation. As for taxis, Piazza del Duomo is a pedestrian zone!

Everything about our stay in the Florian apartment was wonderful from a pleasant and helpful check in to our cab picking us up for the airport.
