What a fantastic vacation. We loved everything about the house. The walk to the beach was not as bad as I had feared. The beach itself was gorgeous. Viky was a great help. Couldn’t ask for anything more. Thank you!
The Villa was very nice. Jonathan was great and Viki, the concierge and contact was fantastic. Viki was very patient with our delays at the car rental and allowed us a stop at the grocery store before taking us to the villa. We stayed Christmas week and St. John was packed. If I owned the villa, I would install a solar heating device on the roof for the pool. The temperature was 84 degrees outside, but the water was only 76 degrees and was not inviting to hang out in the water. It must be "ISLAND LIFE," but I would also install air conditioning in the main house and not just the bedrooms. The villa was great, but we decided that St. John is not for people over 50 years old. The island is beautiful and very hilly meaning you must be is pretty good shape to walk around. We missed a couple restaurant experiences because there were no elevators. Once we found a handicap parking spot in town, we always had a place to park because we were the only older folks there!While mom is 94 years old, we were able to access Trunk Bay and she loved swimming in the ocean.Thank you Jonathan and VikiThank you Jonathan and Viki
We had a fantastic vacation! The home is well maintained. The living room is open air, which we loved. The eating areas are screened in and have lovely breezes off the ocean. There are mosquitoes, so the screens really protect you. The hot tub is huge and so relaxing. The rooms of the house are separated from each other, like separate houses. Our kids are older (9 & 11) so this worked awesome for our family. I could see this could be a little stressful if separated from younger ones. Our children loved to the pool when we were relaxing at the house. They provide some flotations for the pool and some snorkeling gear to use at the beach. The house beach really isn't very conducive to safe snorkeling with kids. The ocean is very wavy off the south side of the island. There are lots of sea urchins in this area. There were many surfers at our beach that we had fun watching! However, we snorkeled every single day of this vacation! We went to the north side of the island, to every beach. The waters are much calmer on the north side. We ended up renting nice snorkel equipment from a place in Cruz Bay. We were surprised at the cost of groceries on the island. ;) Viky, the villa host, was very helpful during our stay. She will meet you at the port or car rental place and will help navigate you to the house your first time. She was available by text message to help us with anything we needed! We had a lovely time at the villa. It’s beautiful inside and out. It’s definitely an adventure staying on St John with the steep, curving roads. Beaches are beyond wonderful.
We spent a week in Reef Bay Holiday Villa and couldn’t not have been happier with our choice. There were just two of us so we had way more space than we needed but we chose it for the privacy. It was a 5 minute rugged hike to the beach. We only saw two other people briefly the time entire time we were there. A 30 minute drive to Coral Bay and a 15 minute drive to the world famous North Shore beaches. Viki couldn’t have been more responsive to us and was easily accessible if we needed her, but gave us plenty of privacy. We did experience several power outages which is common on St. John but because the house runs on solar, it was only a minor inconvenience. The pool has views that cannot be beat, especially on a clear night. The stars are incredible and most of the time we felt we were on a secluded island with only a passing boat or two in the distance. The grill was a nice touch, especially on the nights when the power went out right as we were cooking dinner. The kitchen is fully stocked with whatever you need to cook with. Several tips. 1) bug spray is essential for the evening (this is not a property issue but an island issue 2) wear water shoes when entering the beach water (many sea urchins) 3) mentally prepare for the St. John roads ahead of time. No one drives real fast but some steep hills and blind curves make for an experience, to say the least.4) Stock up on groceries for a few days as there isn’t a lot accessible without a drive to town. Will return for sure!

It has great charm with excellent veiws of the bay. I woke up every morning to an amazing sunrise. And went to sleep every night with the moonrise! And the stars are incredible!!!
As others have said the outdoor areas are small for socializing but we made it work.
The path to the beach is precarious so proper shoes are a must!
If you are prone to mosquitoe bites bringing proper clothing and bug spray is extremely important. The way the house is open air they get inside, even with screens. The owner had spray and a few candles that where helpful.
The house is in the woods so this is expected. Just be prepared.

Wonderful property in an especially rare setting. The park that borders the property is filled with amazing wildlife and great hiking trails. I highly recommend this to anyone that wants to truly unplug while only being 15 minutes from Cruz bay.
Spent a week at the Reef Bay Villa with my husband and four adult children and this home suited us perfectly. it was spacious, clean and well equipped. The view is amazing. It was a perfect home base for our national park adventure.
We just had a wonderful week at this villa. Everything was great and as described in the description on the listing. The beach down below is awesome with very few people if any.. it is located about 20 minutes fromCruz Bay. Three couples stayed, and it was very comfortable. Very breezy location so we didn’t need air conditioning at night which was nice to listen to the service and the birds. We will be back!
Once I got used to driving the roads it was a wonderful adventure. The house was a lovely place to stay. We loved walking through the pathway to the beach. We loved looking out at the ocean from the jacuzzi. All the beds were king size and comfortable. Plenty of room for 4 of us to spread out and relax. We liked that it was hidden away from tourists and very private and quiet. Had everything we needed from pizza pans to kitchen towels to beach chairs and more.
This house is so well designed from the screened in eating porch to the location of the hotter overlooking an amazing bay. The location of the bedrooms gives great privacy because they are each in a different part of the house and you need to go outdoors to get from one to the other. There are two bedrooms next to each other that share a bathroom which was perfect for my daughter to share with her son.
Our group of 5 family and friends stayed here for a week and mostly loved it! The location was private and we rarely heard neighbors or any other vehicles although there are neighboring villas. The villa offers many stunning views but the best view of the morning sunrise is from the top of the very steep driveway. We cooked on the grill a lot and used the outdoor screened in porch every evening for dinner and games. From the pictures this area looked large and totally open which we were all excited about and then we were sort of disappointed the porch is actually all enclosed now with just two entrance screen doors that need some repair. Would definitely have preferred the option to choose screens open for the morning then screens closed for the very buggy evenings. We all felt that the common areas layout, including oddly located grilling area, large tv room we never even sat in, tiny enclosed high top table area also not used, common screened in porch, well-appointed but outdated kitchen, courtyard and way too small poolside area, could really be redesigned to allow for more gathering areas like we all wanted. The bathrooms were fine and bedrooms comfortable except for the strangely tall beds that 2 of us needed stools to climb into each night. The private beach was one of our favorite parts, although a little challenging to get to, but absolutely amazing for beach combing and we found a few treasures to add to the Zen decor in the villa courtyard! Overall we had an amazing trip and would probably recommend this villa for groups wanting more privacy than gatherings.
Amazing views, spacious quarters and solid amenities make this place a must stay. A few minor snafus with keys, ac and pool but otherwise we really enjoyed it. Nice bonus having a hot tub and private path to beach out back. We hope to come back soon!
This home was everything we hoped it would be. Perfect privacy for our group of 8, with 4 grown kids and 4 parents. The house had everything we needed, including beach chairs and snorkel gear. The pool, spa, and views were fabulous. The location was perfect with just a short drive to Cruz Bay and complete private views of the hills and ocean overlooking the preserve area. Trail to the beach was rugged (especially at the top) but nice. The Reef Bay beach did not compare to the north shore beaches, but we expected this. Once you swam past the waves there were interesting reefs to the right, by the rocks. We all enjoyed every moment of our stay and would definately return.
Stunning Villa….stayed 10 days with my family of 8. Views were breathtaking unobstructed oceanfront and property was everything and more then is covered on the listing.

The layout of the house worked perfectly for our family. Loved having the pool and hot tub when we were not at the beach! The quiet area was lovely and perfect for star gazing! My family of 4 (2 adults and 2kids 8 and 10) enjoyed our stay in St. John at reef bay holiday villa. We enjoyed the view, the pool and hot tub not to mention the view of the water and the night sky with so many stars (we saw a few shooting stars). Excellent location at about 20 minutes from Cruz bay and 30 minutes to north beaches. Since there was only outdoor access to the bedrooms this place wouldn’t be great for families with young kids unless they plan to share one bedroom but we made it work and the kids liked their independence. KatjAthe concierge was very helpful. Would definitely stay at this villa again.
We loved everything about this place and it exceeded our expectation (which was already high). It is an ideal layout for two families (8 total) with teenagers. Reef Bay is an absolute gem that you can basically have all to yourself. Twice, we did not see a single person as we walked the shoreline. It looks out over the National Park, so there is nothing in your viewscape besides mountains, jungle and turquoise water. The villa was incredibly clean, beds comfy and it’s layout is very efficient. . Top notch all around.
The property is even better than expected from the photographs and description. It is far enough from town to feel secluded but close enough for an easy drive in for dinner and fun. The property is clean and easy to use. The private beach is a short and easy walk. We can't say enough and will stay here every time in St. John if available.
I brought my family of 8 for Christmas week. We were apprehensive because the rental is relatively far from town but that turned out to be inconsequential - 15 min to town, 20-25 to any beach and coral bay.. This 4 bedroom home has a spectacular southeastern view and direct (but steep) access to a beautiful beach with a lively and easily accessible coral reef! Perfect for adventurous/active families. The home is very private and very comfortable in this climate of indoor/ outdoor living. The hot tub was a dream.
Our group was 6 friends all 55 and over. We enjoyed the stay but hadn't anticipated as many stairs. The jaunt to the beach was a little treacherous and we only ventured there once. The pictures on the website need to be updated. The dining area is now screened in. The bedrooms are all air conditioned but the living area is not. The pool is very small and honestly we never got in it. We came in off of a week long catamaran stay and enjoyed our own separate space. Great view from master bedroom and from living space. Overall it was a good place to stay while exploring St. John.
