The Space:

With an ocean view deck and a couple steps from the sand, this home has all the beach vacation necessities. This home is within walking distance to shops and restaurants!



The living room has ample seating and a flat screen TV. The dining table seats eight.



The kitchen has a stainless steel fridge, dishwasher and built-in microwave. Granite counters provide plenty of room for meal prep and family meal times. The breakfast bar has stools for quick meals and snacks.



The master bedroom has a king bed and the second and third bedrooms have queen beds, and the fourth bedroom has two twins. The den acts as a 5th bedroom with a queen size sleeper sofa, desk and TV. Two updated bathrooms have new counters and attractive light fixtures.



The outdoor deck has great ocean views and a charcoal grill, great for cooking for family and friends! The coin-operated washer/dryer are located in a laundry room shared with the lower unit. Parking for this rental is a two car garage.



The beach at 48th St is is perfect for all types of water activities and has a lifeguard tower to boot! Swim, boogie board, surf or just relax on the sand. Options abound nearby for shopping and dining.

-10 pm noise curfew ordinance Strictly enforced by Newport Beach Police

-Must be 26 or older to book

-Must provide your email and be able to access our company online portal for house info.

-No parties or gatherings.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm.

For the most part they have all been similar in amenities and upkeep. This one was no exception. Furniture and fixtures are well used but this is great for kids. Only issue was a hole in the floor of the balcony that needs to be fixed. All in all this is a great unit that we will strongly consider booking again. One major plus for this unit is great airflow!

Family Vacation

Great Location! The property was extremely dirty, we had to clean the entire home ourselves before we could unpack and put away our food. refrigerator was dirty in and out! Widows and tracts were gross! Broken toilet in bath, Blinds were broken and/or missing! Had to tape the Linen closet doors in hall, wouldn't stay shut! Floors were not clean, full of sand. I could go on, this property is unacceptable!! Left a message, no call back!

Tom, thank you for your feedback, it is much appreciated. We are extremely sorry for the state of your rental. We would have loved to send a cleaning crew to clean the home again and have one of our skilled maintenance team members fix the toilet and blinds, but unfortunately, we were never informed of these issues, nor did we ever receive a call. We do hope that despite these issues, that you still enjoyed your stay in Newport and we hope to have another chance to host you again in the future for a better stay.

Good place

Stay was good. Locations is great. Check in was smooth. Could have been a little cleaner. Also we didn’t have a set of sheets for each hide a bed. Other than that is was great.

Family time at the Beach

We had a great time in this house. There are 5 bedrooms with is hard to find and the open concept when you walk in makes it nice for visiting. It could use a nice big sectional to maximize the space and seat more people but I understand when it’s a beach house. We love the location, just steps to the sand!

Close to beach

The location is great across the street from the beach. It’s close to everything in Newport. It had a lot of bedrooms and bed sizes (king, twins, full, etc). It wasn’t the cleanest rental and didn’t have basics such as trash cans in kitchen and bathrooms and no hand soap in bathrooms.

This was a great family house!

Great experience at this house. We could see the water and beach from the balcony. Short walk to the beach. Pleasantly surprised about the large bedrooms. Happy about the large eating area and family room.

Not much cleaner than a frat house

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The view was excellent, so long as you were looking out. Thank Heaven I brought slippers because the place was absolutely filthy! It obviously hadn't been vacuumed in a long time, there was some type of splatter on the fridge and hair and other filth in the drawers and cabinets. How can anyone get away with this during Covid? Several of the bedroom screens were also falling out of the windows, the ice maker in the fridge didn't work, neither did some of the lights in the kitchen. One towel/person for the entire stay seems insufficient. I realize property near the beach is expensive, but for what we paid, we should be able to walk across the floor without our socks getting filthy!

Nicely located beach house

There were many things we enjoyed, the location is great, the parking is great having the two garage spots although one is very short and would not fit a full size car, we used it for bikes, etc. The view is lovely and we enjoyed sitting on the deck having coffee and in the evenings. There was lots of room to fit all 6 of us, beds were comfortable. The downside it the property needs to be better maintained. When we entered the house was not clean. The floors were filthy. I had to call to have a cleaning company come back out. The house looks like a rental that needs some attention. The worst was there appeared to be a problem with an electrical outlet. It fried my laptop computer completely dead, and almost did the same to my sisters iPad. I have pretty tough standards having rented verb beach rentals all over the world. This home just needs better maintenance and cleaning. The fans were so dirty I did not want to turn them on, blinds filthy. It just doesn't give the best impression when you walk into a home and it's dirty. Best part of the home was the size for a large family and the beach view and access. Although there were some issues I would rent it again due to it's convenience. No bikes, boogie boards, beach towels, that some other rentals offer which is a bummer when you are visiting from out of state. Overall the home was ok.

Family Vacation

Large dining room table was great for meals and games! Nice furnishings but maybe a couple more chairs for the living room would be good. Minor problem with the freezer and the garage door opener but a handyman came quickly and fixed everything! Had a lot of fun and this was a great place for us to have quality time with the family.We will be back!

Not Up To Burr White's Usual Standard

Property management marginal- but a great location

Tough sell at seasons end if you're resiliant

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall the stay was enjoyable, the facility meets the needs of our family who at least once a year can be together in one place. The downside is that we're the last to occupy the unit at seasons end. We had to evacuate for two hours while we sprayed due to the ant invasion. The six trash cans used by both units were so dirty and smelly that I had to wash them out and clean the whole area. Also had to buy a broom and mop as none was available for use in the unit. There is a shower downstairs for use by the renters but the shower pan leaks and floods the laundry room so it is basically not usable. Try staying earlier in the season and leave it clean for the next party.

Best Beach House So Far

Overall, I recommend this vacation rental. Reviewer Comments: This is my family's 4th stay in Newport Beach and we have stayed at a different house each time. So far, this has been our favorite one. Besides the cleaning service not having the place cleaned before we got there, everything else was great, but they did get that taken care of in a prompt matter. The house looks a little dated on the outside but is nicely updated on the inside with wood floors, nice furniture, granite countertops, and stainless steel appliances. I was very impressed with how close it was to the beach as well. My only complaint would be the lack of noise barrier on the floor as we had a few complaints from our downstairs neighbors from our little ones running around...kind of hard to control. Overall, we will be returning to Newport again and will try to get this house again!
