Important Notes

1. Maintaining a good relationship with our neighbors is crucial. Loud music, shouting, and loud profanities are not tolerated at any time. This mostly applies to outdoor activities from May-Sept. Kids being kids—running around and making noise—is completely fine.

2. Outdoor amenities are seasonal and weather-dependent. We do our best to make as many outdoor amenities available as possible, but access may be limited by current conditions, especially in spring and fall, or during severe weather. This may include the dock, kayaks/SUPs, patio furniture, hammocks, and other outdoor items. Please send us a message before or during your stay if you have any questions about what will be available.

3. Like many Muskoka lakes, Three Mile Lake can occasionally experience late-summer algae blooms (typically late August–October). During these periods, swimming may be discouraged, though paddling and boating are usually unaffected. Our area of the lake has historically been less impacted and later in the season. For current advisories, please refer to the Simcoe Muskoka District Health Unit.

4. Muskoka transforms into a magical winter wonderland, full of snowy surprises and ever-changing weather. While a local company regularly plows and shovels after snowfalls, we cannot guarantee the driveway and pathways will always be freshly cleared during your stay. We strive to maintain ideal access and appreciate guests using their best judgment to navigate and enjoy the property during the winter months.

5. During the summer we have someone cut the grass and in the winter to clear the snow. We try to provide advance notice, but cannot guarantee it.

The cottage was wonderful. Very impressed with how well appointed the cottage was. Very clean and plenty of space for our group of 7 adults and one dog. Great getaway for family day weekend. Nick was very very attentive to any questions we had.

Nik was an incredible host for us. Amazing and fast communication and was able to answer any questions we had. We stayed with 8 people, 2 small dogs and 2 infants and it was the perfect getaway. Nik's property is spacious, very well decorated and equipped for everything we needed. We Will definitely stay again and thank Nik for welcoming us to his beautiful home :)

My family chose 3 Mile Lake because it offers a rare sense of peace and quiet that’s becoming harder to find in Muskoka. It’s truly in the heart of the region—perfectly situated between Port Carling, Huntsville, and Bracebridge—yet it feels wonderfully removed from the bustle that can manifest is the summer months.

The neighborhood is mostly made up of retirees whose adult children now bring their own young families to enjoy the lake—creating a warm, multigenerational community that feels both welcoming and timeless.

One of my favorite parts is the drive in: winding pastures and glimpses of the lake make it feel like a hidden gem. It’s the best of both worlds—serene and scenic, but close to everything you need... oh, and the roads are plowed year-round!

In the fall and winter, it transforms into a cozy retreat—complete with a fireplace, comfy couches, and a hot tub for unwinding after days spent exploring Muskoka’s trails or enjoying the snow.

The cottage blends classic Muskoka charm outside with a clean, Scandinavian-inspired interior—designed by my mother and sisters, both interior designers. The open-concept main space offers stunning floor-to-ceiling lake views, perfect for connecting as a family.

Fully renovated and equipped with modern comforts like Starlink internet, a drilled well, a backup generator, and a finished basement, it’s a year-round escape that combines rustic charm with the convenience of modern amenities.
