The Sunset Roost is a three bedroom, two-bath manufactured home that has been fully renovated inside and out. It is tastefully decorated throughout. Sunset Roost is designed for adults as a non-smoking property. Artwork from local artists adorns every room and spills into the Outdoor Living Room and gardens. And the sunset view is what you will always remember!
An open floor plan invites interaction throughout the living area. The large peninsula counter separates the kitchen from the dining area and provides plenty of prep space for creating meals or picnic lunches to take into Yosemite. It’s also a great place for breakfast before you head out for the day. This opens into the living room, which truly is a room with a view! A leather sofa and love seat face one another and look out over the deck towards the Merced River Canyon. The futon day-bed is the perfect place to lounge and enjoy the view (it is also a double bed).
Each of the three bedrooms has a character of its own. The master bedroom is outfitted with a king sized pillowtop bed with a down comforter. Artwork in the master bedroom and bath is relationship inspired; perfect for romantic evenings. There is a large bathtub and separate shower in the master bath, as well as double sinks.
The second and third bedrooms are located on the opposite end of the house adjacent to the second bathroom. Both have queen size beds with down comforters. The Wildflower Room has a tall sleigh bed and colorful photography from the surrounding foothills and high country. The Half Dome Room has a low platform bed to allow full view from its second (west facing) window. Local art depicting Yosemite’s most recognizable icon adorns the walls.
Enter the Outdoor Living Room through either of the glass doors onto the deck. Defined mostly by the 800 square foot redwood deck and hot tub, you will find yourself spending considerable quality time out here. Outdoor meals are wonderful with the evening breeze and unobstructed sunset views. The main table seats six and a small bistro table seats two more. Cook outside on the propane BBQ while you relax on a pair of chaise lounges.
It is a bit hard to say where the Outdoor Living Room ends and the yard begins. A lush green lawn invites you to spend your afternoon in the shade of the pines relaxing in the hammock. The gardens are filled with flowers, herbs, and native plants which keep the birds, bees and butterflies happy. There are walking trails on-site that wander down the “tunnel trail” through manzanita, oak, and pine forests before looping back around through oak savanna and up to the top—the Roost. Wildlife is abundant at The Roost. You may see deer, birds, fox, turkey, peacocks, squirrels, raccoons, and bats.
The Sunset Roost offers all the comforts of home. Whether your idea of vacationing involves cooking gourmet meals or take-n-bake pizza, the full amenity kitchen has everything you will need. The home theater system includes a high quality Onkyo 5.1 Dolby Digital surround sound receiver, DVD player, CD player, and satellite TV. Wireless DSL is provided for those who can’t go without their laptop. Of course there are plenty of pillows and blankets to keep you comfortable, and the large washer and dryer will keep your clothes clean if you’re on an extended holiday.
The Sunset Roost is conveniently located in the community of Midpines, California along the Highway 140 corridor. It is a 25-mile drive to the Yosemite National Park boundary along the “all weather highway” which follows the Wild and Scenic Merced River (37 miles to Yosemite Village). Heading the other direction, you will find the gold rush town of Mariposa 10 miles to the West. Merced is 45 miles, and the Fresno airport is a 90-minute drive. The Merced River Recreation Area (Briceburg) is less than 7 miles away.
There is plenty to do in the area. Most visitors will go into Yosemite, but some, who seek solitude, will be quite satisfied to avoid the crowds. The historic town of Mariposa offers shops, restaurants, a film cinema, groceries, gas and supplies. Outdoor recreation abounds! Whitewater Rafting and kayaking are excellent in the spring. Birding, hiking, fishing, swimming, sunbathing, mountain biking, and gold panning are popular along the Merced River and in The Park. Yosemite is a Mecca for rock climbers from around the world! There is something for everyone to do while staying at the Sunset Roost, even if you never leave the property—remember that hammock and the Outdoor Living Room?

This property was exactly as advertised and turned out to be a very secluded and relaxing home. We used this as our home base while exploring the Yosemite area. The beds were comfy, the hot tub was soothing, and the kitchen was well stocked with a variety of cooking utensils. This location is only about 8 miles from Mariposa and you can purchase groceries and gas at several locations and there are a variety of restaurants in town too, but we chose to cook at home. I would definitely suggest this rental if you are in the area.Recommended for: Families with young children, age 55+, romantic getaway, families with teenagers, girls getaway, adventure seekers, sightseeing.

Our stay at the Roost was should I say 'Just Perfect'! We so enjoy being able to cook great meals and sitting outside to eat by the sunset. The hot tub was an added treat. Also the bedding is very luxurious,they thought of everything!! We would definitely stay here again if we were to return. This place was totally over the top! Beautifully decorated with all the amenities. The beds were so comfortable and the hot top was a perfect way to end our day. The drive into Yosemite was and only a short drive away. The owners clearly take pride in their property and I will recommend this location to all my friends. 5 stars.Recommended for: Age 55+, romantic getaway, families with teenagers, adventure seekers, sightseeing.

My wife and I have rented many vacation homes, from high-end mansions in Sonoma to lake front shacks in rural Vermont. Few live up to their promise better than Sunset Roost. I had a hard time believing that the photos of the deck and grounds could be accurate, but we found the reality perhaps slightly better then expected. The overlook from the deck perfectly framed the sunset every night, and we thoroughly enjoyed the show it put on. Inside, the house was very well appointed and the kitchen was better equipped than the vast majority of rental houses we've seen. (The gas grill in the back yard, however, was on it's last legs and ought to have been replaced.) We spent many days in Yosemite Park and had an unexpectedly wonderful time picnicing along the banks of the Merced River--something we hadn't planned to do. Of course, no stay is perfect, and ours was no exception. On arrival, we called to check in and were told to expect the owner to drop by in a day or so (no specific time was given) to perform some non-emergency maintenance. He was there about a day later and able to complete his task in a few minutes. The interruption itself was minimal, but the anticipation rather spoiled the mood of the first evening. Nothing dampens "romantic seclusion" better then the potential for a visitor on short notice. We did ask the owners to come by later in the week when were were inundated by yellowjacket bees. The bees were not aggressive (unless there was food around), but they were persistent and numerous. We tried eating one evening meal on the deck around dusk, but had to flee indoors. About 10-15 bees descended on us and we just couldn’t keep them out of the food. After dark, there were no bees at all. The owners were quick to respond, installing traps right away, which helped to lessen the problem. Overall, we have fond memories of our visit. Recommended.Recommended for: Romantic getaway, sightseeing.

Four of us stayed at the Sunset Roost during our Spring Break. What a wonderful location, wonderful home and excellent amenities. The drive to the park entrance is only about 45 minutes. It was worth the drive to stay here. The kitchen was well stocked, the bedrooms clean and organzied, and the deck and hot tub fantastic! After long hikes, the hot tub was welcoming. The only knock would be internet access. If you are counting on using the wifi, don't. While it is available, it was painfully slow. On the other hand, if you are going on vacation, go on vacation!Recommended for: Families with young children, age 55+, families with teenagers, girls getaway, adventure seekers, sightseeing.

The house was perfect for our group of 6. Well-appointed and in a most beautiful setting. Deer visited often :) The drive from the house into Yosemite along the Merced River was a treat, too. We stayed three days at the Roost with our family just before Christmas. We could not have picked a better place. The house has been renovated with great attention to detail. It is super cozy. The land around it is nice, the patio with hot tub is just perfect. It is equipped with everything you could possibly want in a vacation home. We sure hope to get a chance to come back :)Recommended for: Families with young children, romantic getaway, adventure seekers, sightseeing.

What are the chances that I could find a vacation rental with a library stocked with books I'd love to read? Art throughout that is original, owner- or local-made and in good taste? Decor that pulls it all together with a cozy but contemporary vibe? Vacation rentals are usually focused on the outdoors, or the indoors - and let's face it - that often means that when you're in the wild, your indoors might lack any sense of style. (How many times do you have to overlook "grandma's furnishings" because you want a stunning natural setting?) Well Sunset Roost proves that you *can* have it all. Amidst stunning vistas, this once-humble little structure has been transformed into an artsy, pretty, beautifully furnished escape with SPOTLESS attention to detail in every aspect of decor, landscaping and furnishings. It's a masterpiece of pretty. Seriously, your eye will not fall on a wall or room or corner that hasn't been thought through with an artist's eye for balance and comfort. Among the high points: 1. The hot tub is modern and clean and kept so using conventional chemicals (love eco-friendly hosts, but not-quite-clean hot tubs are just icky - not the case here) 2. Tracy is a skilled artist with a great eye. From oil to ceramics, landscape design to selection of soft furnishings, this lady's taste is excellent and she (and David too I'm sure) have made a yummy, color-coordinated escape even the toughest critic could love. Seriously, Ritz Carleton should be so lucky to achieve this level of hospitality. Spot the local-made soaps, the spiral-theme design elements (stamped into concrete outside even), the carefully landscaped perimeter with pretty potted trees, weathered branch edging and plant selection. Everything says "I care" as well as "I know what I'm doing." 3. The natural setting is stunning and quiet. Neighbors are there, but not under foot. The far-off view over treetops is jaw dropping. 4. The outdoor shower is wonderful. Hot water is plentiful and did I mention the setting is stunning? 5. Cooks will be rewarded with excellent pots and utensils. Ask Tracy if you're a serious cook what else is there, or needed. Congratulations to Tracy and David.
