Cooper's Farmhouse is a serene luxury residence located 2 hours from New York City on the border of Pennsylvania and NY State in Shohola, PA. Shohola is Native American meaning peace and tranquility. This property is situated on 5 pastoral acres, overlooking the Catskills of New York. The Farm is a newly renovated 1866 boarding house which was historically used to board patrons of the former Shohola Falls Glenn amusement park which, in its hey day, brought thousands of people each weekend at the turn of the century. This luxury home sleeps a 12 people (this includes infants & children…we do not accommodate more than 12 total).
There is a massive gourmet kitchen-living area and spa bathroom on the first floor. On the second floor there are 4 queen sized beds and 2 twin sized pillow-top beds in addition to two massive bathrooms. The third floor is the en suite bedroom, complete with a king sized bed and spa bathing room with a massive window overlooking the property.
You'll wake up to fresh pastoral country air every morning. You can hike, kayak, paint, cook or just do nothing! Afterall, we all retreat in different ways.
Nearby, in Barryville NY (4 minutes from Cooper's Farm), is a spectacular award winning country store River Market, which boasts a stupendous gourmet deli, antiques, old fashioned meat market, custard ice cream and specialty foods. The market sits on River Road which overlooks the historic Delaware River and is the host of Sullivan County’s “best of” farmer’s market located in the back yard of River Market (June-Oct).
Yes, most people get cell service here at the farm. Our high speed internet wifi will also keep you easily connected.
Once you arrive at the farm you will be greeted by your host and oriented to the home. Should you need advice on area activities there is a three-ring book at the house filled with suggestions and directions.
Please know that we attempt to accommodate reservations. The earlier you reserve the better.
Rates:
- 2 night minimum required
-$400 per night for up to four guests, and an additional $75.00 per night for each guest thereafter.
-We max out at 12 people. Yes, this includes children....no exceptions.
-$3000 per week for up to six guests, and an additional $400 per week for each guest thereafter.
-Cleaning Fee: $175
If you'd like to host an event in our Etsy styled barn, which has an additional fee, please read below.
Events in the Barn:
We host MANY events here. In the past we have had numerous weddings, yoga retreats, fundraisers, barn dances, concerts and parties. Our fully restored barn is an idyllic place to celbrate or meditate. ***There is an additional fee for use of this space depending on your event.
Farm/Event Rental Points:
-We usually only allow events 100 or smaller
event/barn fee is $3,000
-Weddings require a minimum of a 6 day rental of farm in addition to event/barn rental fee
-Renter is not allowed to use farm house kitchen as a production kitchen for the event..all food must be catered and brought on-site.
Caterer must supply insurance
-2 million dollar insurance liability waiver per event (easily and cheaply available on-line)
-Renter is responsible for portalets and trash removal.
-Renter will pay house manager for the day of the event to be present should any needs arise for problem solving ($200)
-No flame of any kind is allowed within the barn structure
-Music is to end by 11 pm the evening of event
rental of barn includes all tables, etc in barn.
-Renter must leave house and barn in broom clean condition upon departure

We just spend a few days at this beautiful farm house right after Christmas. Two families with teenage kids. Had a fabulous time. We got lots of snow which made it perfect for the trip to Big Bear Mountain. the home was very comfortable for all of us (11). The home is truly magnificent. We stayed here November to get away. It was BEYOND our expectations. Paula, the house manager, was so helpful and ready to answer any questions. Ok, now for the property. This is a high end designer property that exudes nothing but warmth. Some high end places are stuff and cold. This home feels like a cozy sweater that you just don't want to leave. We cooked, laughed, drank wine, went for walks, went to the fabulous River Market General Store (which he owns fyi) and slept. We all felt 100 percent about our stay and will return for years to come. Thank you Cooper. Thank you Paula. Over the years our family has grown and we realized that no one really had a house big enough to "do" Christmas properly anymore. So we have made it a tradition to rent something for everyone and take the stress out of Christmas day travelling. 9 adults, 3 kids and not one of us was dissapointed. The house itself is impecable and has everything you need. The land and surrounding areas are picturesque and surreal. You relax the minute you get there. It is literally like stepping into a painting. Mother nature was even kind enough to give us a light blanket of snow on Christmas morning. It does not get any more perfect than that. We would definetely rent again and find ourselve looking for an excuse to have an even in the barn!Recommended for: Girls getaway, sightseeing, romantic getaway, families with young children, age 55+.

The photos don't do the farm house and surrounding property justice. They were impeccably maintained and the house itself was tastefully decorated and incredibly well-appointed. We didn't see or hear any one else the whole weekend - pure serenity! It's an ideal location for a large-group gathering, as the house is spacious, comfortable, and there is so much to do in the area. We really enjoyed everything from the fresh eggs from the chickens on the property, to the huge, newly remodeled bathrooms. We loved every moment and hope to return for another visit.Recommended for: Girls getaway, adventure seekers, sightseeing, romantic getaway, families with teenagers, families with young children, age 55+.

We have rented all over the world....this rental had everything we needed. The setting, the kitchen, the spotlessness and the peaceful vibe were all for the taking. We went kayaking on the Delaware river and saw eagles and then had a lovely lunch and custard ice cream at The River Market in Barryville, NY. Clearly whomever designed this home knew what they were doing. A+Recommended for: Girls getaway, adventure seekers, sightseeing, families with teenagers, families with young children.
