Our place is located in Rappahannock County, perfect place for family and friends to make special memories. We have 2 lots by the river you will have use of the one we call Bud's Hangout, that has tables, grill, lighted fire pit area and volleyball net, basketball goal, cornhole or go to one of the 2 nearby lakes to swim and use our flat bottom boat to fish or get great exercise with the paddle boat, great places to walk. Both lakes are in walking distance and you also can drive to them and parking is available. You can spend a day or more touring wineries and breweries in the area There are great days trips into DC, Thomas Jefferson home, civil war battlefields, caverns, Historical Harpers ferry, antique in nearby towns, art galleries, gourmet restaurants, 20 minutes to the Blue Ridge Parkway for hiking ,After a busy day of taking in the sites, come back to our country home to relax on the deck or patio which happens to overlook the Rappahannock river where you and kids can have fun walking the zig zag path down the hill to the river where they can cool off There are nature trails to walk along
Our 2400 square foot has all the comforts of Grandma's House Our three level home has central heat and central air conditioning a master bedroom suite has a king size bed daybed with trundle and bath which are on the top level. The middle level has an antique great room with a dining area sitting area with piano. Between the middle level and lower area there is a full window door which you can close, that way you can relax while the kids watch TV and keep an watchful eye out. The primary level has a family room, kitchen, dining area, 2 bedrooms with 1 queen bed, bathroom with walk in shower with bench, grabs bars by the toilet is helpful for elderly, 2nd bedroom has full size bed next to a bathroom There is a full size sofa bed in the family room and the other sofa can sleep one . wide sidewalk to the patio area or walk out on the deck from the sunporch to enjoy the view of the river or at night with dark skies to enjoy star gazing and nigh sounds Also enjoy the beautiful fall foliage. the winter is a wonderland when it snows with ice on the river below and a warm woodstove to snuggle by. Our play area by the river has a large firepit, tables, extra chairs that you can sit in the river, volleyball net, basketball goal, cornhole game, lights for nighttime fun. In walking distance, enjoy fishing on Lake Mosby, relax in the Rappahannock River. For local outings, visit numerous nearby award winning vineyards, antique shops, art galleries and gourmet restaurants. Take a short drive to Skyline Drive, hike famous Old Rag Mountain, enjoy Horseback Steeple Chases, canoe the Rappahannock River, and ride horseback through the countryside. Come visit our small quaint town, nestled in the foothills of the Blue Ridge Mountains and surrounded by beautiful farmland. This was a perfect vacation home.. In addition to the parents, both the kids and the dog had a lot of fun. We wanted a quiet day and stay in house, however, that ended up as one of the best days in the trip.The hosts were welcoming and friendly people too and that matters. We thoroughly enjoyed the trip and would highly recommend Ms. Kitty's Place.
Location is close to many hikes ( we did the old Rag hike which is around 35minutes drive). We really enjoy the outdoor space, the firepit and the grill. Thank you for a great stay.

Great getaway place
The house is situated in a fantastic location and featured good living accommodations for our group. Abundance of wineries in the area was a bonus. Merilee was a fantastic host and always maintained positive contact with us and facilitated any of our needs, to include ramps for one of our wheelchair disabled persons.

Great place ,very clean but old reminded us of grandmas house . Great place for a family gathering all the comforts of home 1-10 , 8.5 cold use some updating, but we had fun. A lot of chairs, wow.

We aim to keep the place like Mom left it so her grandkids, great-grandkids feel like it's still Grandma's house. The family loves to come and remise about the good ole days of family reunions, pig roasts and a special wedding.
We had a fabulous weekend at Miss Kitty’s Place. Plenty of room inside and out for everyone to enjoy. We enjoyed fishing, boating and playing down by the river. My Grandkids so enjoyed the boat/paddle boat. Merilee gave us so many wonderful places to visit in the area.

With all the rain Mother Nature didn't cooperate at all so enjoying the outdoors wasn't possible. That's OK, loved being there just the same. It was really nice just getting away from it all for a little while and here is the perfect way to do that.

Amazing location and, for those looking for a retreat from any hustle and bustle, perfect! Need to be aware that communications will be a challenge (cell signal and internet are pretty much non-existent!) but that's a bnus in my eyes )and also I think the internet is going to be upgraded soon, so if that's a concern, it shouldn't be from now on!).
The outdoor space by the river and use of the lakes were the best parts of our trip. The house itself was good. The kitchen could have been stocked better as there wasn't even salt and pepper or any other basics. We enjoyed our trip and being with friends who live nearby was the biggest reason we chose this house.

Just to keep guests safe during Covid we don't leave anything in the kitchen cabinets except coffee filters we try to make the river area fun for kids with outdoor games and the firepit and grills for Mom and Dad Nice to have people reunite from their childhood!

Great house for family long-weekend
We had a wonderful time at Miss Kitty's place this past weekend! We had a family gathering over a long weekend and there was plenty of space for 6 adults+2 kids. Check-in was easy, Merilee and her husband met us at the house and answered all questions we had about the property and surrounding area. Kitchen was well stocked for home cooked meals. Kids appreciated the board games and toys. We had no problems during our 4 day stay. Even though the weather was on the cool side, we were able to take a couple of walks along the river to explore the property and it was beautiful. Overall, it was a great spot for our family get-together!

We swam, Julia jumped from the rope swing! We grilled at the lake we grilled on the porch! The river was just right for little ones to explore and splash!
We took naps got up and enjoyed the bonfire pit while counting lightning bugs and eating s’mores. The eight of us were very comfortable in the home and outside exploring the area. Marilee was very reachable and made sure we were comfortable. The home has a well stocked kitchen. We cooked all our meals for three days. We hung a hammock by the waterfalls and watched the kids play on the giant rope swing! The mornings we beautiful on the porch with the sounds of happy birds everywhere. The landscape with all the flower was very impressive! We loved visiting this home and hope to do it again:)thank you Marilee

Omg. If beautiful mornings on a mountain river is your dream this is your place. Upgraded to starlink internet. We brought a travel router/repeater to get service to the sitting room tv. So kids could use xbox during rain delays. Wonderful sun room. Lower river edge balcony and play area. Great creek fishing for little ones. Aluminum john boat for the private lake access. Great fishing there. Beware of shore fishing and snapping turtles. Swimming pond with waterfalls down to creek area. Rope swing. For outdoor centric families. Inside had everything you need. Multiple families could fit even though we were only 4. Main living room has plenty of room for airbeds. Lower sitting room has pullout bed couch. Older house but loved and maintained. Cabin in the woods feel. Great wineries and new irish pub nearby. We chose Shenandoah National park as our daily hikes. 20-30 minutes depending on where you hike. Marys Rock has wonderful views. The hosts are the nicest people you could ever meet. Prompt. Organized. Communication was easy. Fire pits at backyard patio and lower river play area. Just a dream summer home. Will be coming back. Area is safe and quiet.
We so enjoyed our stay here at Miss Kitty’s Place. There was plenty of space for kids to run and play outside and for everyone to relax at the end of the day. The hosts were so accommodating and very friendly and kept in contact with us to make sure we didn’t need anything in addition to what was already provided. We would love to stay here again if we are ever back up in the area.
Great property for our needs. We had a Family wedding in Bealeton. We were close enough to enjoy Warrenton and surrounding areas. The house is spacious yet has great gathering areas as well. Lots of outdoor space. We just didn't get to take advantage of it due to the rain. We did get one day to put our kayaks in the river for a bit and swing on the tree swing, super fun. The kitchen had all the tools we needed. Plenty of parking, since we had Family coming from several directions.
Our stay was more than expected. The home is very well stocked and clean. I would have to say hands down the view and flowers are amazing! Family gathering together under the stars for s’mores at the fire pit, fishing at the pond, and cornhole made the stay even better! We had a great trip and can’t wait to return! This was our summer home when I was growing up, in the late 80's my Mother remolded, and added on to the exiting cabin. She then sold her home in Arlington, Va and stayed there the rest of her days. I love sharing this place with people for I have lots of fond memories.
Why they chose this property
This house was handed down to me. My siblings and I learned to swim in Lake Wilson and fish in Lake Mosby. We had lots of good times down on the river, We have had a wedding, and numerous pig roasts and of course tons of picnics.
