Cottage, 1 Bedroom & Loft on gorgeous 2.5 acres with 100' Cypress trees

Our cute little cottage is a park home located in a quiet and serene place along the Guadalupe River. One bedroom with one bath plus a large sleeping loft upstairs. The sleeping loft has 2 queen beds but due to a short 50' ceiling, it is designed more for sleeping and leisure activities. The loft overlooks the den, the water and property because of the large floor to ceiling windows in the den area. The den has a queen sleeper sofa. The cottage has a full kitchen with small dishwasher too. We have put a 8' x 12' deck on the front with patio furniture, a bench built into the railing and a bbq grill for your outside enjoyment. The deck overlooks the river as well.

A huge piece of property with large shade trees along the beauty of the Guadalupe River (2.5 acres of open property). We are at the rivers widest point so it boasts a beautiful view. We have a dock down by the water and it can be used for tubing, swimming, and fishing. Great place for large family gatherings - ask about other cottages we also have available.

We are pet friendly but the property is not completely fenced off (only 95%).

If you have a larger group, we have a matching cottage near this one that can house your additional group members. Please inquire for more information. This piece of property has a total of 4 rentals, nicely spaced that is a great location for family reunions, company retreats, etc.. The full 4 unit property can sleep up to 38 guests.

5 minutes of Schlitterbahn, Gruene and the river outfitters.

15 minutes from the outlet mall and Texas State University or ZDT Amusement Park in Seguin.

30 minutes from Canyon Lake.

40 minutes from Sea World, Fiesta Texas/6 Flags, the River Walk, Austin.

Floating - Rockin R Tubes will pick your party up and take you home after a day of floating and socializing on the Comal River.

New Braunfels is the gateway to the hill country so it is a great place to ride motorcycles or bike tour.

Great location for Family Reunions, Weddings, or Graduations.

We have lived in Texas for 21 years and enjoy everything about this state including the Texas Coast and wonderful rivers like the Guadalupe. My wife and I love the water and enjoy bringing our kids including our black labs to the water.

The 100'+ tall cypress trees on this property are amazing. Lots of shade and cool water breeze make this a hidden gem. My Kids love the swimming, fishing, and the huge camp fire site and me and my wife enjoy the quiet, peaceful surroundings.

What makes this cottage unique

Great location, close to town but just far enough to avoid all the noise. The 100' trees and cool water make it a perfect destination for a quick getaway. If you want to have fun floating the river call our friends at Rockin R tubes and they will pick you up and take you home.

Had a great time

We came in for the weekend for the Texas Clay Festival in Gruene, and decided to stay at this little cottage by the river and we had a great time. It was a good size for 3 people and a dog. It was a cold night so we set up the bonfire to keep us warm and made s'mores. The outside lights was fantastic and it really complimented the large outdoor space. The kitchen was well stocked with cooking and grilling wares and the bathroom was clean.

The only thing is, that Cabin 1 was a bit far from the bonfire site. We would have loved to be a little closer to it. Running back and forth for supplies was tiring.

Thank you for having us. We would love to come again!

It was very similar to staying in an RV. Perfect if you just need a place to shower and sleep.

Definitely bring a fan, fishing poles, and floats for the lake. It has a beautiful view and family atmosphere.

Cabins need a thorough cleaning and repairs need to be made.

What a way to ruin a trip....don't stay here!

I was so unimpressed I'm writing a review a few weeks later. The description of this home says that it is a small cottage with a loft that sleeps 8 people. These people must all be children because the description did NOT define how small this "little cottage" was. On first impression, it was small. Then you walk into the house and it's even smaller. When you walk through the front door there is a stairway to the right and a bedroom to the left with the bathroom right in front of you. Then you walk walk an entire 2 feet down the hallway to the right and you are in the kitchen and living room all at once. Lets begin with the living room. Old furniture, which is fine, but 8 people could not actually fit in that room at once. Then you move 2 inches over to the kitchen. You can hardly open the refrigerator door because everything is so child like sized. THEN the kitchen was just GROSS! Mildew on everything! So let alone not being able to move anywhere or open the fridge door, you couldn't touch anything. Not a working kitchen as described. Moving back to the bathroom, not as gross as the kitchen, but what the heck is wrong with the shower? You have to climb two feet to get in, then only small children could take a proper shower because the nozzle was positioned so low. Our entire house got a leg workout from squatting to take showers. Moving on to the bedroom it was hot all the time because no air circulated in that room. But last but my least... You walk up the stairs that someone over a foot wide couldn't get up and you find yourself in the "loft" that my eight year old cousin couldn't even stand up in because it was THAT SHORT!!! Thats not a loft. Thats the top bunk of a bunkbed!!! Two beds upstairs placed on the floor (which were awful) but oh well. But I think the cherry on top of the cake was sweating all night because heat rises and according to the house rules you could not set the thermostat below 72 degrees or else the A/C would freeze. After the first night of showering in my own sweat we set the thermostat to 50 and I still don't think the temp got below 72. Last but not least, going back down the stairs, my mother hit her head on the light fixture positioned at the top of the doll house stairway, then almost broke her neck on the top stair that was TOTALLY BROKEN! No joke! The entire top stair can come out! If you are looking to book an indoor camping venue for two, then this is for you. But for the same price you can book a NICE hotel!
