LAST SUMMER WEEK AVAILABLE — August 25-Sept. 1 — REDUCED WINTER RATE weekly or monthly BIG DISCOUNT FOR 6-8 MONTH LEASE — One-story fully-furnished Balboa Island beach cottage with all-important GARAGE PARKING, A/C, bright airy feel, high-beam ceilings, plantation shutters and hardwood floors throughout, skylights, fireplace and upgraded, fully-stocked kitchen with granite counter tops and newer appliances. Two bedrooms (1 queen, 2 twin beds) and two bathrooms, ideal for a family with two children or two couples. Washer/dryer in attached garage. Large front brick patio with outdoor tables and bistro set surrounded by roses and flowerbeds. French doors open off the dining area to a smaller outside seating area with a gas Weber BBQ that is perfect for small casual dinners. NOTE: REGARDING CONSTRUCTION.

The house at right was torn down August 2017, and house on left, end of November 2017. LATEST LATEST: 8/8/18: Wrapped and ready for final exterior work. See new pictures. LATEST UPDATE 6/22/18: framing near completion, exterior surface next, followed by interior work. As of 5/10/18: Contractors on final framing of top floor and beginning exterior. It's been a slow process but seems to be moving quicker now.

Regarding property at left: I talked with the general contractor on 5/7/18 and he said framing - the loudest part - should be finished by late May and stucco finished by about June 15. He said exterior work should be complete by September with house finished by late October, early November. It is a spec house and moving quickly. I'll update as I learn more.

Washer/Dryer, cable TV (three TVs), as well as secure wireless Internet service and expanded cable service (no pay-per-view). All linens and towels provided and cleaning is included in the mandatory cleaning fee.

NOTE: Sleeps a maximum of six. Master bedroom has one queen bed and the second bedroom has two twin beds. The living room couch is not a sofa-bed. When I say the cottage sleeps six, that often means families with two children per twin bed or an infant in a crib (not included). I would not recommend six adults.

FOR WINTER LEASE -- ALL UTILITIES INCLUDED -- gas, electric, water, Internet, secure Wifi, TV Cable (three TVs) and gardener. (If paying you were paying own utilities, it would cost approx. $450-700/month.)

One street from the quaint downtown village, there is easy access to boutique shopping, coffee shops, bakeries and restaurants. Easy on/off the island. Small, sandy beaches and a boardwalk perfect for strolling and people watching – all just steps from the front door. And it’s just a short walk and a 5-minute ferry ride to the famous Balboa Fun Zone, complete with Ferris wheel, arcades, boat rentals and guided boat tours of the beautiful homes on Newport Harbor, or you can catch the Catalina Flyer to Catalina Island.

Balboa Island is just off the coast of Newport Beach and is a short drive away from many Southern California attractions, including Disneyland, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo, and much, much more. Only 15 minutes away from Santa Ana/Orange County airport, and 50 minutes south of Los Angeles International Airport.

I loved everything about it -- the location, the bright, open feeling, the kitchen upgrades, the hardwood floors, layout of the house and TWO patios. It just feels like a happy place. Drive over the bridge onto Balboa Island and you will sense an 'ahh' feeling of leaving the stresses and noises of the outside world far behind. I'm not kidding. I've lived on the island for 20-plus years and I still feel it every time I drop into the village. And a stay at my beach cottage will remind you of simpler times -- bike riding, walks along the beach, frozen bananas, friends over for BBQs -- life's simple pleasures in a bright and airy setting that turns cozy by night around the warm fireplace.

Balboa Island is about two miles from Fashion Island and world-class shopping, fine and casual dining along Mariner's Mile, Newport Beach, Corona del Mar, Crystal Cove and Laguna Beach. There are plenty of pampering spas, massage salons, yoga studios, fitness gyms, not to mention water sports, sailing, Duffy electric boat rides. Catalina Flyer is just five minutes away across the ferry. SO MUCH FUN!!!

Wonderful vacation for family of 4

We have stayed at this cute cottage two times and hope to return again next year. We have two young boys and a small dog, and this house is perfect. The front and back patios are both completely enclosed so we don't need to worry about our dog getting out. The cottage itself is adorable and decorated nicely. The owner is so easy to work with. Parking spot and laundry in the garage. And finally the location is great...only one block from Marine and in the middle of the block so it's pretty quiet. Fantastic property I highly recommend!

Great island and location

Loved the cottage feel if this house. Plenty of room for family to spread out and love both the front porch and courtyard!! Would certainly go back but would stay longer next time ! Got to meet Kari and she was very nice and happy to give us suggestions. Little Corona beach with tide pools was a hit! Go early.

Great place to stay on Balboa Island

What a wonderful place to stay! We so enjoyed our stay. This is one of the best vacation rental we have stayed in and trulthe best stocked with dishes, pots and pans, even shampoo and soap! We truly hated to leave and hope to return soon.

Not just charming, the quality of all from sheets to kitchen utensils exceeds an average rental!

We loved everything about this cottage! The garage accommodated 2 cars and as street parking could be very challenging was a huge bonus. It was obvious that this property is not managed by a cheap vacation rental outfit because the quality of the sheets, bedding, dishes, pots, pans etc. is superior to every other vacation rental I have stayed in. The neighborhood is quiet and friendly. Access to the beach was easy and simple and we were able to walk to all the restaurants and shops on the island and to the ferry that takes you to Balboa peninsula! A really quality rental in an absolutely wonderful location! I hope to come back soon!

I never wanted to leave

This is a wonderful house. So warm and cozy. I stayed during the boat parade. Kari is wonderful to work with - I even got to meet her and gave her some of the cookies I made while staying there. There is every thing you need in the kitchen to cook and having a washer and dryer to use is such a plus. I’ll be back for sure
