I want to address these things that Jami has mentioned in her review. I want to start out with saying I take great pride in being a good host. I understand that time with the family is sacred and when families are able to set time aside to go on a trip and make memories the last thing I want to be is the poor host that ruined that for them. I consider it an honor when a family chooses my house, especially when it is a special occasion or holiday. I have stayed at a lot of short term rentals and the bar is not very high for being a good host but I try to address all issues as fast as possible and I don't cheap out. I bought this house and immediately added a 2nd king sized bed and twin-over-full bunk beds. I added new flooring. I painted like crazy. I added accent walls. I added 65" tvs in every room. I added a brand new hot tub. I really try to make it a place where families can make memories without having issues that I could have prevented. I took our family's money and invested in this house. I manage myself bc I care and I know the last thing you want is a generic message back from some script at some property management company that really doesn't care that you have an issue. This is the first bad review I've gotten and the 2nd bad review I've given (the other flooded my basement by negligence). I always truly appreciate it when a guest brings something to my attention because I am not there to see exactly what is going on. I can't see that refrigerator shelf being dirty from the open door picture my cleaner sent me. Jami's first comment is related to her later comment of me not being professional. When she requested to book I noticed the price was very low. It was in the evening so I let it sit until morning when I could look at my pricing software and (try to) figure out why it gave such a lower price to VRBO. I wasn't going to accept her because, if you are a host, you know that you have to be careful with getting the wrong people when your house goes too cheap. I ended up accepting the booking because she followed her inquiry up with a very flattering and pleasant second message. As soon as she walked through the door she started finding all these little things that were wrong. Now some people do that because they are paranoid about being charged later. Some people do that because they want me to know because they assume I'm remote .... and they are right and I truly appreciate those people. Some people (1-2 a year) do it because they think this is a game where after so many things pointed out, they get something free. Now I want to say, I have given many refunds, to the point A*rbnb called me and told me to stop and to get them involved instead of handing out refunds. But if something has gone wrong and it impacted their vacation and family time, I am going to make it right. Jami clearly wanted something free. Something she had already gotten an amazing deal on in the heart of leaf changing season because my Pricing software decided to go way below market on VRBO for some reason. She told me, 'she felt like she was at home' with having to clean and I told her the cleaner can be there tonight after her other cleaning or first thing in the morning. Jami declined that saying she had already cleaned the items. I also told her I would give her a full refund if she was not happy and she could leave. She then pointed more little things in the morning like crumbs in the toaster oven and "dye" on the wall (it was paint from the wall that had gotten on the backsplash, something I didn't even know was there and no one has pointed out in 3 years). I apologized and offered my cleaner again but she again said she just cleaned it but wanted her cleaning fee back. I explained to her that a single woman cleans the house for 5-6 hours for that $250 and I don't see a dime of that. I told her that wiping a couple things doesn't mean you get that back. I told her I offered her my cleaner to come back out and she could have pointed to whatever needed cleaned and it would have been done. My cleaner is good btw. I know she is. She did leave her drink in the refrigerator while cleaning and forgot it. The screen is easily put back with pushing the rubber piece back in the groove on the door. My handyman needs to staple it and I will have him do that. The hot tub part was a valve that had rotted in the tubing and snapped off. Had to order it and took 4 days but it is fixed. It was a very slow leak and the hot tub could have been easily made operable with no issue for the guest. The refrigerator had a clogged defrost drain (or my guy thought that was it) but I just bought a new one as to not have an issue with it again. I should take the high road but I want other hosts to see this when they look at her reviews because they will know she is exactly the guest you don't want.
