Angler’s Adirondack Base Camp: Between the Ausable Branches
Experience a premier trout fishing pilgrimage at this perfectly positioned mountain retreat. Located in the heart of the Adirondacks, this property is a dream for any serious angler, situated directly between the two most storied fly-fishing runs in the Northeast.
The Location: A Tale of Two Branches Location is everything when the hatch is on. At this base camp, you are strategically placed to pivot between the river's best sections:
The East Branch: Located literally across the street, providing effortless access to scenic runs and productive pocket water.
The West Branch: Reach the world-famous "no-kill" section and legendary pools in less than 9 minutes, allowing you to be the first one on the water for the morning rise.
Designed for the Fishing Enthusiast Whether you are a member of the Adirondack Fishing Junkies, a dedicated Trout Fishing Lover, or a solo angler chasing wild brookies, this home serves as your ultimate tactical hub. It offers the space and convenience needed to manage gear and plan your approach for the day.
Gear Ready: Ample space to hang waders, dry out boots, and rig your rods for the next session.
The Vibe: After a long day of navigating boulder-strewn riffles, return to a quiet Adirondack retreat to sit by the fire pit and swap stories of the day's best flies--from the classic Ausable Wulff to modern nymphs--cook up your quarry on the gas grill, or engage in a game of poker, billiards or ping pong in the large game room upstairs.
The Outdoors: Relax by the fire pit and enjoy the mountain air, just stones' throw from the water’s edge.
Beyond the River While the Au Sable branches are the main attraction, you are also perfectly positioned to explore "blue-line" mountain streams and high-elevation ponds. When the rods are finally put away, you are just a short drive from local fly shops and the Olympic charm of the surrounding peaks.
Pack your 5-weight, grab your best streamers, and settle in at a property that understands the obsession. The river is calling—and here, you’re already there.

We’re so glad you and your family enjoyed Sugar House ADK Basecamp, Melissa! Wholesome fun and building memories is our specialty! We hope you can come again!
I stayed there March 2025 for spring break with my four kids to ski and board Whiteface Mountain. The house is great. There is a farm house behind it to quickly pick up necessities…organic milk, cheese. I couldn't say better things!
This property was great for our ski trip to Whiteface. Less than 15 minutes to the mountain which was super convenient. The house was exactly as it looks in the pictures. Nicely updated and very clean. The hot tub and game room were perfect for some fun after skiing. I would definitely recommend!

Thanks so much, Jennifer! We’re glad you were able to enjoy the hot tub after a day of skiing. It’s our favorite part of the place! Thank you for staying with us!
Our stay in Upper Jay was just the right distance away from our daughter’s lacrosse tournament closer to the village and provided the calm and peaceful stay we were looking for. The property was exactly as described, extremely clean, spacious, close to many hiking, swimming and rock jumping experiences. It was perfect for all ages that stayed with us and we will definitely book again when we return!

First off I never stayed here for my dates, so my review is only of the host. The host sent me a message the night before I was scheduled to arrive stating that the furnace was in the process of being replaced and the house was being heated by space heaters, which he said are working out quite well so far, just don’t ask me about my electric bill. I responded that I am not comfortable staying with two young kids and a dog in a house with space heaters. He refused to refund me and actually told me I was being grossly unfair to other guests that may have booked. I only booked the house the weekend before. He obviously knew the furnace wasn’t working and could have informed me then. If you look at a recent review of this house on another website you’ll see a review stating that they not were told about the space heaters prior to their arrival. First off space heaters can only be used in an emergency situation by landlords. Rentals are required to have a central heating system keeping an house to a minimum of 68 degrees by law. This was not an emergency as I had not even arrived. Space heaters by fire code are not to be left unattended or while sleeping. So beware that while the house may seem very nice in reviews, the host is dishonest. I contacted VRBO and they refunded me my money and tried to help me find another place to stay on such short notice, so thank you VRBO.

Our passion is hospitality. That’s why we host. And that’s why we’ve gone out of our way to ensure our guests’ comfort with additional heaters to supplement our dual minisplit system while we await our main furnace replacement in early April. We have had no complaints about temperature or comfort level in the home. And the heaters - supplied by our propane provider - are all new and safety certified.
